Ticking Every BoxThe space and the setting both drew the owners to their impressive home: “We have always liked open plan living, a sense of space, light rooms and a view. The big open plan nature of the reception areas here appealed, and the fact that it’s much brighter than most barns. The developers also retained plenty of original character – again, something that isn’t always done – so there’s lots of exposed brick and timbers throughout both floors.” The owners have also found this to be a comfortable, warm home, even in the depths of winter, helped by the underfloor heating. As another bonus, one of the large windows faces west, framing the sunsets beautifully.

Alone Or With A CrowdOne of the great things about this place is that you have reception areas on both floors of the barn. You enter in to a magnificent reception hall with a beautiful brick chimney and fireplace. The sitting room is found off here and opens onto the garden. This is a lovely spot and would be ideal as a den for teens or playroom for little ones. “We tend to use it on winter evenings as it has such a cosy feel,” explain the owners. Upstairs, you find a spectacular open plan kitchen, living and dining room with stunning views out over open countryside. The owners have recently refitted the kitchen as they love to cook and entertain. While it’s something of a cliché, it certainly holds true here that the kitchen is the heart of the home. It also leads onto a separate study where you can sit and work under the skies. “We have room to entertain on a large scale but when you want peace and quiet you can always find a corner and tuck yourself away.”

Enjoy The OutdoorsThe grounds here extend to well over two acres and the owners have been pleasantly surprised at how little maintenance they require, with the ride on mower making light work of the grass. The lake attracts abundant wildlife, including geese, a family of ducks, the occasional swan and more. “We occasionally see cranes in the adjoining field,” the owners confirm. The meadow is perfect for walking dogs and letting them run off steam, while the sunny courtyard garden is sheltered and ideal for afternoon barbecues or morning coffees alike.

A Holiday FeelAlthough this is one of a group of six converted barns, you’re not aware of the others when you’re at home or in the garden, so you have the security of belonging to a small community, neighbours who keep an eye out for you, and the beauty of the unobstructed views over open countryside. The barns sit between several villages and are central to the Broads and the coast. If you love watching birds and butterflies in nature reserves, you’ll be spoilt for choice here. There’s also the chance to try your hand at many different watersports from sailing to windsurfing. “We often head to Winterton beach to walk the dogs, or go and see the seals at Horsey. There are lots of lovely pubs and cafes dotted about as it’s a popular area with holidaymakers, but we’re off the beaten track so we get to enjoy peace and quiet all summer long.”

On The DoorstepRollesby is a small Norfolk village, eight miles to the north west of Great Yarmouth on the edge of Rollesby Broad, part of the famous Trinity Broads and linked to Ormesby and Filby Broads. Rollesby is surrounded by woodland and open fields. Martham is just over a mile away and is a large village with a population of approximately 3,000 bordering the southern bank of the River Thurne. The centre has a post office, public house, shops and doctor surgery, public library and schools and is located nine miles north from Great Yarmouth, just over 17.5 miles from the city of Nor-wich and three miles from the coast. Martham Broad is owned and managed by the Norfolk Wildlife Trust and is a designated national nature reserve, popular with nature lovers and ornothologists.

How Far Is It ToThe Cathedral City of Norwich is 17 miles away and has excellent educational, cultural and recreational facilities. There is a regular rail service to London Liverpool Street (about two hours) and Norwich airport provides daily flights internally and to Europe. The North Norfolk Coast can be found to the north with its quaint villages and sandy beaches. Favoured spots include Holt, Well-next-the-Sea, Blakeney and the Burnhams. A 45 minute drive south will see you arrive at Thetford Forest with its many nature trails and bicycle paths whilst Stansted Airport is a further hour drive with its many destinations offered throughout mainland Europe.

DirectionsFrom Norwich take the A47 Southern bypass heading towards Great Yarmouth upon reaching Acle take the A1064 exit on the roundabout heading towards Caister On Sea and Hemsby. Take a left hand turning onto the B1152 sign-posted Martham. Continue for approximately 1.8 miles, before taking a right hand turn onto Heath Road. The drive-way that leads to the property can be found after a further 100 yards, with access to the property at the very end of this drive.
