Summary of Construction:
Estate style public house of relatively modern construction with cavity walls set beneath the pitched roof overlaid in
interlocking clay tiles. Various single storey projections under flat roof surfaces. Windows in uPVC double glazed, doors in
timber, rainwater goods in PVC.
Accommodation:
Front entrance lobby with public toilets off giving access directly to main open plan bar areas with L-shaped servery. To the
rear of the servery is the kitchen. Separate rear right hand entrance gives access to further ladies’ and gent’s toilets and rear
function room. A door off the main servery gives access to the basement cellar areas and the first floor private living
accommodation.

E. Survey Methodology
1. Description
In accordance with instructions received from Messer Star Pubs and Bars, Brownill Vickers Limited have carried out an
inspection of the subject premises to provide a Schedule of Condition.
The weather was fine at the time of inspection.
The premises were secured by VPS.
2. Orientation
All references front, left, rear and right are as standing looking at the front elevation with the car park to the left.
3. Limitations
Brownill Vickers Limited undertake a non-destructive visual inspection. This means we do not take up carpets, other floor
coverings or floorboards. We therefore cannot confirm the condition of underlying floor timbers. We do not move furniture or
remove the contents of cupboards. Neither do we remove secured panels or undo electrical fittings etc.
We do not inspect the roof structure from inside the roof space. We are not able to assess the condition of the inside of any
chimney, boiler or other flues. We inspect roofs, chimneys and other surfaces on the outside of the building from ground level
and, if necessary, from neighbouring public property, with the help of binoculars. Close examination may reveal defects not
visible from a ground level vantage point. It was not possible to inspect those parts of the property which were covered or
unexposed at the time of the inspection and therefore, we are unable to guarantee that some parts are free from defect.
We do not report on the cost of any work to put right defects or make recommendations on how these repairs should be
carried out. Some maintenance and repairs we suggest may be expensive.
Fixtures and fittings, including all floor coverings, do not form part of the freehold. We assume that fixtures and fittings will be
valued as part of a fixtures and fittings inventory and separately assessed independent of this report.

No tests were carried out to any of the service installations, plant or below ground drainage.
This survey does not constitute an asbestos survey and therefore enquiries should be made to ascertain if a Type 2 or type 3

thereto may be included in any published document, circular or statement, or published in any way without written approval

Circumstances of inspection; Inspection undertaken during the period when public houses were not allowed to operate under
government guidelines. No trading had been undertaken at the premises since lockdown began on the 23rd of March 2020.
The premises were secured by VPS.
The double timber panelled doors leading to the delivery area to the front main beer cellar were secured and no access could
be gained to the outer side of these doors.
