Girl Scouts NEW TAMPA GIRL SCOUT,

MAGGIE MARQUART, EARNS GIRL SCOUTS’ HIGHEST HONOR

Maggie Marquart of New Tampa has earned the highest and most prestigious achievement in Girl Scouting – the Girl Scout Gold Award.

The Girl Scout Gold Award recognizes girls in grades 9 through 12 who demonstrate extraordinary leadership through sustainable and

measurable projects, marking them as accomplished members of their communities and the world.

Marquart developed the Spirit, Mind, and Body Library at the New Tampa YMCA to promote literacy. As a volunteer, Marquart saw an opportunity to create a literacy program for children attending the after school and summer camp programs at the site. She advocated for this program and enlisted the help of her family, classmates, and YMCA members and staff to donate books and resources for the library. Children now have access to books and are able to bring them home to read with their families. Her goal is to share the joy of reading by teaching children that reading can be for fun and not just for school by giving them access to entertaining books.

Marquart is a junior at Academy of Holy Names where she is a

member of the varsity diving team and president of the reading club. The YMCA Leaders’ Club plans to sustain this project after she graduates.

When describing the immediate impact of her project Marquart stated, “Seeing children in the library when I go to the YMCA shows me that I made a difference. I know that the children love it and are using it.”

Girl Scouts must spend a minimum of 80 hours planning and implementing their Gold Award projects, which often encompasses a span of one to two years from the project’s start to finish. The award is a dramatic example of how Girl Scouts’ all-girl setting gives girls leadership experiences so they can contribute to society now and in the future. Notably, a Girl Scout who has earned the Gold Award immediately rises one rank in any of the U.S. military branches and

is eligible for a number of college scholarships.

Marquart will receive her Girl Scout Gold Award on June 6 along with 28 other Girl Scouts throughout west central Florida at a recognition event in Tampa. This year’s Girl Scout Gold Award recipients provided over 2,000 hours of service, completing projects focused on a variety of community issues.

The Gold Award is conferred to fewer than 6% of Girl Scouts annually, and approximately one million Girl Scouts nationwide have earned the Gold Award or its equivalent since 1916.

Buddy was born Aug 22 1993. Kim, his mother, and I did not know until the second day that

he had DS (Downs Syndrome). The day after we found out, we lovingly held him, privately and in solitude. We held him and for the first time called him Buddy.

The next news hit us harder. The doctor came in and told us Buddy had two holes in his heart, a leaky valve, and that he might not make it into his teens. The first few days with Buddy were filled with drama, trauma, and adjustments. When we finally got him home, he developed severe jaundice. We were well on our way to many hospital visits.

The next 18 months leading up to his heart repair surgery were filled with a series of hospital emergencies to include many bouts of pneumonia, sinus surgery, cardiac catheterizations, Respiratory Syncytial Virus (RSV), which he survived two bouts of, (he was in quarantine, and the doctors said they had never seen any kid survive this twice), weak lungs and laryngeal tracheal malaytia (tiny airway).

As an infant, he was on full time oxygen, (we used a super long oxygen tube so he could crawl around freely) apnea monitor, and feeding tube, full time. Once Buddy was finally strong enough to have his heart repaired, we could begin to concentrate on his Downs Syndrome, instead of survival.

Buddy attended his first non-medical daycare at United Cerebral Palsy, where he spent three years getting great care, including speech, physical therapy, and occupational therapy, every week.

As an infant, no matter what Buddy was going through, he kept a smile, rarely cried, and always giggled and laughed. As sick as he was, it was unbelievable how resilient he was - and still IS. Because of all these wonderful qualities, Buddy was chosen as the poster boy for United Way’s Campaign in 1988. Raising him, I have never talked down to him, never used baby talk, and always talked to him as an equal.

I remember one therapy session in particular, where we realized how much we’d planned our child’s future (once we found out he was a boy before he was born). Once Downs Syndrome and sickness became prevalent, we went through a process whereby we ‘completed’ the future we had before we found out. I said things like, “He’ll never be the little league all-star I’d dreamed of, and that he would never be able to play sports.” I thought to myself I would not be able to do things with him like “normal” kids, and that he would never fit in. This process gave way to accepting and loving him just the way he was, and the freedom to create a future where he and our family would be an inspiration to others in similar situations. So, we began building THAT future.

While attending Benito Middle School, he was to perform a song and dance with his eight or so classmates and teacher, Mrs. Dani Treadway. She is such a hero for what she pulled off that night at the school talent show. We were walking through the hallway on our way into the auditorium when Buddy said he was nervous. He had never said that before, and he said that he felt funny, like when he is about to go on a roller coaster. He was visibly shaking. We found out,

upon entering the auditorium, that every one of his classmates had backed out, because they were scared. It was down to just Buddy and his teacher. Without hesitation, she said, “No problem, we’ll do it ourselves.” Ms. Treadway and Buddy proceeded to do their choreographed dance and song - just the two of them. They were AMAZING! I had never seen myboy on a stage before. The audience had 400 or so folks in it, and they brought the house down! It was so inspiring to see the courage he demonstrated that night. I am a musician, and to this day, Buddy joins me on stage with his own microphone. He sings and dances with me while I play, still rockin’ it.

Some of Buddy’s accomplishments:

- Buddy started to find his groove in sports starting with Protential Sports, a sports camp for youngsters. Tony and Nyree Bland were wonderful with him. Buddy was great with helping the counselors with the younger kids, as well.

- Master Diaz and Master Torres, from Palms Professional Park, taught him karate, where he discovered his physical ability, strength, and discipline. Again, he always helped with the younger kids.

- It took 9 years, however Buddy earned his second degree black belt in Tae Kwon Do.

- He won a multitude of Special Olympics gold medals in many events

- Honor student, graduating on Dean’s List with 3.68 GPA

- Honorary Rotarian, and co- Sergeant-at-Arms with his Dad at meetings

- Buddy Baseball all-star and multiple game ball winner over 8 seasons

-Inspired by his mother’s self- published book, Eric’s Gift: A Mother’s Discovery of Unconditional Love in the 47th chromosome, which was condensed and featured in two Chicken Soup books: Chicken Soup for the Mom and Sons, and Chicken Soup to Inspire the Body and Soul.

Buddy is all grown up now. For 30 days this July he will attend The University of North Florida ARC program. This program provides young adults with intellectual disabilities the unique opportunity of having a transformational college experience as an integral part of their transition to independence. He has also applied, and expects to be accepted, into the culinary program at Brewster Technical College, and aspires to be a chef. He currently works part time with Peter Gambacorta, supporting his Private Chef of Tampa catering business. Also, Buddy is engaged to Lindsey Danner, a fellow graduate of Freedom High School.

Buddy loves baseball. He knows every number of every player on the Rays team for the last 10 years. He loves people and loves life. Having him around naturally makes everyone around feel great. He is so pure and authentic. The irony for me is, after literally crying tears of disappointment when he was born about how my son and I would not be able to enjoy a simple game of catch later in life, he is now my favorite partner in playing frisbee, football, basketball, and anything else – this kid loves sports! And, he is really good at all of them. He is my favorite playmate!

Being his Dad is most definitely one of my greatest joys in life. He alwaysreminds me to stay in this moment, which is where he lives. There’s nocooler human being in the world than my Buddy.

I was playing around with my MLS system and started to look at some reports and

thought the information might be interesting to my Wesley Chapel and New Tampa neighbors. So below are 2 charts to show you the sale price trends for the 3 zip codes comprising Wesley Chapel 33543,33544,33545 and the 1 zip code for New Tampa 33647. What I found was that over the past 5 years we see the average price clearly rising steadily every year in the WC but surprisingly

in New Tampa average prices are fluctuating a bit more. What does all that mean? Well I see 2 things happening. More new construction in Wesley Chapel is driving pricing up for the area but New Tampa is not experiencing the same amount of new construction and the lack of available homes is impacting the ability to buy. As we approach the most active time for real estate in this area I think we will see the following trends.

Under $250k Value Range

This value range

comprises townhomes, villas and single

family homes and is one of the most sought after

pricing targets for many people. Unfortunately although the demand is high, the inventory is not. You can get new construction in townhomes and in villas but not much choice in single family homes in this range. As a result there is a lot of competition for nice resale homes when they come on the market and they go quickly. The biggest issue in this range for buyers is the age and condition of the home, if you are considering selling the better your home looks and the more upgraded it feels the higher and quicker it will sell.

$250k to $350k Value Range This value range is strictly single family homes and strange as this may sound this is the toughest value range to sell in and here is why. Many houses in this area whether WC or New Tampa are 10 years old or older. Since you can find new construction choices in this price range many buyers choose the new construction with the higher energy efficiencies and all the new bells and whistles over the possibility of having to

update or replace things in an older home. For sellers condition of house is key, if you want to win out over new construction your house has to shine!

$350k and Up & Up and Up Lots of new construction choices for singles family homes in this range but also some beautiful resale, generally this is where, for the price, you might make a choice for the older home with a pool over new construction and the additional cost of $40,000 and up to add a pool. Again condition is key for both buyers and sellers, the buyers want the most bang for the buck and sellers need to keep that in mind to win out over new construction. Looks like the sales trends are likely to continue in the near term, and even if interest rates do bump up by mid year, the growth out here just looks like it’s going to keep on coming. Hope this information helps you navigate the market and contact me for any additional information and I know which builders are giving the best deals. What

PATH Almost overnight, my eight-year-old niece went from being a vivacious little girl who sang her way through life—as if

she were singing the soundtrack of her own life the movie—and became a frightened, withdrawn child who spoke so softly you could barely hear her. It was as if she were literally losing her voice, losing herself. And then we found out she was being bullied at school.

Later, she told me that she thought she wouldn’t get in trouble if she tried not to be herself. It broke my heart, and I wished she had a book to read before school to hear what God says about her, not what those bullies were saying about her. So I thought I better write one—it’s called Thoughts to Make Your Heart Sing, and it has become a book of hope for children.

Children look to us for everything. But in all that we’ve given children, have we forgotten to give them hope? Have we left them in despair, looking at what they should do but don’t? Looking at who they should be but aren’t? How, then, do we give hope to children?

By helping them take the focus off themselves and put it back on God where it belongs. By telling them truths such as these:

God holds the oceans in the palm of his hand. If he can hold the oceans, he can hold you.

If God cares for the tiniest sparrow— how much more must he care for you, his child?

If Jesus can calm a storm on a lake, he can calm the storm in your heart.God sees not just who you are— but who he is going to make you.

We give hope to children when we tell them what matters most.

They don’t need to be told to try harder, believe more, or do better. That just leaves them in despair. Taken by itself, the moral code always leaves us in despair. We can never live up to it. We don’t need a moral code—we need a Rescuer.

When I go to churches and speak to children, I ask them two questions:

First, “how many people here sometimes think you have to be good for God to love you?” They tentatively raise their hands. I raise my hand along with them. Second, “How many people here sometimes think that if you aren’t good, God will stop loving you?” They look around and again raise their hands.

These are children in Sunday schools who know the Bible, and yet they have somehow missed the most important thing of all. They have missed what the Bible is all about. They are children like I once was. I thought God couldn’t love me because I wasn’t doing it right.

How, then, do we help them? What can we do? We can teach children that the Bible is not about them.

The Bible isn’t merely about them and what they should be doing. It’s about God and what He has done. It’s not merely a book of rules telling you how to behave so that God will love you. It’s not merely a book of heroes that gives you people to copy so that God will love you.

Most of all, the Bible is the Story—the story of how God loves His children and comes to rescue them. And in spite of everything, no matter what, whatever it cost Him— God won’t ever stop loving His children with a wonderful, unending, never-giving-up, un-breaking, always and forever love. Are we telling children the Story—or teaching them a mere lesson?

When God sent the prophet Nathan to King David (2 Sam. 12:1-4), Nathan didn’t confront David with a sermon about his sin but told him a story. David didn’t see it coming. The story got by his defenses.
