Exterior panels are manufactured from Tricoya, an exceptionally stable

and durable wood composite. Tricoya boasts a 25+ year life above

ground, coping effortlessly with the harshest of outdoor weather and

moisture variations. It is highly resistant to rot, warping and fungal

attack, making it a great choice for a low maintenance garden building.

Choose from a wide range of high quality, timber doors and windows

and countless colour options, to create your perfect design. High

Planning

At 2.5m high, Proline garden rooms do

not normally require planning permission.

If you are unsure of your individual

circumstances, we recommend you

contact your local planning office.

Sizes

The Proline is a modular, panel system,

available in a size to suit all gardens – from

1.8m x 1.8m up to 5.6m x 3.4m. You can

choose from a wide variety of door and

window options.

Heating

As a result of the excellent insulation,

the buildings are very economical to

heat in winter, and are cool in summer.

We recommend a wall mounted, panel

convection heater with thermostat and

timer from our electrical package.

Foundations

Buildings require a flat, solid and stable

base constructed from concrete, paving

slabs or a Garden Affairs deck base.

A deck base will take a building height

over 2.5m high.

Insulation and heating

High specification insulation is offered as

standard in the roof, floor and walls.

Roofs and rainwater

Roofs are finished with a black Firestone

EPDM rubber roof membrane. A gutter

downpipe drains water out naturally at

base level or you could add a water butt

for rainwater harvesting.

When we are installing your building we offer two options

Option 1 – First fix electrical wiring

Wiring is installed in the roof for lighting,

and in the cavity walls for heating and

power sockets. Your building is then ready

for a qualified electrician to supply and

install a consumer unit, appliances and

connect to the mains.

Option2 – Full electrical package

We will take care of the whole electrical

installation (minus the connection to the

mains – see below). This service is carried

out by a Garden Affairs appointed qualified

electrician and you can choose the elements

you would like from the following including:

Wiring

Sockets

Outdoor sockets

Convection heaters

Ceiling or wall lights

Light switches

Bulkhead outdoor lights

Fluorescent lights

Data cabling

Fuse board

Electrical packages

Connection to the mains

The cost of connection from the garden

building to the house is quoted and paid

directly to the Electrician during installation.

Bringing along pictures and dimensions of your

garden is very useful. We will discuss how you

want to use the building and produce a design

with a fully itemised quotation.

Installation

Our Installation Team aim to make your project

hassle free. Depending on the size of your building,

installations typically take between 2-3 days.

Order

We request a 25% deposit with the

balance on completion. Delivery is

approximately 8 weeks from order.
