THE REGISTRATION PROCESS

REGISTRATION FEES AND SERVICE PROVIDED

When you register you will receive the following:

Property inspection from the LSH Standards Officer Property advert on the LSH website Annual landlord newsletter An invite to landlord meetings New landlord pack – this contains an ANUK Landlord

Handbook, 2x Tenancy Agreements & a Notice to Quit Opportunity to exhibit at the LSH Housing Fairs On-going support and advice.

Registration fees and information can be found on the registration charges leaflet, which accompanies this letter and at www.liverpoolstudenthomes.org.

Once the registration fee is paid it will not be refunded even if your property advert does not go live. You are responsible for ensuring you and your property can comply with the LSH Standards and registration requirements before your application is submitted.

GOLD STANDARD PROPERTIES

The LSH Gold Standard Property Mark is a joint initiative with Liverpool City Council Accreditation Scheme.

The benefit to landlords is that it helps to promote higher standards of accommodation in a competitive market.

The Gold Standard is awarded to properties which are finished to an exceptional standard and are well managed.

It's free to apply for the Gold Standard property assessment, once you are registered.

Gold Standard properties have a gold stamp included on the property advert on our website and they are a highlighted advert so they appear towards the front pages of property searches.

Gold Standard property criteria includes:

Liverpool Student Homes (LSH) does not accept any liability to the person named overleaf whether the landlord or

landlady (or agent or third party) by reason of any representation (unless fraudulent) or any implied warranty, condition,

or other term or any duty of common law or under the express terms of this form for any loss of profit or any direct,

indirect, special or consequential loss, damage, costs, expenses or other claims (whether caused by the negligence of

Liverpool Student Homes LSH, its servants or agents or otherwise) which arise out of or in connection with the provision

of accommodation services and the entire liability of Liverpool Student Homes in connection with those services shall

not exceed the Registration Fee paid in connection with the service.

If your registration is accepted by Liverpool Student Homes it will only cover advertising for tenancies within the

academic year 2016/2017 up to a maximum of 12 months. You are not entitled to an automatic renewal of

registration upon expiry. A further application may be submitted upon expiry of registration, which may not be

accepted.

Liverpool Student Homes reserves the right to refuse to advertise or to withdraw landlords and landladies from the

register, upon giving notice.

Liverpool Student Homes seeks to promote racial, cultural and gender harmony through its practices and reserves the

right to take action against anyone who attempts to discriminate on the grounds of gender, sexual orientation, race,

creed or colour.

Conditions of Registration

You must provide a copy of a current Gas Safety certificate, Electrical Periodic inspection report and Energy Performance

certificate for each property. Submission of a forged or falsified gas or electrical safety certificate will result in immediate

removal from LSH register.

*All live advertised properties must have current and in date certificates supplied to LSH, properties with expired certs will

be suspended from advertising until a new certificate is supplied to LSH.

All properties must have a fully working fire detection system and a fire blanket in each kitchen. Properties occupying more

than one floor must have inter-linked mains wired smoke detectors. A dwelling which has a gas supply must have a working

Carbon Monoxide detector.

These are compulsory registration requirements.

Applications for registration are accepted at the discretion of LSH who reserve the right to refuse to register a property or

owner.

Landlords agree to provide details of their licensing status and provide LSH with a copy of their current license or

alternatively provide proof that any license application is being processed. All rented dwelling in Liverpool currently require

a license issued by Liverpool City Council

By signing and submitting a registration form you are agreeing to abide by the terms and conditions of the LSH Code of

Practice. It is important that you read the associated document which details the terms of the Code before submitting your

registration.

Owners or management agents agree not to approach prospective tenants or distribute marketing literature within 100

metres of the LSH office. Failure to comply will result in registration being suspended.

By signing and submitting this form you are giving consent for this information to be held on a computer and in paper files

and if requested, passed to statutory bodies.

Owners or management agents agree, by choosing to register with LSH, that information relating to a property inspection

conducted by an LSH representative may be shared with local Public Protection and Enforcement agencies.
