HUNTING SECTION

Almost all the hunters wait anx-iously for the deer hunting season and the best way to wait for the buck season is to be running down your checklist for the season. If you have had issues with the deer hunting season the last season then you should always try to list those down and try to rectify those before the next buck season. As a hunter the fitness of the person plays a very im-portant part. This means that you should always have

to be ready and in shape for the hunting season. Get as much exercise as possible. Do leg strengthening exer-cises as walking is a major activity that you will do while hunting for the elu-sive whitetail deer. Even

if you decided to use the stand then you need to be either sitting or standing for the whole day and that will mean that you can easily be tired after only one day of the hunting season. To avoid that happening get a lot of strenuous physical exercises done to strengthen your lower part of the body. Of course if you are using the rifles then get the shoulders to be strong too.Check your rifles and see if they need any repair or even replacement. If you are us-ing a new rifle then you need to be able to use it properly when the hunting season starts. Practice hard for a few days with your new rifle before the hunting season begins. This is a must as you should be comfortable using the rifle.

Check your stand for the strength and any cracks. If you have been using the same stand for a few years then give additional support to the stand at a lot of places. Also if check if the paint is getting old and the stand needs to a new coat of paint to effectively serve as a good camouflage.Apart from this in certain states you will need to have the hunting permits as well as firearms licenses renewed or reissued. Check that or else you would have to say goodbye to hunting for the season.Very crucial is to check the items that are going to be there in your backpack and these items are not trivial like the first aid kit or a torch light and a light-er. These items come in very hand when you are in the woods all by yourself for the entire day.

Why Homebuyers Love Open Floor Plan Living

Open floor plans are extremely popular with today’s homebuyers, and builders are accommodating them with new designs and layouts every year. The style has been popular since the 1990s and demand has only increased from there. As a result, it’s become common for new developments and display homes to feature these designs.

Defining The Open Floor Plan

Open floor or living plan designs feature a large common room that blends the functions of several

Open Floor Plan- Coninuedrooms. Most commonly, these are the kitchen, liv-ing room and dining room. Typically, there are no walls to separate these rooms from one another, but you’ll often see a bar or countertop at the edge of the kitchen to separate the cooking area from the rest of the room. In many new homes, this area is located adjacent to an alfresco or patio, effectively bringing the outdoors in.

The Popularity Of The Design

This layout makes it easier for families to spend time with one another while still doing their own thing, which is one of the biggest reasons for their popularity. Anyone who is cooking in the kitchen can still be part of the conversation taking place in the living room. Parents can cook dinner while still helping their kids with homework at the dining ta-ble or keep an eye on younger children while get-ting meals ready. Those who like to entertain love these designs for many of the same reasons. They can still be involved in the party while taking care of the food.

The style also tends to let in more natural light since there are fewer walls to block it. Likewise, these designs create the illusion of more space, es-pecially if they are combined with high ceilings, large windows and alfrescos or patios. They are less

confining than rooms that are separated from one another with walls, but defining each area with well-placed furniture helps break the area up and prevent it from seeming too large.

Is This Design Right For You?

Just as there are many advantages of the design, there are drawbacks as well. Some people don’t like the exposed feel. Others prefer their rooms to be sepa-rate from one another and still others are bothered by noise or visual distractions that carry throughout the area. There are no doors to shut out the noise or block the messes from sight, after all. Sometimes the rooms can look sparse, particularly if you don’t have a lot of artwork to hang on the walls or furniture to fill the space.

Visit And Decide For Yourself

The best way to figure out if this style is right for you is to visit builders’ display homes or homes that are for sale and compare and contrast open plans with more traditional layouts. Be sure to consider your lifestyle and how you use your home. It’s helpful to envision your furniture in the home to see if you can imagine yourself living there. Once you see the style for yourself, you’ll quickly find out whether you like it or not.

Believe it or not, the answer is yes. The difference in selling a property in summer and selling it winter can go unnoticed by some sellers and some real es-tate agents, but there are some changes you can use to make your home show better in the winter than those that make no effort to change their strategy.

While things like a season can seem immaterial when it comes to buying or selling a home in the hundreds of thousands of dollars, winter can bring up some issues like safety and cleanliness that the summer months do not have to contend with. Even something as simple as sunset coming earlier is something you can take into account when preparing your home for a showing.

SafetyWhile it can sometimes be an overlooked aspect of having people come to your home for a showing or open house, ensuring that your home is safe, espe-cially on a walkway or driveway, can help you create some goodwill with potential buyers and give you a bit of a leg up on the other homes a prospective buyer might be shown that day.

Clearing your driveway or walkway of snow or ice is one great way to make your home more inviting to potential buyers. Another great thing you can do to help your home is make sure that ice is removed from above your doorway or other overhang. Having an icicle pelt a potential buyer in the back of the neck might not engender a lot of good will.

CleanlinessWhen snow falls, potential home buyers now have a new thing to track into your home and give the en-tryway to your property a cluttered, dirty appearance. Even worse, after snow has been on the ground for a few days, it can turn to slush. Anyone with children

knows that slush can be a killer on entryways and carpets throughout a property.

Head this problem off at the past and put fresh wel-come mats in front of your door and in the entryway to prompt prospective buyers to clean their shoes vigorously before entering your home. This may seem like a pretty inconsequential step in selling your home, but anything you can do to preserve the appearance you have worked hard to give your home can help give a potential buyer a better perspective of your real estate.

LightingIn some areas of the country, winter can bring with it the tendency for the sun to go down even before 5 o’clock. As many showings take place when a po-tential buyer gets off of work, they can fall after sun-down and though in the summer your home would still be bathed in sunlight, the winter will give it pitch black conditions to show in.

If this is the case in your area, think about investing in some lighting for your property that shows off the

Decide how much you can spend. For a convenient worksheet, go to pueblo.gsa.gov.

Check your credit reports to find out your status.Your credit report affects a lender’s willingness to give you a loan, and if there’s a mistake that nega-tively impacts you, you can try to correct it.

Get an idea of how much you can borrow.Real estate agents and lenders can help with this, or use one of the mortgage calculators on the Web (such as on bloomberg.com).

Shop for a mortgage lender.Look for the best rates and terms and a good-faith estimate of closing costs.

Consider getting preapproved for a loan. You won’t waste time looking at houses you can’t afford. Plus, a preapproval letter will demonstrate your viability as a buyer (a good edge, when you bid on a house, if there are multiple offers), and you’ll save time once a bid is accepted.

Find a real estate agent. An agent, who will be paid by the seller, can do a lot of the legwork for you. To find an agent, ask friends and family, interview several candidates (make sure they’re licensed and have access to Multiple Listing Service). Decide who you’re most comfortable with, and contact references if possible.

Research potential neighborhoods.Investigate issues like crime rate, schools, local ser-vices, proximity to museums or other institutions that are important to you, commuting distance, eth-nic diversity, and property taxes.

Make a list of features you want in a house.Divide it into must-haves and like-to-haves.

Go house hunting.Read the newspaper real-estate section, check out online sources (like realtor.com), go to open houses, and use your agent. Print out a checklist of things to look for in each home you tour at hud.gov.Make an offer. But it should be contingent on the results of a home inspection and your ability to secure a mortgage.

Get an inspection. To find a qualified inspector, ask for recommenda-tions, or search for a certified inspector at nachi.org. Ask for and check references.

Consult a lawyer if you desire, or if it’s required in your state. An attorney will help you decide whether you want to proceed with the deal, before signing a contract.Related: Do You Need a Lawyer to Buy or Sell a Home?

Start organizing for your move.Once the sale is final, use the Moving Checklist to help you hire movers, order supplies, and pack up your belongings.

Home BuyingChecklist

exterior of your home. Turning on the lights outside at 5 p.m. can be a bit of a counterintuitive exercise, but it can be effective in giving your home a better exterior appearance and piquing the interest of a po-tential buyer.

You can force yourself to turn your lights on by buy-ing a timer for your outside lights and setting it a bit after sundown on a typical day in your area. That way, even if you forget to turn all of your lights on outside, especially if you leave your home well be-fore the showing is scheduled to start, the timer will make sure that those lights are on and your home is shown in the best possible light, pun intended.

While it may seem silly to market your home differ-ently based on the season you are selling it in, spend-ing some time on these aspects can make your home show better and have a better chance of ultimately interesting a potential buyer.
