Re: Proposed Map and Text Amendments to the Saratoga Hospital Medical Professional PUD
The City has received a petition for a proposed map and text amendment relating to the Saratoga Hospital
Medical/Professional PUD.
The petitioner seeks to amend the Saratoga Hospital Medical/Professional PUD legislation to increase the
permitted total square footage to accommodate a new surgical suite (replacing the existing Cramer
House) and to remove a portion of real property currently located w/in the boundaries of the PUD.
Details of this proposal include:
- Demolition of the existing Cramer House located proximate to the intersection of Church and Myrtle
- Construction of a 33,900 sq. ft. surgical suite addition consisting of a 3-story addition that will house
10 operating rooms (including the relocation of 7 existing rooms), pre- and post-care operating rooms,
pre-admission testing and waiting areas, and elevators. The structure will be engineered to
accommodate potential future vertical expansion up to a total of 5 stories.- Modification of the PUD boundary to remove the property located on the south side of Church Street
(#238) from the PUD (originally envisioned as a physician respite area).
Removal of this parcel from the PUD will require designating an appropriate zoning district for this
parcel; adjacent and neighboring parcels to the west and east along Church Street are currently zoned
Office Medical Business-2 (OMB-2).
- General updates and clean up within the legislation
Petition process:
At the July 2 meeting, the Council may entertain whether this petition has merit for review. If theCouncil determines there is no merit at this time, no further action need occur. However, should the
Council determine there is merit for review, the following must occur prior to City Council action:
- Referral to City Planning Board for required advisory opinion (Zoning Ord. 240-10.1.5.1).
While not required, given the propertys location within an Architectural Review district and the
proposed demolition of the Cramer House, the Council may consider requesting an advisory opinion
from the Design Review Commission.
- Referral to Saratoga County Planning Board (GML 239-M)
- Public hearing on this action by the City Council, including prior newspaper and adjacent property
owner noticing
- a determination of potential significant environmental impacts per SEQRA 6 NYCRR Part 617
