    Since the two earthquakes in Christchurch the centralCBD has lost a great deal of it buildings including alot in

    the central city. The Cashel Street Mall was a main shop-ping street and area in Christchurch ann suffereed great-ly. Since then RE:START has build the container mall onthe cashel street site, providing a tempory mall, that hasbecome a attraction to most that visit the city post quake.This mall had help give the city centre a new idenity ofsomewhat.

    CCDU PLAN

    The CCDU Plan has released as a plan to revitalise thecity. The area that we have chosen for our design propos-

    als is the proposed retail precinct. We want to challengethis proposal by designing alternative solutions to howthe area is layed out, divided and occupied. Also focus-ing on the role that this area plays in the new Christch-urch. They want to create : A distinctive environment(not malls), protected from elements (heat, wind), spa-cious and well-lit, variety of entertainment andfood outlets.

    The FNF HFE CityQuartier is an example of a mixed usespace incorporating art, commerce, food, retail and living.This new structure was built within a historic building set-ting. FNF HFE covers a area of 48,000 square metres andis made up of a series of courtyards - Funf Hofe means 5courtyards.The space consists of covered shopping arcades, alternat-ing open and covered spaces that reinforce the presenceof the outside world whislt creating an intimate, privateinterior enviornments.

    Passive design features are important when designing a new building. My design focuses on a few keypassive design principlaes such as thermal mass, shading mechansims, building orientation and effectiveheating and cooling systems.

    Thermal MassThe oor material is concrete. This can act as an thermal mass storing heat energy that can reduce uctuations inthe building temperature. This will improve the comfort of the building for its occupants.

    Each wing of the building is articulated differentlywith varying heights the of ce area with a lowheight to allow sunlight into the central courtyardwhile simultaneously acting as a type of plinth for8 stories of residential use. Funtional zoning con-sists of commercial spaces on the ground oor cov -ering 1200m2 (4%), 3000m2 (10%) of of ce space,160 large to medium apartments covering roughly14000m2 (45%) and two underground oors of 270parking lots covering roughly 8800m2 (28%). The of-

    ce and apartment wings of the building enclose aprivate courtyard taking up about 4000m2 (10%).The commercial spaces interact with the street level,with the of ces facing out over the busy boulevard perhaps to ensure that the residential units had moreprivacy and quiet.

    PRECEDENT STUDY - ACTELION

    The Actelion Business Centre by Herzog & De Meuron acted as avery useful precedent study - it consisted of a series of overlap-ping and interlocking strips of bu ilding, much like my band con-cept, to provide interesting of ce space with small courtyardspaces created between the structure. A steel frame system isused in the construction to support the cantilevered and weav-ing masses, and so steel frame construction is the structure Ihave used in my own design. It will allow for the cantileveredareas and unusual shaped strips while also playing a part in thefacade of the complex - steel trusses being visible as a raw skel-eton of the structure behind glazing. This raw structure beingvisible to the public will also help to break up the mass, so thelarge project doesnt seem too heavy or obtrusive as the glazingallows for the entire complex to feel light and airy.

    Steel beams and trusses are the primary structuralcomponent and also provide an aesthetic qual-ity as they shape the interior spaces, provide archways to walk through, and can be seen along mostfacades paired with glazing.

    Double glazing is used throughout most surfaces,the clear glazing reveals the structure and breaksup the huge size of the building and double glaz-ing has superior environmental qualities.

    White concrete nish acts as the oors, ceilings,and coverings of some walls. Simple, clean, anddraws focus to the structure of the building.
