1.1 Initial On-site Meeting

.1 Contractor will be notified by Kingston & Frontenac Housing Corporation as to the time and place of the Initial On-Site Meeting.

.2 General Manager (or his designate) will hand the Purchase Order and (1) set of

Contract Documents to the Contractor.

.3 Contract Supervisor will review the extent of the work with the Contractor and determine responsibilities, schedules and sequence of activities.

.4 Contract Supervisor will convene meetings during the term of the contract, as

agreed to at the Initial On-Site Meeting, or as necessary. 1.2 Co-operation

.1 Co-operate with Kingston & Frontenac Housing Corporation and arrange for all work to be expedited with the minimum of inconvenience to all parties, and report in writing any difficulties encountered in expediting the work.

1.3 Supervision and Workmanship

.1 Execute work in the most efficient manner and in accordance with the directions and to the satisfaction of the Owner. Employ a competent supervisor who remains in charge until the work is completed in accordance with section 14 of OHSA.

.2 Ensure that only skilled and certified tradesmen are employed.

.3 Repair, replace or otherwise make good all unacceptable work.

1.4 Contract Management

.1 Contract management will be co-ordinated by Kingston & Frontenac Housing Corporation.

.2 Contract Supervisor will be named on the Purchase Order.

1.5 Use of Site Facilities

.1 Furnish all labour, materials, equipment, transportation, storage of tools, and any other incidentals required.

.2 Existing sanitary services, where provided, may be used by the Contractor and his

personnel. If not available at the specific project, the Contractor must provide this service at his own expense.

1.6 Utilities

.1 Use the electrical service and water service at the site only as directed by the Contract Supervisor.

.2 Supply and pay for hoses, extension cords, special wiring or boxes as required. 1.7 Hours of Work

.1 Work will be carried out between the hours of 7:00 A.M. and 5:00 pm Monday through Friday.

1.8 Interference

.1 Maintain normal building operation and traffic flow, with a minimum of inconvenience to residents. In general, no essential services such as electric power and domestic hot water supply are to be interrupted for more than one continuous hour, and no longer than three consecutive hours for the heating system during the heating season. In all cases, previous arrangements are to be made and approval obtained from Kingston & Frontenac Housing Corporation.

1.9 Protection

.1 Provide adequate protection to public and property.

.2 Protect existing buildings, walls, floors, ceilings, furnishings, equipment, plant materials, lawns, etc. from any damages resulting from performing work on this Contract. Any damages to be repaired without cost to the Owner.

.3 Protect new work from damages from any cause. All finished surfaces must be

protected so that no marks or scratches mar the finished surfaces prior to acceptance of the work.

.4 Protect and be responsible for all new finished and unfinished work which is

exposed and susceptible to vandalism or theft. 1.10 Daily Clean-up

.1 Remove all excess debris and leave areas of work broom clean. 1.11 Final Clean-up

.1 Clean all areas of work to the satisfaction of the Contract Supervisor. 1.12 Underground Services

.1 Be responsible for the protection of all pipes, ducts, cables, conduits, wires and other services against damage arising from the execution of the work during the contract period.

1.1 Bid Submissions

.1 Offers signed under seal, executed, and dated will be received by the Owner not later than the date, time and location specified.

.2 Bids will be opened publicly immediately after the time stipulated.

.3 Failure to meet the requirements of the Bid Documents will result in

disqualification.

.4 Offers submitted after the specified time will be returned to the bidder unopened.

.5 Verbal or electronically submitted information will not be accepted as part of the bid documents.

.6 Bidders must not submit the entire tender specification documents with their bid

submission forms. 1.2 Bid Security

.1 Bidders must submit either; a Bid Bond from a Surety acceptable to the Owner, a Certified Cheque, a Bank Draft or an irrevocable letter of Credit in favour of the Owner.

.2 The amount must be as stipulated and valid for a period of sixty (60) days from

the date of Bid Closing. 1.3 Site Examination

.1 Prior to submitting a bid, carefully examine the site of the proposed work, evaluate the existing conditions and limitations and include all costs to fulfil the contract.

.2 Report any discrepancy, errors or omissions to the Owner not less than (72) hours

prior to Bid Closing. 1.4 Taxes And Duties

.1 Bidders must make provision in their Bids to cover the full cost of all applicable taxes, permits and fees.

.2 The Owner will obtain and pay for Municipal Building Permits when required by

the Ontario Building Code.

.3 In the event of any change in any applicable tax made public after the date of tender closing, the Contract Price shall be adjusted by an amount equal to the increase or decrease in the cost of the Work to the Contractor brought about by the change in such tax.

1.5 Employment Equity

.1 In accordance with the employment equity goals, Kingston & Frontenac Housing Corporation encourages bidders to take an active role in supporting and facilitating opportunities for employment equity designated groups.

1.6 Award Of Contract

.1 Bids will be evaluated on stipulated price only; however, the Owner reserves the right to accept or reject any or all offers.

.2 If a Bidder withdraws his Bid after the Bid closing or if the Bidder does not

provide Performance Security, Certificate of Liability Insurance or any other document required; the Owner may retain the Bid Security for its use.

.3 The Contract is deemed to be awarded on the date that the Owner advises the

Bidder in writing of such award. 1.7 Canadian Content

.1 The Owner reserves the right to give preference to materials, products and equipment of Canadian origin and manufacture.

.1 The following have been confirmed as containing asbestos: as outlined in Appendix B attached. Removal shall be undertaken by persons qualified in remediation and in

accordance with Ontario Regulation 278/05 as may be necessary in order to complete the work as specified.

1.2 Reference Standards

.1 All disturbance of asbestos materials during construction or maintenance is governed by Ontario Regulation 278/05, Designated Substance – Asbestos on Construction Projects and in Buildings and Repair Operations.

.2 Do work in strict accordance with the Ontario Ministry of Environment,

Construction Safety Act of Ontario, the Occupational Health and Safety Act and Regulations for Construction Projects and municipal by-laws.

1.3 Protection

.1 Contractor must ensure that all adjacent private and public properties are protected from air borne particulates resulting from this work.

.2 Install protective fences, barricades & signs as required.

.3 Keep noise, dust, and inconvenience to occupants to minimum.

.4 Protect building systems, services and equipment.

.5 Provide temporary dust screens, covers, railings, supports and other protection as

required.

1.4 Disposal

.1 Arrange to remove all debris from the job site at the end of each working day.

.2 Do not stockpile nor use the waste facilities of the Housing Corporation.

.3 Asbestos-containing waste must be packaged, labelled, transported and disposed of in accordance with the requirements of the Ontario Ministry of Environment

..2 Now Therefore The Condition Of This Obligation is Such that if the Principal shall at all times duly perform and observe the Contract or as the same be changed, altered or varied as hereinafter provided, to the satisfaction of the Obligee and shall at all times fully indemnify and keep indemnified the Obligee from and against all and any manner of loss, damage, expense, suits, actions, claims, liens, proceedings, demands, awards, payments and liabilities arising out of or in any manner based upon or attributable the Contract and shall fully reimburse and repay the Obligee for all outlay, obligation or payment incurred or undertaken to be made by the Obligee pursuant to the Contract, then this obligation shall be void, but otherwise it shall be and remain in full force and effect. 1.1 Definitions .1 Whenever any of the following words or phrases are used in the contract, they

shall have the meanings attributed to them, as follows: .1 "Bid" means any bid, tender or offer submitted by a bidder pursuant to the

Instructions to Bidders.

.2 "Owner" means Kingston & Frontenac Housing Corporation.

.3 "Contractor" means the person, firm or corporation identified on the Purchase Order responsible for the work of this contract.

.4 “Constructor” means a person who undertakes a project for an owner and

includes an owner who undertakes all or part of a project by himself or by more than one employer; Occupational Health & Safety Act (OHSA) and Regulations for Construction Projects O.Reg. 213/91 including all subsequent updates.

.5 "Contract Price" means the total price including tax the Owner has agreed

to pay the Contractor for the work stipulated in the Contract, and in any event shall not exceed the amount specified in the Purchase Order.

.6 "Business Day" means any day except a Saturday, Sunday or statutory

holiday.

.7 "Building Code" means the Ontario Building Code (latest edition). .8 "As detailed" means as shown on the drawings.

.9 "As specified" means as specified herein.

.10 "Provide" means supply and install.

.11 “Controlled” has the same meaning as in subsection 1 (5) of the Business

Corporation Act. 1.2 Precedence of Documents and Interpretation

.1 Whenever the words "shall" or "will" are used in the Contract, they have the meanings attributed to them in the Interpretation Act of Ontario.

.2 Whenever words which have well known technical or trade meanings are used in

the Contract, they are used in accordance with such recognized meanings.

.3 The documents forming the Contract are complementary, and what is required by any one shall be as binding as if required by all.

.4 In the event of conflict between documents, the following priorities shall apply:

- Documents of later date shall govern; - Supplementary Conditions shall govern over General Conditions; - General Conditions shall govern over Specifications; - Specifications shall govern over Drawings; - Figured dimensions shown on the Drawings shall govern even though they may differ from scaled dimensions. - Drawings of larger scale shall govern over those of smaller scale of the same date.

1.3 Performance Security

.1 Provide performance security in favour of the Owner in order to secure the due and faithful performance of the contract. Such performance security will be as follows:

.1 A Performance Bond issued by a Surety Company acceptable to the Owner

in an amount equal to 50% of the Contract Price including tax. .2 If the Contract Price including tax is less than $1,000,000, the following

alternate forms of security are acceptable: .1 an irrevocable letter of credit, bank draft, or certified cheque; or .2 bearer or negotiable bonds of Dominion of Canada, Province of

Ontario, or the Ontario Hydro Electric Power Commission (bonds to be assessed at market not face value); or

.3 such other collateral, excluding a letter of guarantee, as may be acceptable to the Owner; in each case, the bond alternative forms of security must be equivalent to 20% of the Contract Price.

.3 For contracts under $100,000 in value, the alternate forms of security are reduced to 10% of the contract amount.

.2 If the Contractor fails to meet these requirements within the time stipulated by the

award letter, the Owner retains the right to terminate the contract and use the bid security towards damages.

.3 Where security is in the form of a Performance Bond, the document will be

retained by the Owner for a period of two (2) years from the date of substantial completion, after which it will be returned to the Contractor.

.4 Where alternate security is provided, it will be returned to the Contractor (90)

days after completion of the work and correction of all deficiencies.

.5 Where deficiencies involve seasonal work which must be postponed, sufficient funds will be retained from the contract amount to cover the cost of completing such deficiencies and the Performance Security returned to the Contractor. Where contract funds are not available, the Performance Security may be reduced to the amount required to cover the correction of the deficiencies and the balance of the security returned to the Contractor.

1.4 Insurance

.1 Contractor must keep in force for the duration of the contract Public Liability and Property Damage Insurance in an amount not less than $2,000,000. Without limiting the foregoing, such Insurance Coverage shall include Comprehensive General Liability; Contractual Liability; Personal Injury; and Contingent Liability with respect to Sub-Contractors. Submit proof of same in the form of an Insurance Certificate which lists Kingston & Frontenac Housing Corporation as an additional insured but only with respect to the operations of the named insured. Such Insurance Certificate must contain a firm undertaking to give the Owner thirty (30) days notice prior to any cancellation.

.2 If the Contractor fails to meet the requirements of this item within the time

stipulated by the award letter, the Owner retains the right to terminate the contract and use the Bid Security toward damages.

1.5 Workplace Safety & Insurance Board (WSIB)

.1 Contractor will submit, evidence of compliance with all of the requirements of the Workplace Safety & Insurance Board (WSIB) of Ontario, including payments due thereunder. Such evidence must be furnished to the Owner before final payment is made.

1.6 Assignment of Contract or Proceeds of Contract .1 Contractor acknowledges that neither the Contract nor the proceeds thereof, may

be assigned without the written consent of the Owner. 1.7 Taking The Work Out of The Contractors Hands

.1 The Owner may, without any authorization, take all or part of the work out of the Contractors hands and may employ such means as it may see fit to complete the work, including the use of Performance Security when applicable, in any of the following cases, namely:

.1 where the Contractor has made default or has delayed in commencing or in

diligently executing the work or any portion thereof to the satisfaction of the person designated on the Purchase Order, and the Owner has given notice thereof to the Contractor, and has by such notice required the Contractor to put an end to such default or delay, and such default or delay continues for seven (7) days after such notice was communicated.

.2 where the Contractor has made default in the completion of the work, or any portion thereof, within the time limit for such completion by the Contract.

.3 where the Contractor has become insolvent.

.4 where the Contractor has committed an act of bankruptcy.

.5 where the Contractor has abandoned the work.

.6 where the Contractor has made an assignment of the Contract without the

required consent of the Owner; or

.7 where the Contractor has otherwise failed to observe or perform any of the provisions of the Contract.

.2 Where the work or any portion thereof has been taken out of the Contractor's

hands, the Contractor will not be entitled to any further payment, including payments then due and payable but not paid, and the obligation of the Owner to make payments shall be at an end, and the Contractor shall be liable upon demand therefore to pay the Owner an amount equal to all loss and damage suffered by reason of the non-completion of the work by the Contractor.

.3 Where the work or any portion thereof has been taken out of the Contractor's

hands and that portion is subsequently completed by the Surety, or by the Owner, the Owner will determine the amount, if any, of the holdback and progress claims of the Contractor unpaid at the time of taking the work out of his hands that in the Owners opinion is not required for the purposes of the Contract and the Owner may, if it is of the opinion that no financial prejudice will result, pay that amount to the Contractor.

.4 The taking of the work, or any portion thereof, out of the Contractor's hands does

not operate so as to relieve or discharge the Contractor from any obligations under the Contract or imposed upon him by law, except the obligation to complete the physical execution of that portion of work so taken out of his hands.

1.8 Indemnification Claims

.1 Contractor will indemnify and save harmless the Owner from all claims relating to labour and materials furnished or supplied in executing the Contract and from and against all claims, demands, losses, costs, damages, actions, suits or proceedings by whomsoever made, brought or prosecuted in any manner based upon, arising out of, related to, occasioned by or attributable to the activities of the Contractor in performing the Contract, or to an infringement or an alleged infringement by the Contractor of a patent of invention.

1.9 Sub-contractors

.1 On request, the Contractor will provide a complete and firm list of names and addresses of the sub-Contractors whom he will use for the work.

.2 Contractor agrees to: .1 require his sub-contractors to perform their work in accordance with and

subject to the terms and conditions of the Contract Documents, and;

.2 be fully responsible to the Owner for acts and omissions of his subcontractors and of persons directly or indirectly employed by them as for acts and omissions of persons directly employed by him. The Contractor therefore agrees that he will incorporate all the terms and conditions of the Contract Documents into all sub-contract agreements.

.3 nothing contained in the Contract Documents shall create any contractual

relationship between any subcontractor and the Owner. 1.10 The Residential Tenancy Act

.1 In accordance with the Residential Tenancy Act, access to premises of residents may only be gained by permission of the resident, or as necessary, upon the landlord giving notice to the resident specifying the time of entry not less than twenty-four (24) hours prior to the time of entry.

.2 Contractor must schedule his work accordingly and shall advise Kingston &

Frontenac Housing Corporation not less than seventy-two (72) hours in advance of requested access to any residents premises.

1.11 Laws, Notices, Permits and Fees

.1 The laws of the municipality where the project is situated shall apply to the work.

.2 Contractor will obtain all permits, licences and certificates and pay all fees required for the performance of the work.

.3 The Owner will obtain and pay for BUILDING PERMITS when required.

.4 Contractor will not be responsible for verifying that the Contract Documents are

in compliance with the applicable laws, ordinances, rules, regulations and codes relating to the work. If the Contract Documents are at variance therewith, or changes which require modification to the Contract Documents are made to any of the laws, ordinances, rules, regulations and codes by the authorities having jurisdiction subsequent to the date of tender submission, any resulting change in the cost shall constitute a corresponding change in the Contract Price. Contractor must notify the Owner in writing requesting direction immediately on any such variance or change.

.5 If the Contractor fails to notify the Owner in writing and obtain its direction as required above and performs any work knowing it to be contrary to any laws, by-laws, ordinances, rules, regulations, codes and orders of any authority having jurisdiction, he shall be responsible for and shall correct any violations thereof and shall bear all costs, expense and damages attributable to his failure to comply with the provisions of such laws, by-laws, ordinances, rules, regulations, codes and orders.

1.12 Ontario Labour Conditions and Regulations

.1 Persons employed on the work must be fully qualified to perform the work required. The Contractor will comply with the provisions of the Government Contracts Hours and Wages Act, the Construction Lien Act, (1983) including all subsequent updates, and the Ontario Health and Safety Act & Regulations for Construction Project.

.2 The Contractor shall comply with Ontario Regulation 644/88 including all

subsequent updates - Workplace Hazardous Materials Information System (WHMIS) wherever and whenever controlled products are used within the scope and duration of this Contract.

1.13 Toxic and Hazardous Substances .1 Prior to the Contractor commencing the Work, the Owner shall

.1 take all reasonable steps to establish whether or not any toxic or hazardous substances are present at the Place of the Work, and

.2 provide the Contractor with written report indicating all toxic or hazardous

substances of such findings. .2 If the Contractor

.1 encounter toxic or hazardous substances at the Place of the Work, or

.2 has reasonable grounds to believe that toxic or hazardous substances are present at the place of the Work, the Contractor shall.

.3 take all reasonable steps, including stopping the Work to ensure that no

person suffers injury, sickness or death and that no property is injured or destroyed as a result of exposure to the presence of the substances, and

.4 immediately report the circumstance to the Owner in writing”.

1.14 Approved Alternatives

.1 Bid submissions that do not adhere to the drawings/specifications, except where an "approved alternative" is substituted, will be disqualified.

.2 Whenever an article, material or equipment is called for by a specific manufacturer or vendor, the term "or Approved Alternative" if not suffixed, is implied. The specific article, material or equipment mentioned is to be understood as indicating the type, function, minimum standard of design, efficiency compatibility and quality desired, and not to be construed in such a manner as to exclude comparable products of other manufacturers.

.3 An "Approved Alternative" is any article, material or equipment that a bidder

wishes to substitute in his bid and which has been approved by the Owner before the contract award.

1.15 Award Letter and Purchase Order

.1 The Owner will issue an AWARD LETTER which shall be acceptance of the Bid and award of the Contract to the Contractor. Award letter will describe information required by the Owner namely Performance Security and Insurance Certificate.

.2 Upon receipt of the above, a Purchase Order will be raised.

1.16 Completion Date

.1 The Contractor will complete the work within the time specified in the Purchase Order.

Work under this Contract includes the wholesale replacement of exterior window systems at various sites listed below (19 units, 2-storey, duplex), in the City of Kingston in the Province of Ontario.

1.1 DESCRIPTION OF EXISTING STRUCTURES

The structures include 10 duplex buildings, consisting of 19 units (120 Drennan St. is not included in this scope). The buildings are 2-storey in height with 10 three bedroom units and 9 four bedroom units. The existing windows consist of single pane sliders, and insulated fixed units. The building exterior walls are typical wood framed exterior wall with building a combination of brick and vinyl veneer throughout.

1.2 DESCRIPTION OF WORK

It is the Contractors responsibility to provide all labour, material, equipment and supervision to complete the repairs outlined in this specification taking into account all site conditions, noise restriction, work area restrictions, protection requirements, accessibility restrictions, etc. No extras will be entertained for inconveniences after the award of this Contract.

In particular the work includes, but is not necessarily limited to the following:

1. The installation and maintenance of hoarding, dust protection and construction

signage around each phase of the work as described in Section 01 56 00 - Protection of Work and Property.

2. Production of Engineered Shop Drawings based on site measurements and review

of as-built construction. Submission of all required documentation including laboratory performance testing results.

3. Installation of temporary access and protection systems.

4. Installation of Mock-up window system(s) for review and performance testing.

5. Wholesale removal and disposal of existing window systems and installation of new window systems, including metal sill and flashings.

6. Repairs to concrete sill where deteriorated 7. Repair all areas damaged by construction activity; specifically, the Contractor shall

repair all damage resulting from the Construction to the satisfaction of the Consultant including repainting of surfaces in accordance with these Specifications which have been damaged.

8. Final cleaning of structure, fixtures, piping, etc., and the disposal all waste products and/ or debris generated by the construction activity as well as any material present in the work area prior to the commencement of the Work. The areas requiring cleaning shall consist of all areas affected by the Work.

1.3 WORK SEQUENCE

1. The work areas will be available as of May 15, 2016. Contractor to confirm start

date. Based on this start date, all work outlined in these specifications are to be complete by July 31, 2016 at 5:00 P.M.

1.4 CONSTRUCTION SCHEDULE

.1 In conjunction with and in a form acceptable to the Consultant and the Owner’s

Representative, provide within (5) working days after award of contract a detailed schedule which identifies the following:

.1 Start date and completion date for each portion of the work including as a

minimum the following items: Shop drawings preparation, shop drawing review, fabrication, mobilization, implementation (by drop), commissioning, closeout.

.2 The location of work (unit addresses).

.3 Daily and weekly schedule for manpower and equipment, hours of operation

and crew sizes.

.4 If the Contractor desires to make a major change in the method of operation after

commencing construction, or if the schedule fails to reflect the actual progress, the Trade Contractor shall submit to the Consultant and Owner a revised construction schedule. This schedule must be received a minimum of 24 hours in advance of scheduled construction progress meetings and/or within (5) five days from the Consultant/Owner request, whichever is sooner.

1.0 GENERAL 1.1 CONTRACTORS USE OF SITE

1. The building units are to remain open and accessible throughout the course of the Work. The Contractor shall have use and access to the designated work areas during work hours and access to interior ccupied spaces only while accompanied by a representative of the Owner during the course of the work.

2. It is the Contractor’s responsibility to provide suffient notice and coordinate access to the interior portions of the work area.

3. The Contractor shall co-ordinate his work schedule with the Owner so as to

minimize disruptions of the site No work shall be performed until approved by Owner.

4. It is the Contractor’s responsibility to ensure the building entrances, exits,

walkways, driveslanes, fire lenes, etc…, remain operation at all times in accordance with Ontario safety standards.

5. It is the Contractor’s responsibility to control traffic and redirect if necessary, if

for any reason the Contractor’s operations interfere with vehicles on site. Any required traffic rerouting and the work sequence shall be closely co-ordinated with the Owner.

6. Provide signage of professional quality, barriers and hoarding necessary to protect

the public from the Contractor’s operations and route traffic through the work areas. Signage must be provided at each entrance indicating repairs are being performed on the building and we are sorry for the inconvenience.

7. Hoarding and dust protection to be provided around each area of work.

8. The use of all power plant, and percussive equipment is to be in accordance with

all local by-laws and ordinances.

11. General Contractor to obtain and pay for all necessary approvals to locate equipment or materials on city property.

1.1 Payment And Holdbacks

.1 For the purpose of the Construction Lien Act, 1983, the Payment Certifier shall be the Owner, or any person the Owner may designate from time to time as required by the Construction Lien Act, 1983, who shall: .1 determine and certify substantial performance; and

.2 determine completion.

.2 The Owner will make payments to the Contractor as follows: .1 90% of the invoiced amount submitted by the Contractor to the

Owner prior to substantial performance and not more frequently than monthly for completed portions of the work and services performed to the satisfaction of the Payment Certifier.

.2 10% of the amounts invoiced prior to substantial performance and

held back pursuant to the Construction Lien Act, 1983, within a reasonable time after the expiration of the applicable lien period following the date of publication of the Certificate of Substantial Performance if there are no claims outstanding pursuant to the Construction Lien Act, 1983, and the work and services performed are to the satisfaction of the Payment Certifier.

.3 Any further amount due under this Contract upon completion of

the Contract to the satisfaction of the Payment Certifier, subject to any holdback for deficiencies and as required by the Construction Lien Act, 1983.

.4 The Contractor shall, where applicable, obtain an inspection certificate for

any installation which is part of the Work from the Federal, Provincial or Municipal Corporation responsible for the issuance thereof and the Contractor shall obtain and deliver such certification to the Owner before receiving final payment.

1.3 Evidence of Publication

.1 Upon completion of the work, the Payment Certifier will issue a Certificate of Substantial Performance. Contractor must then provide the Owner with evidence acceptable to it of publication. Holdback will be released on the 46th day from date of publication.

1.4 No Additional Payment For Increased Costs

.1 The amount payable to the Contractor under the Contract will not be increased or decreased by reason of any increase or decrease in the cost of the work brought about by any increase or decrease in the cost of plant equipment, labour, materials or wage rates.

1.5 Warranty

.1 Warrant this work covering both labour and material for a period of one year (except where noted otherwise) from the date of completion to the satisfaction of the Owner. Extend the warranty on replaced parts and workmanship for a period of one year from the date of acceptance of the replacement parts and/or workmanship.

.2 This warranty is not to limit extended warranties on any items of equipment or

material called for elsewhere in the specifications. 1.6 Deductions for Uncorrected Work

.1 If in the opinion of the Payment Certifier, it is not expedient to correct defective work, or for work not done in accordance with the Contract Documents, the Owner may deduct from the Contract Price the difference in value between the work as done and that called for by the Contract.

1.0 GENERAL 1.1 PROJECT CO-ORDINATION

.1 The Contractor is responsible for co-ordination of Trades. Lines of demarcation between Contractors and Trades or trade and trade are solely the responsibility of the Contractor. The Consultant assumes no responsibility for the division of the work or for any jurisdictional involvements as a result of such division.

.2 Contractor is responsible for co-ordination with the Owner of all on-site activity as

it affects the operation of the building.

1.2 NOTIFICATION FOR INSPECTION

.1 The Contractor is to notify the Consultant at least 24 hours in advance for inspections. No work shall be covered or concealed until reviewed by the Consultant unless Contractor is informed that an inspection will not be performed. Such review does not absolve the Contractor from his responsibility to perform his work in accordance with the Contract Documents.

.2 The Consultant shall notify the designated inspection company for material

sampling and testing. .3 The Contractor shall promptly provide the Consultant with safe access to any part of

the Work requiring inspection. .4 The Owner may be present during inspections carried out by the Consultant at the

Owner’s discretion.

1.3 SUPERINTENDENCE

.1 The Contractor is to provide a full time Superintendent who is to be on-site on a continuous basis during the execution of the work and shall not be changed without Consultant’s consent. Superintendent shall have as a minimum, a cell phone at all times during Working hours to allow for communication with Consultant, or Owner.

.2 The Superintendent shall be satisfactory to the Owner and the Consultant.

.3 Superintendence shall be deemed not satisfactory and changes or additions to the

superintendence may be demanded when control, organization or co-ordination of the Work is not satisfactory, or, the quality of the Work does not meet the

may be needed to accommodate the Contractor’s equipment. Co-ordinate any required alterations with the Owner’s Representative. Reinstate the system to its original condition upon completion.

3. The Owner shall pay for electrical consumption.

.4 WATER SUPPLY

1. Contractor shall pay for the cost of any temporary water connections or

alterations which are required to perform the Work. 2. The Owner shall pay for water consumed.

1.2 TEMPORARY LIGHTING

.2 Illumination must be provided and maintained on all floors and stairs affected by the Work.

.3 Contractor is to have available an emergency generator and lighting system to be

used in a situation where the existing lighting system becomes inoperative due to the Work and cannot be repaired within a two (2) hour period. Once the repair is complete, the temporary lighting system may be removed.

1. If the damaged lighting cannot be repaired within the specified time, the

Contractor must promptly notify the Owner. 2. If the Contractor does not repair the damaged lighting within the specified

time and does not promptly notify the Owner, the Owner reserves the right to repair the damage and deduct the cost from the Contract.

.4 Temporary lighting requirements discussed herein shall also apply to all

subcontractors. 1.3 TEMPORARY FIRE PROTECTION

.1 Provide and maintain temporary fire protection equipment during performance of

the Work as required by governing codes, regulations and by-laws.

1.4 TEMPORARY FIRST AID FACILITIES

.1 Provide well stocked and maintained first aid kits within the site office that are adequate to meet the requirements and hazards of the Work.

.2 Maintain material safety data sheets for all material being used at the project site.

Ensure the MSDS are readily available to the Consultant, Owner and Contractor’s forces.

1.5 TEMPORARY SANITARY FACILITIES

.1 Provide temporary sanitary facilities at the time of initial mobilization and maintain

them throughout the course of the work. An exception will be granted to this requirement only where Owner has confirmed in writing that on-site washrooms are available for Contractor use. .1 Sanitary facility is to include an odourless flushing chemical type temporary

toilet that is properly enclosed, weatherproof, and serviced periodically as required.

1.7 TEMPORARY BARRIERS AND ENCLOSURES

.1 Provide hoarding, fencing, barriers, barricades and plant protection as required by the authorities and specified herein to protect persons and property, public and private. Refer to Section 01 56 00 - Protection Work and Property for signage and hoarding requirements.

.2 Maintain barriers in sound, clean and, where required, painted, condition throughout

the Work. .3 Keep Site clear of unauthorized signs. .4 Provide barriers with required warning lights and signs. .5 Hoarding, fencing, barriers and barricades are to be constructed and supported in

such a manner that no sharp projections that can cause personnel injury are created.

environmental conditions (i.e. weather tight) that may affect schedule.

1.2 WALK-THROUGH INSPECTION OF SITE

.1 Prior to start of Work, Contractor, Consultant and Owner will perform walk-through

inspection of work area to determine existing conditions. .2 The Contractor is to perform a thorough inspection of the site prior to the start of

work and provide a written notice to the Consultant detailing all damaged property as well as all items that appear to be of poor working order or appearance (i.e. sign, fixtures, dirt, etc.).

.3 Upon receiving this notice, the Consultant and the Owner will verify the validity of

the items listed. .4 If written notice is not given within five (5) days of commencement of Work, it will

be assumed that the Contractor has reviewed the site and has accepted the condition of the property as being free of damage.

.5 Any damages not listed as part of the written notice of clause 1.3.2 above found

after the completion of the work will be the sole responsibility of the Contractor to rectify. These rectifications shall be completed in a timely and satisfactory manner.

.6 The project will not be considered substantially performed if the cost to correct

these outstanding deficiencies is greater than the limits outlined in the Construction Lien Act.

1.3 THE WORK, WORK IN PROGRESS, PROPERTY AND PERSONS

.1 Protect the Work during construction from damage by weather. .2 Provide protection as required to protect work in progress and other property from

damage and to provide suitable conditions for the progress of finishing work. .3 Provide means for protecting occupied areas below the Work from water leakage

1.4 CONSTRUCTION SIGNAGE .1 Contractor shall provide all required signage necessary to protect the public from the

construction, control the traffic flow through the work area and to inform residents that construction activity is in process.

.2 Additional signs may be required at the discretion of Owner or Consultant as

construction progresses. No extras will be entertained for signage requirements after tenders close.

.3 All signage required are to be as per Owl-Lite Rental, Sales and Manufacturing

Product Catalogue (quality, design, size, etc.). This catalogue is available for viewing in the office of the Consultant, or copies can be obtained from Owl-Lite (tel: (416) 647-9663). “Standard Construction Signs” (i.e. orange background with 150mm high black letter or decals). All signage to be of professional quality and design.

.4 Typical signage that may be required are as follows: .1 Closed for construction .2 Work over head .3 No parking, directional arrows, etc.

.5 Signage will be required at all entrances to the work area. This signage shall consist

of the standard “Men at Work” sign with an additional sign (special order) indicating that the building is temporarily under construction and we are sorry for the inconvenience.

.6 Signage is required at all stairwell entrances to the work area. Signs to indicate that

this entrance is temporarily closed for construction.

.7 Typical additional non-standard signage that will be required is as follows: .1 Building Temporarily Under Construction - Sorry for the Inconvenience

.8 All non-standard signage is to be of adequate size (discuss with Consultant prior to

ordering) with orange background and large black letters and decals. Plywood backing is sufficient. All signs are to be of professional quality.

.9 All signage is to be securely fastened directly to hoarding or if signage is required

and hoarding is not available, the signs are to be securely fastened to 2x4 wood frame. Signs and posts are to be installed in such a manner that projections that may cause public injury are not created.

1.5 CONSTRUCTION BARRIERS AND ENCLOSURES

.1 All work areas are to be completely enclosed by hoarding and dust protection and

only accessible to the Contractor, the Owner and the Consultant. .2 Contractor shall supply and construct hoarding, barriers and enclosures as indicated

in these specifications, drawings and as directed by the Consultant or Owner as the construction progresses.

.3 No extras shall be entertained for hoarding, barriers and enclosures after tenders

close unless the scope of work is significantly changed. .4 The work areas are to be completely enclosed to keep the dust generated by the

construction activity from escaping into the other areas of the building.

.5 The Contractor is responsible for any damage to mechanical equipment, motors, interior finishes, tenant belongings, etc. resulting from dust contamination and construction activity.

.6 Areas that are to be protected but still require access such as adjacent interior spaces,

egress walkways, etc, will be hoarded using temporary vestibules. Pressurization to be adjusted by Contractor by providing necessary fans to prevent dust from entering these areas.

.7 The following types of enclosures/ hoarding systems will be required for this

construction project:

.1 Type 1 - Full Height Hoarding The system is to consist of minimum 10 Mil poly tarping full height at interior or exterior of the window and door locations.

This system is to consist of 6’-0” high fast fencing with poly weave tarping (properly secured to ground) enclosing the storage area and outside areas directly below the work. Signs to be installed as required. • This system shall be supplied in the following locations:

o along exterior sides of work area

.3 Type 3 - Full Height Dust Protection and Security Barrier for Scaffolding (if used)

This system consists of full height transparent “scaffnet” protective cover fastened to scaffolding. Non-transparent poly-weave tarpaulins are to be used at the rooftop to provide protection from rain and sun. Seams of poly-weave tarping are to be fastened together to prevent water from entering the work area.

.1 This system shall control dust and keep it from escaping from the

work area

.2 This system shall be supplied where scaffolding is used for access

.3 Full height plywood hoarding is to be provided at doorways into the work area. Doorways are to have full height hinged door.

.4 All seams in poly-weave tarping and hoarding are to be fastened

together to provide a continuous enclosure .5 Scaffolding clips are to be removed and anchor holes are to be

repaired after construction hoarding has been removed. Attachment systems are not to damage existing cladding in any way.

.6 The Contractor shall patch and repair all finishes or painted surfaces

damaged during the course of work. Includes surfaces damaged by duct tape or similar materials hoarding and protection.

.7 Restrict access for unauthorized personnel by placing barricades or

posting guards around areas of Work. Unauthorized personnel shall mean the public and anyone not directly concerned with the execution, supervision or inspection.

.8 In exterior location, that is, area exposed to weather, are to be

protected against weather conditions that may hinder the performance of work in these areas.

1.6 EXISTING BUILDINGS, CURBS, ROADS AND LANES

.1 Protect existing buildings, structures, curbs, roads and lanes. If, during work, any

existing items are damaged, repair or replace them. .2 Provide pavement, curb and sidewalk protection for public thoroughfares and the

Work in progress as required by the authorities and to protect public property and the Work.

1.7 CONTROL OF CONSTRUCTION GENERATED DUST, DEBRIS, FUMES, ETC.

.1 Dust, dirt, construction debris, water and fumes from the work areas must not be

permitted to enter areas of the building or rooms in or adjacent to work areas. .2 Protection shall be provided for all entrance and exit ways, floors, walls and all

standing fixtures, air intakes, exhaust fan openings, floor drains, elevators and equipment rooms against dust, spillage or overspray of materials and/or damage during the construction period. The required protection shall consist of but is not limited to the following:

.1 Poly-weave tarping over doorways and around the exterior perimeter of

work area to prevent the escape of dust & debris from the work area. Refer to Section 01540 - Construction Barriers and Enclosures

.3 Provide for protection to vehicles in or near the parking structure and payment for

.1 Existing lighting system is to be protected from damage or removed and re-installed upon completion of repairs.

.2 If Contractor wishes to use existing lighting system as an alternate to installing

temporary light, Contractor shall assume all responsibility for damages incurred. .3 All exposed conduit, fixtures, attached devices, sprinkler fire system plumbing,

mechanical system components, louvres and ducts are to be protected against the accumulation of dust, debris and damage. The Contractor will be responsible to correct any damages to these systems at his own expense. Contractor to promptly report any damage to the Owner and the Consultant.

.4 Inspect materials, equipment and components to be re-used or turned over to the

Owner. Note their condition and advise Consultant in writing, of any defects or conditions which would affect their removal and re-use, prior to removal.

.5 Prior to commencing Work, contract the Owner to locate all protective or alarm

systems and sensors. All services shall be protected against damage or interruption. All claims resulting form damage shall be the responsibility of the Contractor.

.6 Contractor must notify Owner’s Representative, or Property Manager of any fault or

alarm to the main fire alarm panel immediately. When Contractor’s activities result in charges to Service the fire alarm panel or alarm system, the Contractor shall bear all costs.

.7 Any damage to the paint finish of the walls caused by the construction shall be

repaired by the Contractor at no cost to the Owner.

1.9 OVERLOADING .1 Load no part of the structure during construction with a load greater than its

designed capacity. .2 Submit equipment weights and construction procedures to the Engineer for review

prior to commencing the Work. .3 Make every temporary support as strong as the designed permanent support.

1.10 FIRE PROTECTION .1 Take necessary precautions to eliminate fire hazards and to prevent damage to the

Work, building materials, equipment and other property both public and private having to do with the Work. Inspect the Work at least once a week for this purpose.

.2 Store and locate products and equipment packed in cardboard cartons, wood crates

and other combustible containers in orderly and accessible manner. Place approved types of fire fighting equipment in vicinity of products packed in this type of crate or carton until permanent fire protection and equipment are available.

.3 Store no flammable products such as paint or fuel in the work area without the

Owner’s permission in writing. .4 Tarpaulins to be fire-resistant. .5 Open fires or burning of rubbish or debris are not permitted on the Site.

1.11 OVERHEAD PROTECTION

.1 The Contractor shall erect and maintain pedestrian walkway including roof and side covers, complete with electrical lighting, to protect the public and property from injury or damage.

.1 Minimum extent of overhead protection as designated on drawings. .2 Minimum unobstructed overhead height of 2.4 metres. Minimum

unobstructed width of at least 2 metre greater than the combined width or access doors and side lights at entrances. Minimum length shall provide protection for a clear distance of 10 metres horizontally from the nearest swingstage.

them clean, orderly and graffiti free. .8 Remove temporary facilities from site promptly when directed by Owner.

1.12 SITE ENCLOSURES

.1 The Contractor shall erect and maintain site enclosures to completely enclose the Work area, to protect the public and property from injury or damage.

.1 Minimum length shall provide protection for clear distance of 10 metres

horizontally from the nearest swingstage.

.2 Minimum site enclosure construction shall consist of:

.1 8’ high wood enclosure - 38 x 138 mm construction grade lumber framing at 400 mm centres, or scaffold system designed by professional engineer to meet equivalent. Exterior to be 1200 x 2400 x 13 mm exterior grade D. Fir plywood, adequately supported and braced to resist wind and live loads. Inserting anchors into plaza pavers will not be accepted.

.2 6’ high full fabric chain link fence enclosure with double swing gates.

Chain link fence to consist of 2” x 9 gauge galvanized chain link mesh with polyethylene privacy stalling, colour to Owner’s approval. Support to be 1-7/8”, 0.090 wall line posts with top and bottom 9 gauge wire rails. Terminal posts to be 3-1/2” OD Schedule 40 pipe. Obtain approval from owner on anchoring posts. Site must be returned to original state after removal.

.1 Prior to the submission of a Bid for this project, the Contractor shall examine the

site to determine its condition with respect to debris and dust. .2 At the time when cleaning is to be performed, it will be the Contractor’s

responsibility to clean the site of all debris generated by the construction as well as any existing debris, unless otherwise indicated in the contract document.

.3 No extras will be entertained for site cleaning after the contract is awarded.

3.2 WASTE REMOVAL AND CLEANING DURING CONSTRUCTION .1 The Contractor to perform all required cleaning during construction.

.2 Maintain the Place of the Work and adjacent public properties free from

accumulations of waste materials and rubbish.

.3 Provide on-site containers for collection of waste materials and rubbish.

.4 Store volatile wastes in covered metal containers. All wastes, which create hazardous conditions, must be removed from the premises daily.

.5 Disposal of all waste products to be performed in strict accordance with the product Manufacturer's Material Safety Data Sheet, and in accordance with the provincial Waste Control Regulations.

.6 Seal off all work areas to prevent dust and debris being generated from affecting other areas, including construction access requirements. Any dust and debris which escapes from the work area, is to be cleaned up in a timely fashion. If deemed by the Consultant, this cleaning operation has not been performed in a timely fashion, the Owner may contract an independent cleaner to rectify the situation. The cost of which will be back charged to the contractor.

.7 Drainage system nor sump pits shall not be used to dispose of Project wastes and

materials.

3.3 SEWERS – CLEANLINESS AND DAMAGE

.1 Water from the Contractor’s operations shall not be discharged directly into any of the sewer systems. The Contractor shall arrange for all proper filtering, stilling

prevent any discharge of petroleum products into the sewer system. .3 Any damage caused by the Contractor’s operations to the existing water supply or

sewer systems or to the surrounding areas of the Contract shall be the full responsibility of the Contractor and shall be made good and to the full satisfaction of the Owner.

3.4 FINAL CLEANING

.1 Contractor is responsible to clean all areas affected by the Work to an as new

condition. Removing all debris generated by construction as well as any existing debris present in the work area prior to start of project.

.2 Remove all grease, dust, dirt, stains, labels, fingerprints, over-spray and other

foreign materials immediately prior to the Owner's final inspection. Clean to "as new" condition.

.3 Prior to the work being considered Substantially Performed, the Contractor shall

remove his surplus products, tools, construction machinery and equipment not required for the performance of the remaining work. Contractor shall also remove waste products and debris other than that caused by other Contractors or their employees not involved with the Work and leave the Site clean and suitable for occupancy by the Owners unless otherwise specified.

.4 Prior to the Work being considered Totally Performed, the Contractor shall

remove his remaining products, tools, construction machinery and equipment. .5 All vertical and horizontal surfaces, systems, fixtures and equipment, etc. shall be

cleaned of all dust, grease or spray accumulations. Power wash is recommended. Ensure all moisture sensitive equipment (i.e. fire detection sensors and pull stations, CO detectors, exposed electrical, etc.) are removed or protected against moisture infiltration during washing.

.1 The Owner shall provide written notice to the Contractor, within thirty (30) days

of the discovery of any defect in the system under normal usage. The Contractor shall immediately take necessary steps to protect the area against further damage and shall take corrective action to make good any damage incurred. The Contractor shall schedule all repair work with the Owner and shall make every attempt to make good the defects within 3 weeks of notification.

.2 Remedy is to include, at no cost to the Owner, labor, materials, equipment,

services required to make good defective areas of the Work, and to make good damages incurred in obtaining access to defective areas. The Contractor will reimburse the Owner for any resulting investigation costs to define the extent of defective areas and to retest to confirm acceptability of repairs. In addition, the Contractor will be responsible for all associated costs resulting from stall closure, including the cost of alternative parking.

.4 Warranty periods for areas requiring repair are to be extended by the amount of time between notification that the remedial work is necessary and the completion of the remedial work, thereafter the warranty/guaranty period will re-commence upon completion of the remedial work.

.2 Demolition procedures and equipment shall meet all applicable noise-control by-

laws and regulations of the location of the work. .3 The Contractor is to take care not to damage the surfaces which are to remain

through his removal operation. Where any such damage is done it is to be repaired by the Contractor at his own expense to the approval of the Consultant.

.4 All required re-painting due to damage, overspray, etc. is the Contractor’s

responsibility. .5 At end of each day’s work, leave work in safe condition so that no part is in

danger of causing injury or damage.

.7 Metal flashing shall be formed on a bending brake with shaping trimmed. Hand seaming shall be done on a bench, as far as practicable, with proper sheet metal working tools. .3 Provide for a technical representative from the membrane manufacturer to be on the job site to assure compliance with the manufacturer’s directions. .1 Associated Materials: Primers, mastics, sealants, liquid membrane, control joint materials, etc. required for complete membrane system installation shall be to membrane manufacturer’s standards.

3.0 EXECUTION

3.1 EXAMINATION

.1 Verify that surfaces and conditions are ready to accept the Work of this section.

.2 Report any unsatisfactory conditions and/or surfaces to the Consultant in writing. Starting work shall imply acceptance of surfaces and conditions.

.3 Take all necessary measurements and levels at the building. The work shall be laid out to accurately fit the conditions at the building and with adjacent work.

.4 Notify the Consultant of any variations beyond the accepted tolerances in the substrate or in the adjacent work.

3.2 PREPARATION

.1 Preparation of all surfaces to receive membrane, including substrate, joints, cracks, coves, etc. shall be carried out in accordance with the manufacturer’s directions.

.2 Ensure that all substrate surfaces are smooth, dry and firm. Remove any frost, ice, loose particles, ridges, laitance, cracks, grease, asphalt, oil and other foreign matter which could prevent adhesion of the membrane to the substrate.

.3 Ensure that concrete surfaces are free from surface pitting and honeycombing. Remove projections and other irregularities which could puncture the membrane. Fill voids, surface pitting and honeycombing. Repair pour joints and provide a surface satisfactory for application of membrane.

3.3 PRIMING

.1 Clean and prime substrate surfaces to receive sheet adhesive in accordance with manufacturers instructions.

.2 All surfaces to receive self-adhering membrane shall be primed at the rate recommended by the manufacturer. Primer shall be uniformly applied.

.3 Open time of 30 minutes minimum shall be allowed before installation of self-adhering membrane.

3.4 MEMBRANE APPLICATION

.1 Application of membrane, including temperature limitations, curing requirement and all other application procedures shall be carried out in accordance with membrane manufacturer’s written directions.

.2 Cut and seal membrane around protrusions to form tight seal.

.3 Apply trowelled bead of mastic to all terminations at end of each day’s work.

.4 Inspect membrane thoroughly before being covered and make any corrections immediately. Misaligned or inadequately capped seams, punctures, or other damage shall be repaired by patching and sealing with membrane manufacturer’s directions.

.5 .At all detail areas, take extra care to ensure continuity of the membrane.

.6 Apply membrane in a “shingle”, to direct water in a downwards fashion with joints lapped a minimum 100mm (4”).

.7 Reinforce all corners with second ply of membrane.

.8 All membrane patches shall extend a minimum 150mm (6”) from repair location or penetration. Seal all around patches with tooled mastic.

.9 Seal all side laps and all top laps with mastic.

.10 .Fill all joints or gaps wider than 6mm (¼”) with galvanized steel sheet, wood or other suitable backing and apply 300mm (12”) piece of membrane over joints prior to application of the field membrane.

.11 .Coordinate installation of membrane with other related work to minimize exposure of membrane.

3.5 PROTECTION AND CLEANING

.1 Repair, remove and clean all smears on exposed finished surfaces or surfaces to be subsequently finished. Clean off immediately as directed by and to the satisfaction of the Consultant.

.2 Protect all adjacent surfaces from damage due to membrane operations.

3.0 EXECUTION 3.1 HEEL BEAD

.1 Ensure all existing caulking is removed and surfaces are prepared and primed in

accordance with Manufacturer’s recommendations. .2 The minimum standard of cleaning prior to priming shall be a light sand blast. .3 Apply a heal bead of sealant to all window and wall interfaces to fill all voids and

joints solid, tooling to a uniform fillet with a minimum throat of 15 mm. .4 Form surface of sealant smooth, free from ridges, wrinkles, sags, air pockets,

embedded impurities.

3.2 WORKMANSHIP .1 Surfaces shall be cleaned of all moisture, dust, grease, oils, existing caulking, or

other materials that may adversely affect sealant bond. Minimum standard of cleaning shall be sandblasting. Cleaned joints must be thoroughly dry, dust free, and frost free before sealing.

.2 All material application is to be in strict conformance with manufacturer’s

recommendations, including application temperatures. .3 Application procedures that result in toxic fumes or flammable solvents collecting

or endangering workmen or building occupants are not permitted. .4 Sealant to be continuous, free of air voids and applied such that it fills all voids. .5 Provide a smooth concave tooled joint. .6 Caulked joints shall be protected by Contractor until sufficiently cured.

.6 Design windows to provide for the continuity of the air seal from the inside face of the sealed unit to the surrounding frame.

.8 Design vinyl components to accommodate thermally induced movement and to

creep and live loads where applicable and/or as noted. 1.5 PERFORMANCE REQUIREMENTS

.1 This is a performance specification issued in conjunction with the drawings for the work. The drawings show the general arrangement of the finished work and these specifications described the minimum requirements of the finished system. The Contractor is responsible for designing and furnishing a window system that will fulfill the requirements of the specifications and drawings including items which may not be shown or specified but are required for performance of the system.

.2 The window shall be designed, fabricated and installed to meet or exceed the

criteria in this subsection. .3 Structural

.1 Wind Load Resistance to NAFS in conjunction with CSA A440.09.

.2 The window assembly and fasteners shall be designed to withstand negative and positive wind loads in accordance to BCBC using an annual probability factor of 1/50 years for the reference wind velocity, and 8 per 1000 glass failure rate under this load.

.3 The glass shall be designed to withstand guard loads as required by the

BCBC.

.4 The glass shall be designed to withstand thermal stresses imposed in service. In calculation, assume the use of blinds located not less than 50 mm from the inside surface of the glass.

.5 The window system shall be designed to limit deflection orthogonal to the plane of the glass under wind or guard loads to L/175 in all clear span dimensions of glass and framing members.

.6 Anchors and fasteners shown on the drawings do not represent the

required location or types required for installation of the new widow. Any attachment points must be shown on shop drawings for review by the Consultant.

.7 All fastenings and attachments shall be concealed. .8 Movement and Tolerances

.1 The window shall accommodate the building live load deflection at the floor edge of 9 mm.

.2 The window shall accommodate expansion and contraction of component materials over an exterior air temperature range of -18ºC to 35ºC and a possible solar heating range to 70ºC, and an interior temperature range of 0ºC to 30ºC without causing:

.1 failure of joint seals necessary for air and water tightness of the system, .2 failure of perimeter seals at interfaces to adjacent wall systems, .3 overstressing of fasteners, .4 pinching or distortion or breakage of glass,

.5 distortion of aluminum members, .6 or other harmful effects.

.4 The window shall be fabricated and installed square, level and plumb as follows:

.1 Plumb to within 3 mm of vertical over the height of each unit.

.2 Within 3.0 mm of level relative to a datum established for frames at the same floor.

.3 Within 1.5 mm of level relative to an adjacent frame.

.4 Each frame shall be within 3.0 mm of square when measured across the diagonals.

.5 Clearances required for installation should be considered and indicated on

the shop drawings.

.6 All movements of the window system shall be noiseless.

.5 Weather Tightness

.1 Water Tightness to NAFS in conjunction with CSA A440.09 .

.2 The glazing system shall be installed so that it forms a continuous unbroken air seal on the room side of the assembly. The air seal shall extend from the glazing assembly to adjoining wall components at all interfaces. Airtightness of the window and interfaces shall restrict infiltration and exfiltration of air through the system in accordance to NAFS.

.3 The window system shall be designed in accordance with rainscreen principles, incorporating venting and drainage mechanisms and separate air and water barriers, effective so that any water entering the system past exterior seals drains harmlessly to the exterior via pressure equalized drainage cavities.

.4 Vent and drain holes shall be inconspicuously located and shall not contribute to staining or marking of glass, mullions, or spandrels.

.6 Durability

.1 The window frames and integral seals shall be designed to have an expected service life of 30 years. All seals, gaskets, corrosion protection, coatings and attachments are expected to be serviceable at the end of this service period.

.2 The glazing shall have a guaranteed service life of five years. Any glazing failing to meet this service life shall be removed and replaced at no cost to the Owner under guarantee by the Contractor. Failure of any glazing shall be deemed to occur if any of the following are noted:

.1 Chipping, cracking, or breakage of glass panes occurring due to manufacturing defects or under specified service conditions.

.3 The window system glazing splines shall be pressure fitted gaskets (‘dry-dry’ seals throughout. Seals to the glass formed by adhesive tape alone will not be accepted.

.4 Seals between unitized components of the glazing system shall be formed with clamped rubber gaskets. Seals between frame units made with field applied sealants alone will not be accepted.

.5 The finished surface coating on the aluminum window and related components shall be guaranteed against excessive surface finish fading, non-uniform fading, loss of gloss, development of pitting corrosion, or flaking discernable from 2 m of the surface for a period of five (5) years.

1.6 RESPONSIBILITY FOR MEETING PERFORMANCE REQUIREMENTS .1 Meeting the performance requirements of this section during the design

fabrications and installation of the work shall be the complete responsibility of the Contractor.

.2 The details shown on associated drawings show dimensions and profiles similar

to those expected to be required to meet the specifications of this section. The Contractor may submit design proposals with minor changes to the details shown on the drawings in order to meet or exceed the performance requirements of this section by using proprietary technology. Every effort has been made to show on the drawings and in the specification items of the design that may not be altered or altered only to limited extents.

.3 The structural, durability, weather tightness and energy use requirements of this

section shall be certified by an Engineer employed by the Contractor using standards recognized by the local authority having jurisdiction, the product manufacturer and current trade associations.

.4 The design of the product and the responsibility of the Contractor’s Engineer shall

extend to accommodate all temporary conditions associated with fabrication, transport, storage, lifting, installation and temporary closure of the building without detrimental effect on the performance requirements of these contract documents.

.5 The Consultant’s review of the Contractor’s submittals and the work is of the

benefit only of the Owner. The Contractor shall remain responsible for the design, fabrication, installation and performance of the product.

.2 Product Data: Submit catalogue details for each type of window and framing

system illustrating profiles, dimensions and methods of assembly, installation procedures, recommendations and data that products have been tested and comply with performance requirements.

.3 Submit test reports form an independent testing agency acceptable to the

Consultant, indicating windows to be supplied for the project meet specified requirements, including compliance with AAMA/WDMA/CSA101/I.S.2/A440-08- NAFS. Testing conducted by manufacturer to follow all required product test and sequence tests as described under Clause 5 in AAMA/WDMA/CSA101/I.S.2/A440-08- NAFS in conjunction with CSA A440S1-09.

.4 Energy Conformance: Supply documentation sufficient to confirm conformance

with the British Columbia Energy Efficiency Act, using one of the following testing agencies or persons. .1 A person or organization accredited by the Standards Council of Canada .2 National Fenestration Rating Council accredited Inspection Agency

.3 Architect or Professional Engineer, authorized to practice in British

Columbia. .5 Shop Drawings:

.1 Submit shop drawings of windows prepared under the supervision and

bearing the seal of a Professional Engineer of the Province of Ontario. Upon request, provide structural calculations per conformance to Building Codes, By-Laws and CAN/CGSB 12.20. Engineering Certification shall include all performance requirements of this section, including structural air and water-tightness.

.2 Clearly indicate each type of window, hardware and locations, framing

system, extrusion profiles, methods of assembly, section and hardware reinforcement, anchorages and location of exposed fasteners, isolation coatings, finishes, glazing components, insect screens, and location of manufacturer’s name plates (if applicable).

.3 Provide scaled elevations, sections, plans, dimensions and quantity of

units. Indicate rough opening requirements and tolerances of adjacent construction.

between combination units (coupling mullions), and interior and exterior trim. Clearly indicate method and location of connection and continuity of the envelope air, vapour and water seals. Clearly indicate drainage and ventilation paths within the window assembly and at the interface to the building envelope. . Confirm compatibility of materials that form the air/vapour/water barrier of the integrated system.

.5 Provide manufacturer’s assembly instructions for operable units. .6 No materials shall be purchased or units fabricated until final review of

shop drawings is completed by consultant. .6 Samples: If requested, make the following samples available for

Owner/Consultant review at least one week prior to shop drawing preparation: .1 150 mm long corner sections of head, jamb, sill, meeting rail, mullions

and coupling mullions to indicate profile. .2 One (1), 4’x 4’ with 2’ operable section, representative model of each type

of window. .7 Letters of Assurance: The Registered Professional Engineer who signed and

sealed the shop drawings shall perform sufficient field reviews in order to provide a letter of professional assurance after completion of the Work, giving assurance that the Work has been fabricated and installed in general conformance with the sealed shop drawings. Approved forms are Ontario Building Code Letters of Assurance (Schedule C). Written inspection reports of field reviews shall be submitted promptly as the field reviews are made.

.8 Maintenance Data: Provide in accordance with Section 01 78 23 – Maintenance

and Renewal Manual, the following data for incorporation into specified maintenance manual: .1 A recommended inspection procedure and schedule and component

replacement schedule. .2 Data for cleaning and maintenance of framing finishes, glazing and

.1 Provide a written warranty signed and issued in the name of the Owner stating: .1 All windows will be free from defects in material and

workmanship for a period of two (2) years from the date of substantial Performance of the Work.

.2 All windows will continue to provide satisfactory resistance to

water penetration for a period of five (5) years from the date of Substantial Performance of the Work.

.3 All insulating sealed double glazing units shall be covered for a

period of ten (10) years from the date of Substantial Performance of the Work, against material obstruction of vision as a result of hermetic seal failure and dust or film formation on inner glass surfaces.

.2 If a 3rd party warranty is provided then the warranty requirements are to

be the most stringent of the 3rd party warranty or the requirements listed above or the requirements in Section [01 78 36] Warranties and Bonds.

.3 Satisfactory performance means compliance with the performance criteria

and the testing and construction standards of this specification, and with the reviewed shop drawings. This includes the performance of finishes, hardware glass and glazing materials, structural attachment, sealants and flashings.

.4 Correct all deficiencies that appear during the warranty period at no cost to

the Owner. 1.8 QUALITY ASSURANCE

.1 Sealed insulation unit manufacturer to be a member in good standing of the

Insulating Glass Manufacturers Alliance (IGMA). .2 Glass and glazing work under this section to conform to IGMA standards.

.3 In Plant Testing: Manufacturer to test 5% of windows (min. two) prior to

shipments to site. Verification letter shall accompany shipment. .4 Site Testing:

.1 Window performance testing is to be conducted by a testing agency designated by the consultant.

.2 All costs, except those of the testing agency, are to be included in Lump

Sum Contract Price. (Net). .3 Contractor to provide full wall assembly and seals to opening in area of all

tests (for a minimum distance of 600 mm beyond rough opening). Where stucco cladding is the exterior finish, plywood may be used as a temporary exterior cladding for the test. Otherwise the specified cladding is to be in place at the time of testing.

.4 Test a quantity of 5% of the total number of windows (minimum 2).

Testing selection shall include: .1 One window of the 5% total, to be tested as a mock-up prior to

installation of remaining windows. Contractor may select location. .2 Remaining windows of the 5% total to be tested at 50% (minimum)

completion of the project. Owner’s representative to select location. .5 Testing shall include:

.1 Water Penetration: Field testing to be in accordance with ASTM

E1105-00, by using AAMA 502-02 Test Method B. .2 Air Leakage: to be in accordance with CSA A 440, by using

ASTM E783-02. .3 Test levels as noted under performance requirements.

.6 In the event that assemblies fail to pass the performance requirements

initially, the costs to repair/replace/adjust the assemblies and the costs for subsequent testing to confirm conformance shall be borne by the contractor.

3.0 EXECUTION 3.1 FABRICATION

.1 Fabricate window units square and true with maximum tolerance of plus or minus

1.5 mm for units with a diagonal measurement over 1800 mm. .2 Mitre and heat weld full length of vinyl frame and sash joints at corners. All

welding flash to be neatly removed. .3 Fasten steel reinforcement to extruded vinyl mullions with concealed stainless

steel fasteners at maximum 300 mm o.c. .4 Continuously and uniformly compress length of gaskets during installation, to

compensate for linear shrinkage. 3.2 GLAZING

.1 Clean sealing surfaces at perimeter of glass and sealing surfaces of rabbets and

stop beads before applying tape, splines or gaskets. Use solvents and cleaning agents recommended by manufacturer of sealing materials.

.2 Install glazing gaskets uniformly with accurately formed corners and bevels.

Ensure that proper contact is made with glass and rabbet interfaces. .3 Support both lites of glass thermal units on levelled setting blocks, 4 or 6 mm

.5 Size glass thermal units to ensure exposed face of spacer is in line with glazing

stops. .6 Use spacers and shims in accordance with glass manufacturer’s recommendations.

3.3 WINDOW INSTALLATION

.1 Install in accordance with CAN/CSA-A440 and reviewed shop drawings. .2 Arrange components to prevent abrupt variation in colour. .3 Erect and secure window units in prepared openings, plumb and square, free from

warp, twist or superimposed loads. .4 Secure work accurately to structure and in a manner not restricting thermal

movement of materials. .5 Transfer window dead load to wall construction by anchors alone or in

combination with plastic shims. Wood shims are not acceptable. .6 Place shims under sill frame at exact setting block locations, and as marked on

frames by window frame manufacturer. .7 Conceal all anchors and fitments. Exposed heads of fasteners are not permitted. .8 Maintain dimensional tolerances after installation. Maintain alignment with

adjacent work. .9 Provide seal around interior perimeter of window frame using foam joint sealant

or foam backer rod, size as required to lightly compress between frame and rough opening, and sealant. Ensure continuity of air/vapour retarder and seal to window frame.

.10 Provide seal at head and jamb of exterior perimeter of window frame using foam

joint sealant or foam backer rod, size as required to lightly compress between frame and rough opening, and sealant. Do not seal sill at exterior.

3.4 SILL INSTALLATION

.1 Install sills with uniform wash to exterior, level in length, straight in alignment

with plumb upstands and faces. Use one-piece lengths at each location. .2 Secure metal sills in place with anchoring devices at upturn located at ends and

evenly spaced 600 mm o.c. in between. Do not fasten through bottom of sill. If sill requires fastening along sloped portion, use dabs of mastic or sealant that is compatible with materials which are being adhered to.

3.5 CAULKING

.1 Seal joints between windows and window sills with sealant. Bed sill expansion

joint cover plates and drip deflectors in bedding compound. Caulk butt joints in continuous sills.

.2 Apply sealant in accordance with Section 07 92 00 - Sealants. Conceal sealant

within window units except where exposed use is permitted by the Consultant. 3.6 PROTECTION AND CLEANING

.1 Protect windows/doors from damage/staining during and after installation. .2 Clean interior and exterior surfaces as soon as adjacent contaminating activities

are completed, to recommendations of window manufacturer. 3.7 ENERGY CERTIFICATE

.1 Finish gypsum board face panel joints and internal angles with joint system consisting of joint compound, joint tape and taping compound installed according to the manufacturer’s directions and feathered out onto panel faces.

.2 Finish corner beads, control joints and trim as required with two (2) coats

of joint compound and one (1) coat of taping compound, feathered out onto panel faces.

.3 Fill screw head depressions with joint and taping compounds to bring

flush with adjacent surface of gypsum board to be invisible after finishing completed.

.4 Sand lightly to remove burred edges and other imperfections. Avoid

sanding adjacent surface of board. .5 Completed installations to be smooth, level, plumb, free from waves, steps

and other defects and ready for surface finish. .6 Tape and fill surface which will be concealed by cabinets, white/tack

boards, wall coverings, other finishes and construction. .7 Tape and fill surface which extend above suspended ceilings. .8 For water-resistant gypsum board installation, remove excess filler and

leave surface ready for installation of ceramic tile.

3.3 PROTECTION .1 Do not permit work to be damaged prior to covering. Protect from harmful

weather exposures and physical abuse. .2 Remove and replace damaged sheathing at the discretion of the Consultant.

3.4 ADJUST AND CLEAN

.1 Remove waste and excess material off site at completion of work of this section;

1.4 DELIVERY, STORAGE AND HANDLING

.1 Deliver all painting materials in sealed, original labelled containers bearing manufacturer’s name, brand name, type of paint or coating and color designation, standard compliance, materials content as well as mixing and/or reducing and application requirements.

.2 Store all paint materials in original labeled containers in a secure , dry, heated and well ventilated single designated area at a minimum ambient temperature of 7° C (45° F). Store materials and supplies away from heat generating devices. Only material used on this project to be stored on site.

.3 All paint manufacturers and products shall be listed under the “Approved Porducts” section of the applicable MPI Manual.

.4 Remove damaged, opened and rejected materials from site.

.5 Provide minimum one fire extinguisher adjacent to storage area.

.6 Take all necessary precautionary and safety measures to prevent fire hazards and spontaneous combustion and to protect the environment from hazard spills. Materials that constitute a fire hazard (paints, solvents, drop clothes, etc.) shall be stored in suitable closed and rated containers and removed from the site on a daily basis.

1.5 MOCK-UP

.1 Assemble a mock-up on the project site, in area designated by the Consultant. Finish, with all required coats, a three square meter minimum sized surface of each major substrate and colour scheme, to show selected colours, finish textures, gloss levels, and workmanship. Where surface is less than three square meters, finish the entire surface.

.2 Allow for review of mock-up by the Consultant and Owner before proceeding with the work.

.3 Mock-up may [not] be part of finished work.

1.6 QUALITY ASSURANCE

.1 Qualifications of Applicators: The Contractor shall have a minimum of five (5) years proven satisfactory experience. The Contractor shall maintain a qualified crew of painters throughout duration of the work who shall be qualified to fully

satisfy the requirements of this specification. Only qualified journeymen shall be engaged in painting and decorating work and have a provincial tradesmen qualification certificate of proficiency.

.2 Conform to the standards contained in the MPI Architectural Painting Specification Manual (for new surfaces), latest edition and MPI Maintenance Repainting Manual (for existing surfaces), latest edition.

.3 All paint manufacturers and products used shall be listed in the Master Painters Institute “Approved Products List”, latest edition.

1.7 ENVIRONMENTAL REQUIREMENTS

.1 Safety: comply with requirements of Workplace Hazardous Materials Information System (WHMIS) regarding use, handling storage, and disposal of hazardous materials.

.2 Ventilation: all areas where painting work is proceeding require adequate continuous ventilation during and after application of paint. Run ventilation system 24 hours per day during installation; provide continuous ventilation for 7 days after completion of application of paint.

.3 Maintain minimum substrate and ambient air temperature of 10° C (50° F) for 24 hours before, during and after paint application. No painting to be completed when relative humidity exceeds 85% or when the dew point is less than 3° C (5° F) variance between the air/surface temperature. Maintain supplemental heating and ventilation until paint has cured sufficiently.

.4 Apply paint only in areas where dust is no longer being generated by related construction operations such that airborne particles will not affect the quality of the finished surface.

.5 Apply paint only when surface to be painted is dry, clean, properly cured and adequately prepared.

.6 Perform no interior painting and finishing work when the maximum moisture content of the substrate exceeds:

12% for masonry and concrete.

15% for wood.

12% for plaster and gypsum board.

.7 Conduct all moisture tests using a properly calibrated electronic Moisture Meter.

1.9 WARRANTY/GUARANTEE

.1 Provide a two (2) year Painting Association Guarantee in accordance with MPI requirements.

.2 All interior painting and finishing work shall be in accordance with MPI requirements and shall be inspected by the Painting Association. The cost for such Painting Association inspections as well as the Painting Association Guarantee shall be included in the Base Bid Price.

2.0 PRODUCTS

2.1 MATERIALS

.1 All materials (primers, paints, coatings, varnishes, stains, lacquers, fillers, thinners, solvents, etc.) shall be in accordance with the MPI “Approved Product” listing and shall be from a single manufacturer for each system used.

.2 All materials and paints shall be lead and mercury free and shall have low VOC content where possible.

.3 Water-borne surface coatings must meet or exceed all applicable governmental and/or industrial safety and performance standards.

.4 Water-borne surface coatings and recycled water-borne surface coatings must contain information describing proper disposal methods within their packaging.

.5 Paint materials shall have good flowing and brushing properties and shall dry or cure free of blemishes or sags.

3.0 EXECUTION

3.1 GENERAL

.1 Perform all painting operations in accordance with MPI Painting Specifications Manual except where specified otherwise.

.2 Apply all paint materials in accordance with paint manufactuer’s written application instructions.

.3 Ensure all dust generating activities have been terminated and dust removed.

.4 Prior to commencement of painting and finishing work, thoroughly examine and test substrates scheduled to receive coatings and report to Consultant any unsatisfactory conditions.

.5 No painting work shall commence until all such adverse conditions and defects have been corrected and surfaces and conditions are acceptable to the Consultant.

3.2 PREPARATION

.1 Remove electrical cover plates, light fixtures, surface hardware on doors, door stops, bath accessories and all other surface mounted fittings and fastenings prior to undertaking any painting operations. Store for re-installation after painting is completed.

.2 Move and cover furniture and portable equipment as necessary to carry out painting operations. Replace as painting operations progress.

.3 As painting operations progress, place "WET PAINT" signs in occupied areas to approval of Owner.

3.3 PROTECTION

.1 Protect existing building surfaces not to be painted from paint spatters, markings and other damage. Make good any damage caused by failure to provide suitable protection.

.2 Furnish sufficient drop cloths, shields and protective equipment to prevent spray or droppings from fouling surfaces not being painted, including surfaces within

.2 Subtrates shall meet all environmental requirements as specified.

.3 Investigate substrates for problems related to proper and complete preparation of surfaces to be painted. Report all damage, elevated temperatures, elevated moisture contents, defects, unsatisfactory or unfavourable conditions to Consultant before proceeding with work.

3.5 SURFACE PREPARATION OF PREVIOUSLY COATED SUBSTRATES

.1 Prepare existing surfaces in accordance with the MPI Maintenance Repainting Manual, Chapter 2 and 3, Section 3 – Surface Preparation, latest edition. Refer to the Repainting and Refinishing Schedule in [2.4.2], for specified surface preparation based on Degree of Surface Deterioration (DSD).

.2 Program cleaning and painting so that contaminants from cleaning process will not fall onto wet, newly-painted surfaces.

3.6 APPLICATION

.1 Perfom painting in accordance with the MPI Architectural Painting Specification Manual for new surfaces and/ or MPI Maintenance Repainting Manual for existing surfaces, latest edition.

.2 Method of paint application shall be either by spray-on or roll-on, sufficient to fill all voids in existing surfaces and provide uniform appearance.

.3 Apply primer of approved paint to exposed surfaces.

.4 Apply each coat of paint as a continuous film of uniform thickness. Repaint thin spots or bare areas.

.5 Allow surfaces to dry and properly cure after cleaning and between subsequent coats for mimimum time period as recommended by manufacturer.

.6 Sand and dust between each coat to provide an anchor for next coat and to remove visible defects.

.7 Flammable rubbish, cotton waste, cloths and material, which may constitute a fire hazard, shall be placed in closed metal containers and removed daily from the site.

.8 Use aggregate coating or a slip resistant additive in paint for stair handrails, treads and landings in accordance with the requirements of authourities having juristiction and where scheduled to paint.

.9 For woodwork to receive a stain finish, apply [paste wood filler to open grain wood followed by] uniform coats of stain and wipe off if required. Wood shall have a uniform shade. Match stain so that dissimilar woods have uniform finished appearance.

.10 For open grain woods to receive a clear finish, tint paste wood filler to match wood. Work filler well into grain and before it sets, wipe off excess to provide a clean surface.

3.7 BACK-PRIMING OF INTERIOR WOOD

.1 Back prime concealed surface of the following components, prior to their installation:

.1 Surfaces in contact with concrete or masonry.

.2 Surfaces in contact with any floors or floor finishes.

.3 Other surfaces that may be subjected to moisture during normal use or cleaning operations.

.4 Backboards for mechanical and electrical equipment.

.2 Use white alkyd primer for components scheduled to receive a paint finish.

.3 Use semi-transparent stain for components scheduled to receive a solid or semi-transparent stain finish.

.4 Use gloss varnish, reduced 25% with thinner, for components scheduled to receive a varnish finish.

.1 All surfaces, preparation and paint applications shall be reviewed by Consultant.

.2 Repainted exterior surfaces shall be considered to lack uniformity and soundness if any of the following defects occurs:

.1 Runs, sags, hiding or shadowing by inefficient application methods.

.2 Evidence of poor coverage at rivet heads, plate edges, lap joints, crevices, pockets, corners and re-entrant angles.

.3 Damage due to touch before paint is sufficiently dry or other contributory cause.

.4 Damage due to application on moist surfaces or caused by inadequate protection from the weather.

.5 Damage and/or contamination of paint due to wind blown contaminants (dust, sand blast materials, salt spray, etc.)

.3 Painted surfaces rejected by the Consultant shall be made good at the expense of the Contractor. Small affected areas may be touched up; large affected areas or areas without sufficient dry film thickness of paint shall be repainted. Runs, sags of damaged paint shall be removed by scraper or by sanding prior to application of paint.

3.9 PROTECTION

.1 Protect all newly painted interior surfaces from condensation, contamination, dust and freezing temperatures until paint coatings are completely dry. Curing periods shall exceed the manufacturer’s recommended minimum time requirements.

.2 Erect barriers or screens and post signs to warn, limit or defect traffic away or around work area as required.

3.10 TOUCH-UP AND CLEANING

.1 Clean and re-install all items that were removed before undertaking painting operations.

.2 Remove protective coverings and warning signs as soon as practical after operations cease.

.3 Remove paint splashings on exposed surfaces that were not painted. Remove smears and spatter immediately as operations progress, using compatible solvent.

.4 Repair, touch-up and refinish damaged work caused by painting operations. Refinish entire wall or area where deemed necessary by Consultant.

.5 Place cotton waste, cloths and other material that may constitute a fire hazard in metal containers and remove from site daily.

be undertaken when existing electrical conduits, fixtures, etc. are damaged due to the construction activity.

.2 All damaged electrical conduits, fixtures, etc. must be repaired in a timely fashion.

If repair cannot be made in a timely fashion, a temporary lighting system must be installed.

.3 Visit site to ascertain existing conditions and note all conditions that will affect the

construction activity. 1.4 CODES, REGULATIONS, PERMITS:

.1 Comply with Safety Codes Act and rules and regulations made pursuant thereto, including Canadian Electrical Code.

.2 Unless otherwise indicated, all references in the Contract Documents to "Canadian Electrical Code" or "CEC" shall mean the edition of the Canadian Electrical Code, Part I, CSA C22.1 and the variations made thereto by Alberta regulation, which are in force on the date of bid closing for the Contract.

.3 All electrical products shall be tested, certified, and labelled in accordance with a

certification program accredited by the Standards Council of Canada.

.4 Submit to authority having jurisdiction and utility company, necessary number of drawings and specifications for examination and approval before commencement of electrical work. Pay associated fees.

.5 Submit to the Consultant, copy of electrical permit obtained from authority having

jurisdiction. 1.5 EXAMINATION OF SITE .1 Before tendering, examine site and all applicable drawings so that the tender price

includes for everything necessary for completion of the Work. Failure to visit the site or adequately review all the required interfacing details will not entitle this sub-contractor to any additional compensation.

.1 Deliver, store, and maintain packaged materials with manufacturer's seals and labels intact.

.2 Store materials in regulation containers in accordance with Occupational Health and Safety Regulations and manufacturer’s instructions.

.3 Toxic or hazardous chemicals shall be secured in a locked storage area.

.4 All containers to be labelled with material expiration dates. Materials older than

the expiry date shall be rejected.

.5 Shelf life will be strictly adhered to and materials shipped without dates will be rejected.

.6 Immediately remove rejected materials from site.

.7 Submit copies of material safety data sheets (MSDS) for all products prior to arrival on site.

2.0 PRODUCTS 2.1 MATERIALS

.1 Use new products unless otherwise specified.

.2 Provide three (3) copies maintenance instructions for finished surfaces and

maintenance materials before Substantial performance. 3.0 EXECUTION 3.1 EXPOSED CONDUITS, FIXTURES, ETC.

.1 Ensure all exposed conduits and fixtures are properly protected and operational at

all times during the Work. Refer to Section 01 56 00 - Protection of Work and Property.

.2 Any damage to exposed conduits and fixtures will be the responsibility of the Contractor to repair or replace. All required work to exposed fixtures (i.e.

removal, replacement, repairs, etc.) may be performed by the Contractor's own electrician.

3.2 EXISTING EMBEDDED ELECTRICAL SERVICES .1 Ensure potential areas of buried conduit are identified and high voltage systems

located in the area of work are switched off to prevent possible injury. Co-ordinate requirements with Owner.

.2 Take the utmost caution during concrete removal operations in order to prevent damage to buried conduits. Damage caused to conduits will be immediately reported to the Owner and Consultant. In no instance will damage or deteriorated conduits be covered up without specific approval from the Owner. Allow reasonable time for implementation of any electrical repairs required.

.3 Take all precautions to ensure embedded conduits found are not live before

removing concrete around them. Expect to find lighting conduits, 600V main power lines, exhaust fan conduits, alarm lines, telephone lines, etc.

.4 Repair or abandon damaged conduit within the slab at the discretion of the Owner.

Owner to pay for repairs provided damage has not resulted from negligence. Negligence shall be determined at the discretion of the Consultant.

.5 All repairs to embedded electrical services will be performed by the Owner's

electrician and included in the cash allowance. 3.3 TEMPORARY LIGHTING

.1 If electrical repairs cannot be performed in a timely fashion the Owner at their

discretion can request that the Contractor provide a temporary lighting system in accordance to Section 01 52 00 - Temporary Facilities.

.2 All repair work to the existing electrical systems (damaged or replaced) are to be inspected by the local utility provider.

.3 Contact local utility provider and arrange for an inspection of the repairs by making an application for inspection within 48 hours of repairing the damage. Call for an inspection regardless of which electrician is performing the repair.

.4 The cost of inspections will be the responsibility of the Contractor.

.5 Copies of inspection certificates provided by the local utility provider and

authority having jurisdiction shall be distributed to the Owner and the Consultant upon completing the project.
