Completed in 2003 and sold at a record price for the Orlando MSA to a condo-
converter
The project also experienced record lease-up for any project in Central Florida with
an average monthly absorption of 57 units
Lowder Construction built the project and was a joint-venture with ORIX Real Estate

Project challenges included negotiations with Seminole County regarding rental restrictions prohibiting students
Absorption rates exceeded 30 units per month during lease-up

The project was experiencing extraordinary absorption when it was sold prior to completion for a price exceeded only by a previous deal, Tradition at Millenia

Located behind the Mall at Millenia in Orlando, Florida. Aqua was our first 4-story frame with attached parking structure
Property amenities included extensive resort style clubhouse including lounge, fitness center, theatre, pool and spa and billiards room
The challenges faced during development included the need to have club amenities available to residents 24/7 and the impact on security and leasing/management operations
Completed in 2009 and constructed by BSPCSI
Project challenges included linking the project across a city canal to the entrance to Mall at Millenia
