Standing in mature and raised gardens, a detached house with studio in the heart of this wonderful Test valley village

The Property

Rockery House is a detached house standing right in the heart of the village where there are glimpses to the countryside beyond and an imposing setting above street level. The true extent of the house is not apparent from the roadside due to the mature front garden, however there is versatile family house offering four bedrooms, bathroom, and a spacious ground floor layout off the entrance hall which comprises sitting room with fireplace, which leads through to the conservatory at the rear. There is a further dining area off the kitchen and a cloakroom and there is a link via the garage to the studio which is at the rear providing a bonus room or indeed a small visitors’ annexe with an outlook across the rear garden. This has been a very useful feature for the current owner.

Outside The property stands in elevated gardens which gives views across the centre of the village, as well as off road parking, gravelled hard standing at the front for a number of vehicles. This in turn leads to the detached single garage. The mature front gardens provide a high degree of screening with mature shrubs and trees with the majority of the garden also lying to the rear, which is fully enclosed with a small terrace, raised lawn and herbaceous borders. The garden is north-west facing and is accessed from the kitchen, conservatory and studio. The gardens are fully enclosed, excellent for young families whilst also providing low maintenance. The Location Broughton is one of Hampshire’s hidden gems with a wide range of interests and an active community only too rarely found. Rockery House stands close to the village centre just above the High Street, and close to the public house, restaurant, church and village stores. Other amenities in the village include a school and doctors’ surgery. Queenwood Road leads out from the village centre which is typified with a mixture of cottages and later architecture and is a location which has been enjoyed for many years by the current owner. The village is highly regarded due to all the amenities which still exist and are often seen missing in other villages. With the house being raised above street level there is a degree of privacy which may be enjoyed as a result of this.

Services Mains water and electricity. Oil fired central heating and solar panels for hot water. Private drainage. Local Authority Test Valley Borough Council 01264 368000.
