The school was originally built in 1967 as a one storey building. A small addition to the original gymnasium was addedin 1969. A storage shed shop was added in 1986 to the Industrial Arts area. In 1990, an addition was added to theadministration area and the west classroom areas were renovated. In 2002, the school had an addition with a newgymnasium and adding a second floor of classrooms at the previous gym location and the remainder of the schoolreceived an overall modernization. The school is from grade 9 to 12 with a population of 1,100 students. The overallarea of the school is approximately 10,345.78 m2.
Overall, the school is in good condition.
General Summary:
Structural Summary:Foundations are concrete pile and grade beam with slab on grade. Exterior walls of the original building are steel columnswith concrete block with pre-fabricated concrete panel system infill. Exterior walls of the new gymnasium are concreteblock. The new second floor at the original gymnasium is OWSJ's. The roof of the new gymnasium and most of theoriginal school is open web steel joists supported by steel beams and concrete block. The roof of the northwest part ofthe original building is precast T's.
Overall, the structural system is in good condition.
Envelope Summary:The school envelope system consists of brick veneer on concrete block, pre-fabricated concrete panels, stucco andcast-in-place concrete walls. The windows are sealed aluminum with an operable section. The windows are originaland in need of replacement with a more efficient choice. Main glazed entrance systems and utility doors are steel insteel frames. The utility doors are now marginal and replacement is recommended. The previous built-up roofing(BUR) has now been all replaced with an SBS membrane.
Overall, the envelope system is in acceptable condition.
Interior Summary:Corridor and classroom walls are painted concrete block. Other partition walls are gypsum framed walls. Classroomsprior to the 2002 addition and renovation are resilient tile. Corridors and classrooms added or renovated in 2002 areresilient sheet material. Carpet is only in the administration, counseling and music room. Replacement isrecommended. The gymnasium floor is maple. Ceramic tile flooring is found at entry lobbies, washrooms andgymnasium change rooms and team rooms. Ceiling finishes are mainly acoustic tile in metal suspension - classrooms,corridors, library, and administration. The industrial arts room has painted precast concrete. The drama room hassprayed exposed structure; the music room has a suspended acoustic grid and the gymnasium has painted acousticsteel deck. Classrooms contain built-in lower cabinets and specialty classrooms including computer labs, food andother sciences have additional built-in millwork. There are custom desks for reception in administration and circulationin the library. Green boards have been replaced with white boards and Smartboards are provided in the classrooms.Equipment includes cafeteria food preparation, industrial arts, gymnasium and food science equipment. Thetelescoping gymnasium bleachers are not functioning as desired and replacement is recommended.
Overall, the school interior is in good condition.

Water, drain, and vent lines are supplied to all plumbing fixtures with properdrainage and adequate water services. Ventilation is generally provided by roof top ventilation units and roof top makeup air units. Exhaust systems are provided for washrooms, shop, etc. Cast iron sectional boilers are provided in theboiler room. Circulation pumps are provided for circulation hot water to perimeter radiant ceilings, reheat coils in supplyducts, fan coil units,unit heaters, radiation finns, etc. Glycol system is provided for preheat coils in air handling units.
Overall, the mechanical systems are in good condition.
Electrical Summary:The main electrical service CDP #1 is a Federal Pioneer 1200 amp, 600/347 volt, 3 phase, 3 wire panel in theelectrical room. There are 3 another CDP's (CDP #2, #3 and #4) in the electrical room, mechanical room and storageroom. CDP #2 in the electrical room is fed from a 450 KVA, 600V - 120/208V transformer for most of 120/208V sub-panels. CDP #3 in the mechanical room is fed from CDP #1 directly for all 600V mechanical equipment. CDP #4 in thestorage room is fed from a 75 KVA, 600V - 120/208V transformer for 120/208V sub-panels M2Z and M2Y. There are33 120/208V sub-panels installed in the mechanical room, storage room and corridors of the facility to provide powerfor lighting and equipment. The interior of the building is lit with a combination of T8 fluorescent and HID fixtures. Theexterior is lit with wall mounted HID wallpacks along the building perimeter. The building has 69KVA, 120/208VHOHLER generator for emergency lighting and exit signs. The building has an EDWARDS Quick Start fire alarmcontrol panel, one annunciator and heat detectors, smoke detectors, pull-stations and horn/strobes throughout. Thebuilding is equipped with Super Net, video surveillance, telephone, call, three music, TV and security systems.
Overall, the electrical systems are in excellent condition.

There are two VFDs manufactured by MGI technologies located in the mechanical penthouse. They both feedmechanical pumps.
Electrical branch wiring consists of wire in conduit and of armored cable drops.
Local switches control for classroom lighting. Corridors and emergency fixtures are controlled through keyed masterswitches and a contactor system. There is also low voltage lighting control in the gymnasium.
There are keyless fixtures installed in some closets. There are also track light fixtures installed in some display cases.
Fluorescent lighting is prominent in all areas of the school. Various fixture types are dispersed throughout. These includesurface, chain suspended and recess mounted fixtures, as well as both direct and indirect lighting applications. Allfluorescent fixtures are installed with T8 lamps. There are also fluorescent potlight fixtures installed in some areas. Thesefixtures use PL replacement lamps.
