IntroductionThis project involved exploring reasonable reroofing options for the K-12 building which includes addressing the followingissues:

x Membrane types suitable for the schoolx Adding slope to the roof to promote drainage toward the roof drainsx Addressing overflow issues to prevent ponding and structural overloadx Addressing phasing opportunities for reroofing

Existing Roof Conditions

Original Building

The roof on the original building is a two-ply modified bitumen membrane system. Very simply, modified bitumen roofmembranes are reasonably flexible and can withstand typical Kansas rooftop thermal fluctuations (exceeding 180 degrees) muchbetter than older style built-up asphalt membrane roofs.

The original building roof is in the last 15% of its 20-year expected life. However, it is not unusual that roofs in Kansas whichhave had preventive maintenance and/or unusually good weather conditions can last 5 to 15 years longer than their warranted life.This allows flexibility in reroof phasing.

The original building modified bitumen roof has some instances of granule loss and scrim exposure. However, it is substantiallybetter than many non-leaking modified bitumen roofs we have reviewed in recent years. The perimeters and penetrations areshowing evidence of normal wear and should have preventive maintenance attention to maintain moisture protection. Some fieldareas also require attention.

There are many non-standard roofing penetrations such as the anchors for railings around skylights. These non-standardpenetrations create opportunities for leaks. The previously repaired areas near roof drains are ponding water and will needinspections to remove debris blocking water flow to the drains in order to minimize ponding. Standing water is highlydetrimental to bitumen roof membranes.

Elementary Addition

The roof on the elementary addition is a four-ply built-up asphalt bitumen membrane. This is an "older" style membrane whichbecomes brittle as it ages when the asphalt polymers evaporate and harden. Additionally, this roof has a gravel surface.Although the gravel surface does protect the roof from deteriorating ultraviolet solar radiation, it creates significant difficulty inlocating roof leaks.

The elementary addition roof is one year beyond its original 20-year expected life. There have been recent leaks which wererepaired. However, due to its age and membrane type it is expected that additional leaks are likely to occur at an increasing rate.

Evaluation of Modified Bitumen and TPO Roofing Membranes

Modified Bitumen Membranes

The first of two recommended membrane systems for your roof is modified bitumen (currently on your original K-12 building).These types of membranes are an evolution of asphalt roofing. They are made from asphalt and a variety of rubber "modifiers

and solvents." The modifiers allow the membrane to maintain greater flexibility over its life and significantly reduce thefrequency of cracks and tears which commonly occur in asphalt membrane roofs.

There are several ways of connecting pieces of this roofing material for a continuous membrane. In a heat application process thebottom side of the membrane and seams are heated with a torch to melt the modified bitumen together and create a seal. There isalso a hot-mopped application, similar to the way conventional built-up asphalt roofs are installed. Cold-applied adhesives andself-adhesive membranes are two of the more recent available options.

We typically avoid the hot-mopped applications due to the odors from asphalt kettles, the tendency to drip asphalt on the roof andwall surfaces, and the excess asphalt which flows from seams. The other options typically result in a higher quality roof and canbe installed when school is in session with minimal odors.

Thermoplastic Polyolefin (TPO) Membrane

The second recommended type of roofing membrane system is TPO. This is similar to synthetic rubber, but the seams areheat-fused (welded) with an electric hot air welder. When welded, the fused 'lap' seams create a continuous molecular bondbetween the lapped sheets and can be as strong as the rest of the membrane. TPO membranes include a mesh reinforcement layerthat provides more strength and stability.

Unlike modified bitumen membranes, a puncture or tear in the membrane can be readily located and then temporarily sealed withduct tape while waiting for a roofer to arrive and weld a permanent patch over the hole.

TPO membranes are typically available in white, beige, gray and black. White is typically used on roofs not subject to viewsbecause it is best for enhancing solar reflectivity and improve energy efficiency.

Evaluation of Overflow Drainage

Original Building Existing Overflow Drainage

The typical roof slope of the original building is 1/8" per foot (the code requirement at the time of design). Additionally, thereare no overflow drains on the original building roof. Once water ponds approximately three inches deep at a clogged roof drainwater will begin to flow to adjacent roof sections. When the water level ponds approximately six inches deep it will flow overthe edge of the building.

The typical 48-foot by 48-foot roof area served by a single roof drain could pond as much as 217 cubic feet of water (or 13,540pounds) depending on the extent of adjacent clogged drains. However, roof deflection under the water weight would likely resultin added water volume.

The kitchen area roof has a significantly higher roof edge parapet and would likely result in structural failure if all three roofdrains were simultaneously clogged during a rain event with 12 or more inches of precipitation.

Elementary Addition Existing Overflow Drainage

The typical roof slope of the elementary school addition is 1/4" per foot (complying with current building codes). Additionally,each section of roof area is served by an overflow drain. No additional overflow drains are necessary.

New Overflow Drainage

One option for improving the overflow drainage of the original building is to install new overflow drains adjacent each roofdrain. However, this is a very expensive option given the spaghetti of ductwork, electrical conduit, plumbing lines, and structurewithin the building and the need to get interior overflow drain lines to exterior walls.

Another option is to install through-wall scuppers at the building perimeter to allow ponding water to flow over the roof edgebefore it reaches an excessive depth. However, these scuppers create complicated roofing installation details and history showsthey are frequent causes of leaks.

The recommended option for your original building roof is to provide additional tapered insulation that reduces the quantity ofponded water on the roof, and directs overflow drainage to perimeter roof areas. Overflow drains would be added to theseperimeter areas. Internal piping above the ceilings would then travel the short distance to and through an exterior wall, withdownspout nozzles high on the exterior walls. Roofing membrane installation around typical roof drains is relatively simple andhas a low rate of failure.

Evaluation of Insulation Options

Tapered Insulation

When tapered insulation boards with a slope of 1/8" per foot are applied over a roof deck with an existing 1/8" per foot slope, theresult is a new roof slope of 1/4" per foot. This new slope meets current building code requirements and minimizes theopportunity of water to pond on a roof. Additionally, if a roof drain were to become clogged the increased slope results in lessaccumulated water in a roof area prior to overflow into adjacent roof areas.

A 1/8" per foot tapered insulation system will add an approximate average of 1-1/2" of insulation to the majority of the originalbuilding roof system.

Tapered insulation boards with a slope of 1/4" per foot applied over the same 1/8" per foot roof deck would achieve a basic slopeof 3/8" per foot. Besides a greater decrease in the amount of water that could pond in a roof area, the additional thicknessprovides more insulating value to the roof system, thereby increasing energy efficiency of the building.

A 1/4" per foot tapered insulation system will add an approximate average of 3" of insulation to the majority of the originalbuilding roof system.

Flat Insulation

The roofs over the elementary addition and the original building auditorium are already at 1/4" per foot. Additional taperedinsulation is not required (although it could be used). However, applying flat insulation boards to the existing sloping roof willincrease energy conservation. The efficiency increase is dependent upon the thickness of the insulation added, but with anincremental decrease in efficiency for each inch added.

Recommended Additional Insulation Thickness

The existing average insulating value of both the original and addition roof decks is R-10. The EPA recommends a value of R-38for homes in Saline County. However, there is no EPA recommendation for commercial structures. We typically recommendR-25 minimum. To achieve this will require an average additional insulation thickness of approximately three inches on theroofs.
