System Requirements

Before you Begin Before starting to install ARGUS Developer, please take a moment to make sure that you have fulfilled the following prerequisites.

System Requirements

The following represents minimal supported system requirements for use of ARGUS Developer v 8.0: Client & Workstation PC Requirements:

Other Installation of the Microsoft .NET Framework 4.0™ or higher

Additional

Export to PDF requires an accompanying reader such as Adobe Acrobat Reader.

Some functions, such as Microsoft Excel® Export and Import Requirement, require Microsoft Excel® 2007 or higher.

For the Excel Analysis Reports, require Microsoft Excel® 2010 or higher.

Supported Database Environments

Network or local (Please note for user to be able to connect to SQL Server, they need to be set up as users by the SQL Server administrator):

MS SQL SERVER 2014™

In addition, a shared or local installation of SQL SERVER Express equivalents of the above are also supported. However, the following limitations apply to SQL Express:

o 10 GB database o Single core processing o 1 GB RAM

It is recommended that as a minimum, to use SQL SERVER Express if you have purchased the Snapshot module,

to get optimal performance.

Local only

[During the installation process, if MS SQL Compact is not detected on the local PC, the configuration utility will

install it]

MS SQL Compact v3.5™ service pack 2

While it is possible to use MS SQL Compact if you are a single user and have the Snapshot module, ARGUS

recommends you use SQL Server Express (freely available).

Limitations with MS SQL Compact:

subject to a database size limit of 4Gb – which approximates to 500.wcfx files containing on average 5 phases based on a 5 year timescale

can only be used by a single user (connection to other users not allowed)

may have adverse performance when generating Snapshot module reports

Snapshot module reports will not display any empty columns that contain all 0s.

Permissions

Whether ARGUS Developer is installed on a single PC or a server with many workstations, you will need the

appropriate permissions to allow the installation of the software in compliance with your organisation’s IT policies.

The following are the levels of permissions required:

Local Administrator – access rights to the individual PC/workstation

Network Administrator – access rights to configure servers

Database Administrator – administers any database systems held on your servers

Application Administrator- controls the set-up and configuration of ARGUS Developer

Release Area Description

8.0 Appraisal Restrict the Use of Escrow Deposits to the Payment of Construction Costs: Additional controls have been introduced in Developer that allows you to:

Limit the release of escrow deposits to the payment of infrastructure and construction costs incurred during the construction period.

Specify a date when deposits can begin to be released.

Retain a minimum balance of deposits in the escrow account at all times throughout the construction period, based on a percentage of sales revenue.

Specify the date when the minimum deposit balance can be released (used in conjunction with existing Deposit Drawdown functionality).

8.0 Appraisal Distribute Infrastructure Costs: You now can select which infrastructure and development phases to include in the calculation.

Developer calculates the apportionments between the selected development phases automatically.

Any changes to the data result in the figures being re-calculated.

The existing methods of apportioning infrastructure costs are still available for projects created in earlier versions of Developer.

8.0 Backstage Update Area Schedules: You now can import data into the Area Schedule in one of three ways:

Never overwrite existing records.

Overwrite record if there is a match on the unit/tenant name.

Overwrite record if there is a match on the unit number.

8.0 Backstage Transfer Data from Developer to Argus Enterprise: You now can export project cost data by selecting from the following options:

Total Development Costs, including Land Costs or exporting Land Costs separately.

Development cost groups such as construction, infrastructure, professional fees.

Individual cost items.

Save as AEIX: Data is saved as an .AEIX file, an established format for importing data from other systems into Argus Enterprise External ID: You can update imported property records by using an External ID as a reference number, which can either be created by the user or by the system.

8.0 Backstage Copy/Move Budgeted Projects: You now can copy/move any project between different portfolios.

Only copy/move budgeted projects to portfolios that have the same cost code structure.

Differentiate between different versions of the same project by version numbers.

Import actuals to more than one version of a project at the same time.

Restrict the copy/move permissions to select users.

8.0 Structured Finance Treat Project Management Fees as Profit: You now can treat Earned Management Fees and the additional amount assigned to a selected party as profit.

If multiple Development Management Fees exist, select which one is to be treated as additional profit.

Apply a tax rate to the Earned Management fee.

Includes Earned Management fees within the Financial cash flow and Project Summary. The fees display as additional profit for the selected party. Project returns are not affected.

Includes the Earned Management Fee on the Performance Measures Tab and within the respective Selected Source cash flow report, showing enhanced returns.

8.0 Other System Upgrade: You now can enjoy increased performance and flexibility from an upgrade to the underlying system environment:

Open/save large data files.

View the application clearly on 4K monitors.
