I f you’re heading off soon for a well-deserved long summer holiday, First National Real Estate Lake Macquarie prin-

cipal, Troy Duncan recommends you start now to plan some simple and cost eff ective security meas-ures to make sure your home and property is safe while you’re away.

In Australia, around a quarter of a million households are victims of at least one break-in a year, according to Australian Bureau of Statistics fi gures, and even more are the target of an attempted break-in.

“Many people leave their homes and additional family cars exposed when they head off on their annual holidays and this can be a green light for burglars,” Troy said.

Home security tips from First National Real Estate Lake Macquarie include:

• Security alarm. If you have the time – and the budget – before you go away, install a back-to-base burglar alarm. “This is still the best deter-rent,” Troy said. “For most burglars, an alarm simply makes your home too diffi cult to try and enter. Be sure to display notices about the alarm system prominently at doors and windows.”

• Lock all doors and windows. “It sounds obvious, but people in a rush to head off can easily forget to close a window or secure a door,” Troy said. “If possible, fi t deadlocks to main doors and windows, as these create hurdles for a would-be burglar.”

• Create a lived in look. While away, make sure your home still looks ‘lived in’. Leave a pair of shoes at the back door, water in the dog’s bowl and hang some towels on the washing line. Make sure a trusted neighbour or family member collects mail and regularly adjusts curtains and blinds, and swaps those towels on the washing line to diff erent colours periodically. “If possible, ask a friend or neighbour to regularly move any family cars that will be left in your driveway or outside your home, to suggest activ-ity,” Troy said.

• Set timers. Timers are avail-able from hardware stores and allow you to switch your TV or radio on at various times. Tune your radio to a talkback station so there’s the sound of many diff erent voices.

Strength rolls on

T he housing market looks likely to remain strong in 2015 after the latest HIA-RP Data

Residential Land Report showed a solid increase in residential land sales as the 2013/14 fi nan-cial year came to an end.

Housing Industry Association Chief Economist Harley Dale said a healthy June quarter assisted the fi scal year result of 10 per cent growth in 2014, as the residential land sales were reasonably level throughout 2013/14.

“In the June 2014 quarter itself residential land sales increased by 8.4 per cent, but were 4.5 per cent lower compared to their quarterly peak in June last year,” Mr Dale said.

“Consistent with signals from other housing indicators, the geographical recovery in resi-dential land sales is broadening. That is an encouraging sign for detached and semi-detached dwelling construction in

2014/15.”Despite high projected residen-

tial land sales, Mr Dale believes that land values and supply need to be readjusted to sustain a healthy property market.

“Over the longer time frame of the past 15 years there has been a substantial increase in residen-tial land values, which cannot be repeated if the nation is to succeed in adequately housing its growing and ageing popula-tion. Land supply remains a policy area that requires much greater focus, and not just at a state level,” he said.

In the June 2014 quarter the weighted median price of residential land increased by 1.1 per cent to $205,330. This marks only the third time the value has exceeded the $200,000 threshold.

RP Data Research Director Tim Lawless said the bounce back suggests there may still be some life left in the residential land sector.
