Gippsland medical triple threat37 and 39 Breed Street in Traralgon, also known as the Breed Street Clinic, is being marketed for sale by CBRE’s Healthcare & Social Infrastructure team of Josh Twelftree, Jimmy Tat, Sandro Peluso and Marcello Caspani-Muto.
The freestanding regional medical centre is currently leased to medical imaging network I-MED Radiology, ASX-listed Dorevitch Pathology and Deakin Medical Group, earning an annual incoming of approximately $574,000, while featuring a WALE of 4.1 years.
The approximately 3533 square metre corner landholding, with a 47-metre frontage to Breed Street, features a dual building of approximately 1486 square
metres, and boasts highly specialised and modern improvements to its reception areas, treatment areas, 14 consulting suites, meeting rooms, seminar and training rooms, waiting rooms, administration offices, staff amenities and 13-person pathology room. The property is located in the heart of the Traralgon activity centre, directly opposite Woolworths Traralgon, and has on-site parking for 61 vehicles.
Twelftree said: “The Breed Street Clinic represents a highly strategic and valuable central landholding in the largest and fastest growing city in the greater Latrobe Valley area, which has a population of 74,170.”
Peluso added: “Investors will be strongly attracted to the asset given that I-MED have recently renewed their lease. Radiology is a tenant that spends often in excess of $3,000,000 to fit out a building. In addition, relocation costs can often top $1,000,000 - $2,000,000. This gives investors confidence that the tenant will fulfil their lease obligations and exercise options.”
37 and 39 Breed Street, Traralgon will be sold via a tender campaign closing Wednesday 29 July at 2pm.
For more information, contact Sandro Peluso on 0418 389 757 or Josh Twelftree on 0452 524 985.

Editor’s note
The old saying goes: make hay while the sun shines.
Looking out the window of our office in Elsternwick, where the sky is overcast and the afternoon drizzle shows no sign of stopping, there’s unfortunately not much sun-shining happening, but there sure is plenty of hay-making!
After 18 years of servicing the Caulfield area with the very latest in real estate news, Property Weekly will be taking a big leap next week and heading over to the letterboxes of Toorak and surrounding suburbs as well.
Our Property Weekly: Toorak & Surrounds edition will be available to over 37,000 homes from South Yarra through to Malvern East, showcasing some of Melbourne’s finest suburbs and featuring some of Australia’s most prestigious homes on the market. Complemented by our suite of lifestyle and community features, we certainly hope Property Weekly: Toorak & Surrounds will find a happy home on the breakfast bars and coffee tables of our new regions as well.

BY ZOE EYLES
As the cold creeps in and we spend more time indoors, we aren’t the only ones susceptible to weight gain. Here are some signs that your dog may be carrying some extra heft:
1. Lack of a defined waistline or abdominal tuck.
2. Waddling while walking.
3. Dislikes exercise or tires easily.
4. You cannot easily feel your dog’s rib cage.
If you believe your dog is overweight or want
to prevent a future weight issue, here are some tips to help manage your dog’s health:
NUTRITION Purchase dog food that is specially formulated for weight management or consult with your vet about the fat content or nutritional composition that is right for your pet.
EXERCISE DAILYWhether it’s walking, chasing a ball, playing at the dog park, stairs, or home obstacle courses, make sure your dog is getting active each day.
SLOW FEEDER BOWLSThese specially designed bowls ensure your dog chews their food properly and may help prevent bloating, aid in digestion, and reduce gas.
AVOID ‘JUNK FOOD’Refrain from giving your dog unhealthy human foods and replace with healthy dog treats (given in moderation).
Learn to spot the signs that your dog may be overweight, and how to keep your four-legged friend happy and healthy.

2. Bring nature insideIt goes without saying that a mirror works wonders in creating the illusion of space, but a nifty trick is to position it to reflect the outside, inside. This works particularly well if the mirror reflects trees, plants and the sky – bringing the natural world into the living room. Oh and plants, lots of plants.
3. Furniture as sculpture
Investing in a piece that merges the boundary between function and art is a simple way to elevate a room and, though the galleries may be shut, a trip to the lounge may be the closest thing to visiting MoMA this year, and it’s cheaper than an Andy Warhol.
4. Accessorise, accessorise, accessorise
You don’t need to start all over to refresh your decor. Sometimes a small piece can reinvigorate a space – whether it’s a print, a cushion or even a vase. And accessories allow you to update your space with the seasons. A thick plush throw is perfect for this time of year and we won’t judge you if you spend the rest of the winter under it.

5. A rug ties it all together
Warm up your toes while adding texture to your space.
There’s an old saying that you should invest in things that separate you from the floor – shoes, beds and of course, rugs. A rug has the ability to make any living room, no matter the decor, feel cohesive and homely. And best of all, it’ll warm your toes on a winter’s morning. A bright rug will always add lightness to the living room no matter the texture.
1. Colour BlockingColour blocking is an emerging trend in the interior design world that deliberately matches bold primary colours, often from opposing sides of the colour wheel. Forget everything you were told in the early 2000s because bright contrasting colours are the new pastels – in a big way.
Being confined to our homes through winter and pandemic restrictions, it can be easy to feel uninspired by our surroundings. However, a pop of colour here, a well-placed mirror there and the roll-out of a rug can lighten not just your living room, but your outlook. The team at Matt Blatt lends some ideas to help inspire your living room jazz-up.

From providing employment to struggling hospitality workers to ensuring customers have access to restaurant-quality take-home meals, the team at FairFeed are providing an innovative and sustainable solution through the pandemic.
FEED THE HUNGRY
BY BELLE KWAN
A S the city enters its second round of stage-three restrictions, the team at FairFeed is more committed than ever to its three-pronged
purpose – to provide well-priced, restaurant-quality and nutritious take-home meals to Melburnians spanning from Yarraville and Essendon through to Box Hill and Frankston; to continue supporting local producers; and to ensure as many displaced hospitality staff as possible are able to find gainful employment through this pandemic.
At the helm of this new community endeavour that has seen orders flying out the doors of its Ripponlea kitchen since March is Tom Jacobson, co-founder and owner of famed burger joint Smoke & Pickles and hot sauce brand Changz Hot Sauce. Joining him is head chef Tori Bicknell, whose impressive CV includes being head chef at Melbourne icon St Ali and executive chef at Rustica Sourdough. The FairFeed crew is also made up of former employees of renowned institutions including Stokehouse, Revolver Upstairs and Bistro Garcon, while the ever-rotating menu includes creations by chefs behind Tulum, Pretty Little and Jungle Boy.
q: Tom, when lockdown restrictions were announced the first time around, why not just
focus on keeping Smoke & Pickles afloat? What sparked the idea of FairFeed?
TOM: My priority was certainly to keep Smoke & Pickles up and running and ensuring that my staff stayed employed. However, within the span of just a few days, hundreds of hospitality workers – ranging from famed head chefs to some of the best front-of-house staff – lost their jobs. Growers, producers and suppliers to food businesses also found themselves without orders. All of a sudden, the industry that I have spent almost half my life in was going up in smoke, and I knew something more could be done here.
We have a very large kitchen here at Smoke & Pickles, and while we produced Changz Hot Sauces as well, there was certainly opportunity to better utilise this space. I had always wanted to be part of a community initiative that would bring more fairness to the hospitality industry, as well as to encourage customers to support local businesses. This was the perfect chance.
q: FairFeed seemed to have popped up almost immediately when the pandemic hit. How easy
was it rallying the troops and finding support to get started?
TOM: The writing was on the wall. The second I heard cities like London, New York and Los Angeles were shutting down, I knew it was just a matter of days before that became a reality here in Melbourne, and so the planning began.
It took us three days to build our website, and with so many employees of the hospitality industry finding
themselves stood down, we banded together so quickly and a team of chefs, drivers and operational staff was created. Tori, our head chef, worked on creating a diverse menu together with our expert team in the kitchen, and we were also incredibly fortunate to have some of Melbourne’s leading food suppliers, such as Premium Food and Hansa Butchery, donate essential components of our recipes to keep costs low.
q: Averaging just $5 to $9 a serve, and with an online menu featuring close to 20 meal options
on any given day, how did you strike that balance between variety, price and quality?
TORI: With the support of so many of Melbourne’s amazing culinary talents who contributed their recipes and expertise, coming up with delicious top-quality dishes was the easy part. That said, we had to bear in mind that each dish had to be easy to transport, suitable for reheating, and kept to our priority of zero waste as much as possible.
FairFeed is all about support and inclusivity, and we reflect that in our menu as well, where we ensure people across all dietary requirements have options to choose from. There are plenty of vegetarian and vegan options, where possible we will create dishes that are free from gluten and/or dairy, and feature a range of cuisines as well. Whether you’re craving a warm and comforting lasagna or mac & cheese, or want to spice things up with a Thai curry or Malaysian rendang, I promise you will be impressed with our menu.
We’ve certainly focused on ensuring prices remain affordable and accessible to everyone, because we know very well how hard the pandemic has affected so many people economically. Our customers also know that their money spent is directly supporting members of our team, including our delivery drivers who receive $10 per delivery.
q: What are some highlights of the FairFeed menu that
keep people coming back?
TORI: Daniel Dobra’s beef goulash is an instant sell-out, as is Dylan Forte’s pine
mushrooms with artichoke and truffled polenta that features mushrooms foraged locally. With the cold weather, our soups, curries and pastas have also become quite the staple for a hugely satisfying feed. And of course, our desserts like Dobra’s blackberry pie and a vegan strawberry and apple crumble for a delicious evening treat.
All our dishes come with easy-to-follow reheating instructions and are suitable for freezing, so we often see people making large orders and keeping their fridges and freezers well-stocked with quick and nutritious meals.
q: What’s next for the FairFeed team?
TOM: We will be launching a new range of hot sauces, called Fairly Hot Sauce, that will help create more work opportunities for the struggling hospitality industry. From bottling and labelling to distributing, the range of hot sauces will specifically help visa-holders who do not qualify for any of the government assistance schemes find employment. We will also be continuing to offer our menu for functions and events once this second round of restrictions is lifted, where signature dishes from our menu can be tailored and adjusted for cocktail-style dining.
