Ile de Nantes is located opposite the historic city, surrounded by the Loire River and home to 13,000 inhabitants. Themain objectives of the project are to accommodate the functions of a new centrality for the city, which includes itsmetropolitan dimension while taking advantage of the surrounding Loire River. This development draws on the sitesnatural levelling, considering the presence of water as an asset rather than a disadvantage, both in constructions(buildings above the ground level, in relation with the river) and in landscape architecture (transformation of riverbanks as promenades). To keep track of the actual evolution of the site both in the long term and in the short term, the intervention methodtends to focus on the project in situ public space as a concrete expression of the overall project rather than toinitiate an all-encompassing, abstract process. The Plan and Guide Map is a tool that serves as a prospective plan. Itis constantly updated in accordance with the actual progress of the project (proposed new buildings: 800,000 m2;Developed area: 668,400 m2).The project focuses on urban planning, landscape architecture and architectural development. The principles adoptedfor the development of the island are: use what exists, use the history of the site to imagine its transformation, consider the site as a resource and favour a limited level of intervention within the primary aim of energy-saving.The construction coherence rules follow a principle of volume swaps on each block and lead to great architecturaldiversity which draws from the identity of the existing buildings. The implementation of a principle of economy in terms of means, impact and finance defines a development thatsubtly fits into the geography and the history of the site, without radical breaks. The development works preserve theexisting trees and vegetation which characterise each street of the island whenever possible by incorporating theminto the general plan. After a careful survey of a former industrial site, the gardeners of the le Mabon public gardenworked without removing or planting any plants. All the plants grow freely, only litter is removed. The garden thendetermines the implementation of a new housing programme, Living on the riverside. The recycling process is extended to materials and buildings. The Loire River Naves, former industrial halls arerehabilitated as a large, open, covered space. The resulting three large-capacity spaces can be used for upcomingcultural, artistic and entertainment programmes: the Machines of Franois Delarozire, his famous elephant, havefound a home. In front of the naves, the Chantiers site accommodates a park which displays a rich diversity ofdomestic and exotic plants which perpetuates the traditional importation of rare and exotic species. The history of thismanufacturing site lives on through the activities being carried out in the former shipyards. This project remains relative and open. It gives orientations for the whole site while respecting its evolution over time.
