DESCRIPTION• The availability of Roskruge Barton represents an exciting and

incredibly rare opportunity to acquire an exceptional Grade II* Listed country house in an incredibly tranquil setting just south of the day sailing waters of the Helford River.

• With over 4,400sq.ft. of accommodation, the property is in remarkably good order having been sympathetically refurbished by the current owner maintaining a wealth of period features and enhancing its character and charm.

• The accommodation includes a lovely kitchen with oak floors, linked with mullioned arches through to a superb breakfast room with inglenook open fire with space for large dining table and easy chairs. There is a formal dining room and a beautiful drawing room again with feature open fire with cut granite surrounds plus study or fifth bedroom.

• On the first floor, there are four bedrooms, the master with large en-suite bathroom with private staircase to ground floor. There is a guest bedroom with en-suite bathroom and two further bedrooms plus family bathroom. Attached to the property is a superb guest cottage called ‘The Cider House’, a cosy guest annexe with wonderful first floor bedroom and open beamed ceiling accessed from the cobbled courtyard.

• Wonderful large wine cellar with slate supports and cobbled floor.

• Roskruge Barton was formerly a working mill and as a result has an incredible extensive undeveloped range of former mill buildings believed to be early 19th Century constructed from serpentine and dressed with granite quoins and lintels, these buildings have been extensively restored by the current owners, the majority re-roofed in Delabole slate. The rarity value of these outbuildings cannot be overemphasised. They provide massive potential for the creation of extra ancillary accommodation, studio, gym, home office, holiday let etc., (subject of course to gaining necessary consents).

• The property is situated in an enchanting setting, ‘far from the madding crowd’ accessed off a very quiet country lane with virtually no passing traffic and surrounded by glorious unspoilt countryside which is a haven for wildlife and yet the property lies just south of village facilities at Manaccan and incredible day sailing waters of the Helford River and indeed a mooring on the Helford River is offered for sale with the property.

• The property has delightful gardens and grounds including formal gardens which surround the property which are profusely stocked with abundant flowering plants, the grounds include woodland and paddock land which has been laid to meadow which acts as a haven for a wide variety of local fauna and flora. In total approximately 44 acres. The property can be sold with vacant possession and no onward chain.

HISTORICAL NOTERoskruge Barton is a house steeped in history, it is understood to be late medieval, subsequently remodelled in the late 16th Century, early 17th Century and slightly enlarged in the 18th Century. An inventory of 1605 mentions parlour at Roskruge (Chesher), therefore if the remodelling of the house took place before this, it is possible that the doorway within the porch, the mullioned windows and much of the structure may be 16th Century.

LOCATIONRoskruge Barton lies hidden in an unspoilt valley to the south of the Helford River in the beautiful rural parish of St Anthony-in-Meneage, on the northern side of the breathtaking Lizard Peninsula. A short walk away lies the wooded Carne creek which flows into Falmouth Bay past the ancient settlement of St Anthony with its creekside church and sandy cove at Gillan.

The historic village of Manaccan, a short distance away, is extremely popular with locals and visitors alike, and centres around a Norman church which dominates the village. There are many pretty houses and cottages which span out from the village square and has a thriving all year round community with village hall and thatched pub, the New Inn which serves well regarded food and drinks

A little further away is Helford Village which has a local store catering adequately for day to day needs and a local inn, the Shipwright’s Arms set above the creek. The Helford River offers excellent facilities for sailing and pleasure craft with deep water moorings catering for large yachts and more tidal moorings for smaller boats.

The yacht clubs in the Helford River hosts several races for the summer months in the sailing waters of Falmouth Bay. Much of the countryside in this area is designated as an Area of Outstanding Natural Beauty and some of it is in the ownership of the National Trust. A passenger ferry from Helford villages crosses the Helford River to Helford Passage. Helston is the nearest major town providing a wide array of leisure, commercial/retail facilities and schooling.

From Helston roads radiate out to Falmouth and Truro, Falmouth being a very busy port and a thriving town and Truro being Cornwall’s capital city which provides an extremely wide range of facilities. Both have stations that provide links directly to London Paddington with approximate travel time of 4½ hours. From Helston there is a good road link to the A30 (Cornwall’s main arterial road) which then remains largely dual carriageway all the way to Exeter where it joins the national motorway network
