LOCATIONReddingmuirhead North is located just south of Falkirk town centre, adjacent to the Union Canal in Central Scotland. The region has outstanding transportation links with the M9 to Stirling and Edinburgh; and, the M80 to Glasgow. The Union Canal, first opened in 1822, runs from Edinburgh city centre through to the impressive Falkirk Wheel, there to the Forth & Clyde Canal and through to Glasgow.

Economic development in the area has seen increased residential capacity and created a pleasant suburban environment on the doorstep of Central Scotland’s countryside.

The property is shown on the location and sale plan to the rear of these particulars and can be found on OS Sheet 1:50,000 Number 65, Grid Reference NS 907 781.

ACCESSFrom Falkirk town centre, travel east on the A803 for approximately 1 mile before taking the third exit onto the B805 at the Mary Street roundabout, signposted Redding Maddiston. Continue for a further 1.3 miles and take the second exit at the roundabout onto Colliery Road. Follow this for a further 0.3 miles, over the Tesco supermarket roundabout, and take the next available right-hand-turn into Redding Bank Industrial Estate. Follow this road, running parallel to the canal, for a further 0.3 miles to point A1, shown on the sale plan.

The woodland is accessible on foot from this point and a hardstone footpath running parallel to the towpath makes access easy.

DESCRIPTION Reddingmuirhead was established on an old industrial site dating back to WWII. The site was demolished in 1969 and allowed to regenerate with woodland. Today the woodland boasts a diverse array of broadleaves with some Corsican and Scot’s pine scattered throughout. Maturing beech, sycamore, hazel, horse chestnut and hawthorn have created a habitat for local wildlife, which is now flourishing in the area. The Union Canal, running parallel to Reddingmuirhead, adds to the amenity of the woodland and provides an enjoyable walk with easy access on the canal footpath.

An area of open ground to the east of the site, adjacent to the woodland entrance, could be utilised as an enterprise opportunity, having immediate access to the Union Canal tow path.

The woodland would be well suited to community involvement and falls within the WIAT (Woodland In and Around Towns) grant catchment area.
