WHAT IS PREVENTIVE MAINTENANCE ?

Preventive maintenance is maintenance that is regularly performed on a piece of equipment to lessen the likelihood of it failing.

It is a daily maintenance (cleaning, inspection, oiling and retightening), design to retain the healthy condition of equipment and prevent failure through the prevention of deterioration, periodic inspection or equipment condition diagnosis, to measure deterioration.

Preventive maintenance helps to :-

i. Protect assets and prolong the useful life of production equipment

ii. Improve system reliability

iii. Decrease cost of replacement

iv. Decrease system downtime

v. Reduce injury

SUITABLE APPPLICATIONS FOR PREVENTIVE MAINTENANCE

Applications that are suitable for preventive maintenance included those that :

i. Have a critical operational function

ii. Have failure modes that can be prevented (and not increase) with regular maintenance.

iii. Have a likelihood of failure that increases with time or use.

UNSUITABLE APPLICATIONS FOR PREVENTIVE MAINTENANCE

Unsuitable applications for preventive maintenance include those that :-

i. Have random failures that are unrelated to maintenance (such as a circuit board),

ii. Do not have a critical function.

ADVANTAGES

Cost of repairing is reduced Reduces equipment failures and decrease system

downtime Protect assets and prolong the useful life of

production equipment Improve system reliability Decrease cost of replacement Provide greater safety and protection to the workers Lowers wear and tear of a machine and other

equipment

DISADVANTAGES

Does not eliminated catastrophic failures Is more labor intensive Includes performing unneeded maintenance

activities (which potential damages to component)

Applying grease on the lubrication line of the vertical centrifugal pump (for the pump bearing)

EXAMPLES OF PREVENTIVE MAINTENANCE

Perform preventive maintenance on the caterpillar gas engine by cleaning the air filter,

check on any leakage on the gas engine and check on the lube oil.
