Project will be designed and constructed in two phases with predicted duration of 6 years: I phase: Soline Bay, Recreational & agriculture area, Logistic zone, Supporting infrastructure II phase: Zincena Bay

PUBLIC PROJECT OWNER (MUNICIPALITY OF PASMAN ) INVESTORPublic owner gives right to build and land lease to investor during contract period.

At the end of contract period investor returns all buildings to the public owner

FINANCIAL AND ECONOMIC INDICATORS

Financial and economic indicators are calculated based on 25 years projections, with inflation rate of 2,00% (Historic harmonised inflation Europe - HICP inflation) and discount rate of 6,52%.

Net present value (NPV) calculated in financial cash flow is found to be positive around 270 million €.

Internal rate of return (IRR) is calculated in interval from 10 % to 12 %.

Return period of investment (RPI) is achieved in the second half of analysed period. (IRR and RPI are calculated in financial cash flow with excluded financial receipt and expenses.)

Sensitivity analysis indicates that project is extremely elastic to increase of construction costs during construction period and energy costs during operating period.
