Considerations before your appointment

Reconfirm your appointment the day before by calling your client. Review any special driving instructions you may need from them at that time. Suggest that anyone who will be involved in making the changes you

recommend be present for the appointment. Ensure they understand your rates and that you expect to be paid at the

conclusion of the appointment. Notice other homes for sale in the area as you drive to your appointment. You

will want to ask your client how their home compares to local competition. Arrive dressed professionally, smiling and relaxed. You are there to calm your

client’s real estate related anxieties and to solve issues they have in getting their home decorated to sell.

Important considerations as you start your client meeting Make a mental note of curb appeal as you are coming up to the house, but only tour the exterior and property with the client after you finish inside the house. The client will be stressed out and will need assurance that they’re doing the right thing. Put their minds at ease by telling them you’ll help tackle what needs to be done to get their house ready for sale. Determine whether the client wants to review your portfolio before beginning the consultation. They may feel defensive since you are there to critique their home; explain that their home is great to live in, but now the goal is to repackage it into a product that will appeal to the greatest number of potential buyers. This means that it will become less personalized and

some things may be added or removed in the process of “decorating to sell,” which is NOT the same as “decorating to live.” Confirm whether you are there for a consultation so they can do the work themselves, or whether they are planning on you managing the entire project. Explain the process you are going to follow; remember they’ve likely never worked with a home stager before.

You will do a general walk through the home to get a sense of the whole space, number of rooms, and furniture and accessories.

After touring the whole house, you will go back through each room and discuss your recommended changes in detail.

You might move things around in each room as you go through. (Ask for permission; people can be sensitive about this.)

Explain why you’ll be opening all the built-in cabinets and closets. Ask them to take a pad and pen (or provide the Room-by-Room Client Planning

Forms) to make notes as you go through the house. (If you are being hired to manage the whole project, then take your own notes; the client is just there to hear and approve your plans.)

If you want to use the Room-by-Room Client Planning Forms, you can complete the forms for the client as you go through the house; however, this may be distracting as you’re formulating ideas, which is why it’s better if the client completes the forms. Alternatively, you can let the client complete their copy and just use your own copy as a guide so you won’t miss anything as you go from room to room.

Explain that you will help them prioritize the list at the end of your consultation and offer to handle anything on the list on their behalf.

Request they keep an open mind to your suggestions since your goal is to make their home even more appealing to buyers and your expertise is “decorating to sell.”

Ask whether they know the price range the home will be listed at and whether their agent has indicated the target market (this might already be obvious) — your staging ideas should reflect this.

Emphasize that you will try and work with what they have as much as possible, but depending on the situation, you may recommend purchasing or renting items. Explain how this would work.

Remind them that any purchases will be theirs to enjoy in their new home. Discourage any thoughts of a garage sale unless there is time BEFORE the

house hits the market. Off-site storage, donations, and/or disposal will get the home cleared out faster.

All your comments and suggestions will be very specific; ensure they understand your vision if they are going to do it themselves later.

Where possible, move items on the spot so they can begin to see the transformation.

Keep your measuring tape with you at all times. Save paint recommendations to the end after everything else is done. You will find this much easier to manage.

Initial walk-through This is when you get the “big picture” or overview of what needs to be done and the worst problem areas. Do not make comments/suggestions at this stage. If the client starts asking your opinions, say that you want to see the whole home first before commenting.

Acquaint yourself with the architecture and style of the house. Acquaint yourself with the contents of the house that you will have to work with. Shape your mental picture of the likely buyer for this home. You need to make

your staging recommendations with this target market in mind. Note whether each room is decorated for the right purpose. Pay attention to furniture that can be used in different rooms. Notice accessories that can be used elsewhere or grouped differently. Consider traffic flow between rooms and whether each entrance is clear.

Detailed walk-through If you see a room that really needs repainting (poor color or too worn), inquire

whether they’re open to the idea of your recommending colors. You will only pick the colors at the end after you’ve dealt with all the other issues.

Take measurements and determine if there is a better way to arrange furniture. Move what you can with their help.

Recommend what should be added or removed (furniture, accessories, clutter). Always be VERY specific.

Strive for balance in a room and an open but welcoming feeling. Too little is better than too much when decorating to sell.

Create a focal point in each room. Explain why they must remove personal photos, diplomas and religious artifacts. Ask if they have a cleaning lady and suggest making a “cleaning list” as you go

through. Start to build a “repairs” list. Comment on ways to improve lighting for day and evening showings.

(Most homes are too dark.) Remind clients that window coverings should be open for daytime showings and

all lights should be left on. Suggest improvements to window coverings where appropriate. Determine if art can be better arranged and offer to re-hang it together while

you’re there. Suggest styling any bookcases, open shelves or china cabinets. Ask if you can

do a shelf now to show them. (Often they’ll let you continue to do the whole thing.)

If there’s a fireplace, rearrange the mantle as necessary. Suggest a plan for reorganizing and de-cluttering all closets and cupboards. Ensure there are no piles of books, magazines or clutter on the floor. Plants can easily look like clutter; determine if this is the case and diplomatically

suggest improvements.

Detailed walk-through (continued) All doors should open wide (remove furniture that’s in the way or too many items

hanging on the backs of doors). Suggest that they store personal items and anything small but valuable. Consider where baskets can be used to contain clutter. Suggest that excess toys be put in storage and give each child one basket of

toys that can easily be put away for showings. If there are more than two bedrooms, ensure that at least one is decorated for a

child (even if they have no children). Pay special attention to cleanliness and organization in bathrooms and kitchens.

No clutter—everything should sparkle! Consider whether new bedding, towels and shower curtains are warranted. Consider whether paint and new cabinet hardware will enhance the kitchen or

bathrooms. Home offices are important selling features in many markets. Ensure it looks well

organized and clutter-free. Provide suggestions for where they can shop (unless you’re doing it), packing

and storage solutions, etc. Ensure that the basement, garage and attic are not used as dumping grounds for

clutter, even if they are not finished spaces. Review their collection of vases and place appropriate ones in each room.

Discuss flowers for showings. If you notice any odors in the home, you will have to address this. If the client is open to repainting, review color chips and make recommendations,

including walls, ceiling and trim. Consider sheen levels. If you do this last after dealing with all the furniture/accessories, you will find it easier.

Discuss how pets should be handled for showings.

Cleaning and Repairs Remember you have the opportunity to earn revenue here if you have the right alliances (see Staging Diva Course 5).

Fix leaky faucets. Wax and buff wood floors. Professionally clean carpets (stretch also if necessary). Inspect and touch up interior paint (especially hallways and trim). Inspect and touch up exterior paint. Fix any closet and cupboard doors that don’t hang, open or close well. Window cleaning, outside and inside. Light fixture or bulb replacements. Replace cracked or missing tiles. Replace caulking around bathtubs, sinks, etc. Re-glaze bathtub or sink. Power wash outside where necessary. Furnace and electrical panel should look clean and well maintained. Appliances should sparkle inside and out even if not included in the listing.

Exterior

Consider overall curb appeal and make specific recommendations. Overall, the home and grounds should appear well maintained, clean and

attractive. Remove toys, bikes, shovels, garbage and recycling bins from front of house.

Store neatly to the side or rear of house or in garage/shed if possible. Front door (and porch/portico) should sparkle and be a welcoming focal point

from the street. Remove unattractive storm doors. Replace mailbox, lighting and/or address sign if necessary.

Consider seasonally appropriate planted urns, hanging baskets and window boxes for the front of the house.

Ensure that the welcome mat is clean and attractive. Verify that windows/shutters are clean and in good repair. Remove unattractive awnings. Lawn, garden, walkways and decks should be clean and well maintained. Grass

should be freshly cut, plants/trees pruned, snow shoveled, walkways de-iced, leaves raked, etc.

Cut back any trees or shrubs touching the exterior and ensure it’s easy to walk around the house.

Sheds and garages should be neat and clutter-free. The goal is to create the impressions that the property offers ample storage space.

Create an attractive outdoor living space if appropriate with planters, lawn furniture and accessories

Conclusion of Appointment

Ask the client if they have any questions or concerns. Offer to review and prioritize their to-do list with them. Ask if there is anything they would like your help with. Provide contact information from your list of alliances. Prepare and review your invoice with them. Ensure you have the complete name

and address on the invoice. Ask if they have their new address yet; if so, get it for your records. Do not leave without payment, and ensure check is made out correctly. Encourage them to contact you with any follow-up questions/concerns. Ask if you can take photos now and return before showings for “after” shots.

About the author Debra Gould, a.k.a. The Staging Diva®, is President of Six Elements Inc., an internationally recognized home staging company. Inspired by many requests from aspiring home stagers wanting to start similar businesses, Debra created the Staging Diva Home Staging Business Training Program, which launched in January 2005.

Debra has trained over 4,000 Staging Diva students on 5 continents to start their own businesses. All shared a natural talent for decorating and an interest in real estate, but struggled with how to make money in their own staging businesses before learning Debra’s secrets.

Debra’s mission is to inspire and empower others to use their natural talents to earn a living. She followed her dreams and wants to teach others to do the same.

Believing life is the adventure you make it, Debra is a master at personal transformation. Despite her creative

streak, she originally pursued an MBA in marketing and began her career in large corporations before moving to advertising. In 1989 she launched one of the first integrated marketing firms. Wanting a more creative life, Debra gave up her company and moved west in 1999 to become an artist. She launched the Debra Gould Home Collection, landing a magazine cover story within a year, and a feature in the book Floor Cloth Magic, followed by her first of several HGTV appearances. HOW TO USE THIS SECTION:

The following Room-by-Room Client Planning Forms can be used as a template for taking notes for your clients during home staging consultations or as a checklist for them to complete their own notes as you go through the home and make your recommendations.

Keep in mind that when Debra Gould does consultations, she asks clients to take their own notes on paper rather than filling out a form or filling out forms for them.

However, some home stagers may feel more comfortable using these forms as a guide for the consultation and as a means of keeping track of the tasks the homeowner needs to accomplish. You can complete the forms for your clients as you go through the home, let them complete the forms, or use them simply as your own guide to the conversation so that you won’t forget anything.

If you decide to use the following planning forms, create your own cover page and replace this one. Think of it as part of your marketing, so make it attractive and include your logo and complete contact information. Then you can photocopy the rest of the forms and attach them to your new title page for each client consultation. We hope you’ll find these Room-by-Room Planning Forms helpful!
