Staging Your Home Checklist

LAWN F Mow, rake & edge

F Weed: lawn & bark beds

TREES & SHRUBS F Prune & shape to complement the property

SIDEWALKS & DRIVEWAYS F Sweep & wash to remove debris, dirt & stains

F Repair any cracks

F Seal aggregate concrete

PAINTING & SIDING F Repaint or touch up as necessary

F Power wash & caulk as needed

DOORS & WINDOWS F Check to make sure all are in good working order

F Clean & paint doors if necessary

F Wash windows

F Replace any broken or cracked panes

F Make sure screens are free of tears or holes

F Check locks to ensure they are functioning properly

ROOFS, GUTTERS & DOWNSPOUTS F Check for loose of missing shingles

F Clean out gutters & downspouts

F Touch up peeling areas on gutters

FLOWERS F Add seasonal flowers when appropriate

SMELLS F Remove any unpleasant odors from cooking,

cigarettes, pets, etc

COLOR F Make sure the paint & carpeting are neutral colors

LIGHTING F Clean windows

F Open shades & drapes

F Add lamps & lighting where necessary

F Ensure all fixtures are clean & have functioning bulbs

F Increase bulb wattage in basement & other dark areas

F Ensure higher watt bulb is safe for particular fixtures

WALLS F Check for peeling paint & loose wallpaper

F Remove family photos

F Consider replacing unusual or bold colors with neutral tones

FLOORS F Clean all wall–to–wall carpeting & area rugs

F Clean & polish linoleum, tile & wood floors

F Consider refinishing wood floors, if necessary

F Consider replacing unusual or bold colors with neutral tones

FURNITURE F Arrange furniture to give the rooms as spacious a

feeling as possible

F Consider removing crowded furniture from rooms

F Store large furniture if necessary

F Avoid / remove any clutter

F Pack up extra knickknacks

F Leave enough items to give the home a personal touch

CLOSETS F Organize closets to demonstrate the most efficient use

of space

F Remove off-season clothing & pack if for the move

F Leave as few items on the floor or shelves as possible

BATHROOMS F Make sure that all surfaces are spotless

F Remove non–skid decals that are in poor condition

F Replace worn or dirty shower curtains

F Clean & repair caulking

F Clear off counter tops

F Store all personal care products out of sight

F Repair any faucets that leak or do not function properly

F Clean off mineral deposits with vinegar or commercial products

F Shampoo throw rugs

F Consider bringing out your best soaps & towels

F Add a plant for color & freshness

APPLIANCES & LIGHT FIXTURESPolish them all so that they are clean, bright, shiny & sparkling

F Place a few logs on the grate to create an attractive appearance

DINING ROOM F Consider adding fresh or silk flowers, or setting the

table with an attractive arrangement

KITCHEN F Avoid clutter

F Store small appliances whenever possible to maximize the appearance of work space

F Clean & organize all storage space

F Clean sinks, cabinets, appliances & counter tops

F Remove magnets & photos from fridge

BASEMENT & ATTIC F Clean & organize the basement & attic

F Be sure that the stairs are cleared & well–lit

F Make sure that handrails are secure

F Remove & dispose of any items that will not be moved with you

F Pack other items neatly in boxes

GARAGE F Sweep & wash the floor to remove dirt & stains.

I have lived in North Idaho my entire life and consider myself very fortunate to call Coeur d’Alene home. I have been a Realtor since 2001 and have been blessed to have found a career in something I truly love.

My wife Marae and I were childhood friends and have been married since 2003. We have two wonderful children and we are a very active family, spending most of our free time outside enjoying everything this area has to offer. I am an avid sports fan that enjoys boating, snow skiing, golf, triathlons, traveling, and most of all, time with my family.
