The original two storey 6,457 sq.m. school was built in 1972. The school is of non-combustible construction, unsprinklered. In 1977 a single storey addition of 300 sq.m. for a Cafeteria and Kitchen was constructed on the roof of the CTSshops. A single stand-alone portable of 140 sq.m. was constructed in 1997. A major modernization was completed in 1997 to the Resource Centre, CTS areas, Reception area, and Cafeteria. The student capacity of the school is 700 and serves grades 10 - 12. Total area of the school including the portable is 6,897 sq.m.
General Summary:
Structural Summary:Exterior wall structure is steel frame and concrete masonry. Interior load bearing walls are concrete masonry throughout on a reinforced concrete slab on grade. The roof structure consists of OWSJ supporting a metal deck. The building structure is overall in good condition
Envelope Summary:Roofs are BUR. Exterior cladding is brick veneer with some exposed concrete block bands. Windows are site sealed aluminum with integral horizontal blinds with some awning type operators. Exterior doors are insulated hollow metal doors in thermally broken PS frames. Entry soffits are stucco clad. Metal cap flashings are painted. The building envelope is in good condition.
Interior Summary:Floor finish is generally VAT or ceramic tile in the classrooms and corridors. Student changerooms and washroom floors are 'Desco' seamless epoxy flooring. The Resource Centre and Administration Suite are carpeted. The Gymnasium has a sprung wood floor with painted sports lines. The interior partitions are metal framed GWB partitions or painted concrete masonry. Ceilings are acoustic tile in standard metal t-bar suspension or GWB. Interior doors are SCWD or painted hollowmetal typically in PS frames. Interior finishes are generally in good condition. Some minor cracking but generally good. Acoustics are poor in the gymnasium and music. Some finishes require upgrade.
Mechanical Summary:Commercial grade plumbing fixtures. Hot water heating system with perimeter radiation, force flow units, unit heaters.and radiant panels. Three built-up air handling units with one for service to gymnasium, one to industrial arts, and third to main school. Air conditioning provided to school via DX compressor on roof.
