Cathy Crowe has been a licensed Realtor since 1989. She has help hundreds of investor sell and buy properties.

Since 1990, Cathy has worked with investors in single family rehabs, rental properties, and multi-family properties. She started buying houses in 1980 for to wholesale and rehab. Through the years she has wholesaled 1000 plus homes, rehabbed over 300 properties, sold more than 100 notes, and held numerous rental properties. As a realtor she has participated in the sale of over 100 multi-family properties, package deals of single-family houses (2-150) and multiple listings of properties of all sizes and price ranges.

In 2001, Cathy wholesale flipped 243 houses before our national tragedy. In 2002, she started DFWREIN (Dallas Fort Worth Real Estate Investor Network) that taught and over 8000 investors until July 2008 when she sold the company. During those years Cathy had monthly speaker meetings with a vendor fair, held daily classes (M-S), personally coached over 1000 investors, hosted an interactive website, and had a real estate investor center for classes and networking. Cathy had a weekly one-hour radio show, The DFW Real Estate Investment Hour, on KRLD, for over 5 years.

SELLING PROCESSPre-Listing PreParatiOn

Clean the house thoroughly. Keep it immaculately clean when selling. Shine the appliances, wipe the sinks and faucets, keep carpets vacuumed, floors mopped and shined. House completely dusted and insect free. Light fixtures and fans inside and out sparkling. Window need to be glistening.

Remove clutter. Keep kitchen spotless and remove unnecessary items from the counter tops.

Move clothes and unused items out of the closet so they do not appear full.

Remove extra furniture, pictures and personal items from the rooms. You want to show off the house, not the owners. These tips will visually expand the rooms in your home.

Get rid of offensive odors. Eliminate the smell of dogs, cats, kids, spicy food etc. Odors are hard to explain away and are always noticed.

Fix or repair items that are not in perfect working order. Small repairs leave questions in buyers minds. Some quick fixed could include: - Tighten and repair loose knobs, door, windows and toilets - Repair light switches and electrical outlets that do not work - Repair caulking and grout in the bathrooms - Fix leaky faucets - Replace burned out light bulbs

Consider repainting a fresh coat of neutral paint that enhances the decorating detail to a home. Paint smells and looks clean. Paint or touch up doors and trim.

When the house is being shown, please leave. Leave the clients with their agent. Don’t interfere with the agent and talk to them. This could possibly hurt the selling process.

If the house is somewhat vacant, staging appropriately can create a dramatic emotional statement. We can offer professional staging arrangement company recommendations.

First impressions are crucial. Clean the front yard. Trim the shrubs, weed the flower beds, mow the lawn, rake the leaves and sweep the walkways. The needs to be kept up throughout the selling process.

Plant flowers and fresh plants in the ground or in decorative pots to liven up the appearance.

Straighten gutters, planters, mailboxes or things that sag or tilt.

When listing your home there are a few documents that need to be executed before your home goes

on the market. Some of these documents are between you and your All Star Realtor®, others are

disclosures you will need to fill out in regards to the condition of your home. It is imperative to have a

clear understanding of listing terms, price and condition of your home for potential buyers. A few of

these documents are listed below:

Once you go under contract on your home it is very important to have information regarding

your home ready to go in case the buyer or lender requests it. This process moves very fast in

some cases, so it is better to be prepared than scrambling at the end for warranties or receipts.

We have included a list of items that buyers, lenders, and title companies might request during

this phase of selling your home.

SELLER CHECKLIST

Gather all manuals for appliances

Receipts of work done to the home - including all major and minor renovations

Start to locate all keys and garage door openers

Floor plans or surveys done previously

A list of utility providers and average cost per month for summer and winter months

Alarm or smart technology instructions available

HOA Communities:

Check in with the HOA to see if there are any restrictions or policies when listing your property.

If you have any known information regarding assessments, certification letters of HOA covenants, please have those available for the buyers

UNDER CONTRACTnext stePs when yOu are under cOntract

Now that you have decided on an offer, it is time to start the under contract process. There are few dates and deadlines to be aware of - title deadline, due diligence, inspection & surveys, appraisal, and loan conditions. Remember where we asked you to gather documents on your pre-listing preparation, this is where those may come into handy and help move this process along a little more smoothly. The under contract process can take anywhere from 30 to 45 days.

inspeCTion

One of the most crucial steps in buying a home is performing an inspection. The buyers elect to do this if they so choose. The buyer’s agent will set up a day and time that works for you to have the inspector perform a full inspection of your home. It is best to not be present during this time. It should take anywhere from 1-5 hours depending on the size of your home and how many inspections the buyer is requesting. After in-spections, the buyers agent will request specific repairs or re-placements, if needed. At this time you can decide which items you agree to fix, repair or replace, if any. Remember, inspection items should be left to things that affect health and safety.

appraisal

An appraisal will be required by the lender if the buyer is ob-taining a loan. The appraisal is to determine at which amount the bank will provide a loan. It is your agents responsibility to explain to the appraiser how they came up with the listing price. This can be explained by providing a list of comparable properties that sold of a similar amount, a list of showings and offers that were received, etc. The appraisal could come in low, high or at value. Your All Star agent will guide you through this process on the right moves to make if the appraisal comes in low. After the appraisal, we wait for loan conditions deadline and you are that much closer to the closing table.

THE TERMSunderstanding agency terms

lisTing agenT

A seller’s (or listing agent) works solely on behalf of the seller to promote the interests of the seller with utmost good faith, loyalty and fidelity. The agent negotiates on behalf of and acts as an advocate for the seller. The seller’s agent must disclose to potential buyers all adverse material facts actually known by the seller’s agent about the property. A separate written listing agreement is required which sets forth the duties and obligations of the broker and the seller.

buyer’s agenT

A buyer’s agent works solely on behalf of the buyer to promote the interests of the buyer with the utmost good faith, loyalty and fidelity. The agent negotiates on behalf of and acts as an advocate for the buyer. The buyer’s agent must disclose to potential sellers all adverse material facts actually known by the buyer’s agent including the buyer’s financial ability to perform the terms of the transaction and, if a residential property, whether the buyer intends to occupy the property. A separate written buyer agency agreement is required which sets forth the duties and obligations of the broker and the buyer.

inTermeDiary

Intermediary agency is when a broker is representing both the seller and the buyer in the same real estate transaction. Since the broker has promised a duty of confidentiality, loyalty, full dis-closure and dedication to purpose to both parties at the same time, it is necessary to limit these duties in this situation, if both parties agree. This relationship may have the following limitations: • The broker must deal with both the buyer and the seller impartially • The broker will have the duty of disclosure to both the buyer and the seller • The broker will not disclose personal information about the buyer or the seller unless authorized to do so in writing by both parties • The broker will not disclose what the buyer is willing to pay or the terms that they will agree to, and will not disclose what the seller is willing to accept or the terms that they will agree to • The broker will not disclose the motivation of the buyer or the seller unless authorized to do so in writing

CusTomer

A customer is a party to a real estate transaction with whom the broker has no brokerage relationship because such party has not engaged or employed the broker, either as the party’s agent or as the part’s transaction-broker.

A client is directly represented by the broker. A client has a contractual relationship with an agent. An agent represents a client in a legal transaction, such as the purchase/sale of a home.
