Auckland is estimating that there will be 300,000 new dwellings by 2050 and Millwater which is situated right next to my targeted area was pro-posed to house 9000people in 300hactare. This suggests that there will be demands for the commercial and retail in local area and my proposal is to develop large mall on Silverstone between the motorway and the future residential area.

* Silverstone is a small area located within the Silverdale on north of Auckland, north bank of the Weiti River and lies to the west of the Whangaparoa Peninsula

VEGETATION

As I have continued to research on the vegetation of the site since the first project, I have found that the chosen site, Silverdale did not have great con-nection between the patches especially with the motorway running across. there are alot of open lands and much of the vegetations are concentrat-ed along the river or stream.

The vegetations in the map I have selected arethe patches of all the native plants that needs to be protected in the future development.

SLOPES

Slopes larger than 15% which is not suitable for development was not an issue for the site I have chosen. Silverstone as shown in the first map on the left, is the most flat area around the site. The area is very suitable for development and this encourages large developments to happen.

Second map shows the geometry of the site. The dark brown colours suggest the high points and the green yellow colours suggest lower points.It is clear that the motorways or roads are de-veloped over the high points and all the water ways are in the lowest points.

ROADS

As mentioned in the previous page, the roads tend to follow the high points of the area. It is important to see how roads are mapped out as usually all the developments happen where the roads are and how they are shaped.

Looking at the map carefully I have noticed that the local development has been done around the coastal area and suggests big potential of development on open areas between the motorway and the coast-lines.

FOOTPRINTS (existing residential areas)

Footprints in this map are mostly residential area, and it is very obvious that they are allon the right hand side of the map (along the coast).

The local council at the moment is planning on increasing residential area in this area as they foresee the growth in population,

STREAMS & RIVERS

The rivers and streams are important keys for vegetations as they grow along the river side. Also this is very important as more native species tend to be more water loving. Rivers and streams are one of the main natural resources that needs to be protected.

Map shows that there are lots of water ways around the site.

LANDSCAPE STRUCTURE ANALYSIS (Dennis map)

Overlaying all the elements allowed me to see the potential for the site. As lot of residential foot prints exists on the right bottom, it seems that there will be more development happen-ing towards the motorway in the future. It is also clear that all the vegetations are growing along the river but because of the motorways, roads and zoning interrupting the connec-tion, patches look very spotty and scattered. It seems that improving connections between patches and developing big commercial and retail centre is neccessary to meet the possible demands for the future local residents and improving ecological functions.

STRATEGIES - STORM WATER TREATMENT

Storm water treatment is one of the theories I have chosen to apply on my site. I have noticed that there is one big gully running along the Silverstone, my chosen site. To prevent any polution after the development and also to imporve the vegetation along the waterways, I thought of making series of small ponds so as the water flows from one pond to the other it will be filtered repeatedly.

Also storm water treatment is a great way to improve site aesthetics and to create a nice landscape.

STRATEGIES - CIRCULATIONS

Looking at the roads it seems that there are only few roads that lead to mo-torway and this means local residents will have to take this road to get to the motorway. Using this theory, I am developing my commercial and retail area next to the motorway as this will increase the chance of people access-ing this site and make an easy opportunity for people to use.

As the location is right next to the motorway it is also possible that people from a distance could access the site easier.

STRATEGIES - PLANTING PLAN (Green connection) STRATEGIES - RECREATIONAL OPEN SPACE

(ORANGE) -HEAVY PLANTINGAs I have found that the native patches were scattered all around withoutmuch stepping stones or corridors I have decided to plant a long strip of cor-ridor right along the motorway. Which will strengthen the two existing large patches and improve the connections between the two patches and this will significantly increase the movement and habitats; another effect that this will bring is the aesthetics, rather than just a open field, it will provide good view and relaxing experience for the both drivers and locals as well as blocking the noise from the motorway.

(YELLOW RINGS) - WATER PLANTSAs I am going to have storm water treatment pond, I will have mass plant-ing around the stream & pond area to improve the filtering process and the aesthetics of the site.

Although, I am developing mainly commercial and retail area, I am also fo-cusing on the idea of preserving the natural aesthetics and elements.Taking this into consideration, I have decided to keep the topography as it is as much as I can and develop what now seems to be an open space into a recreational park. Giving site a multi-function will attract more people and will be beneficial for both locals and the developers.

CASE STUDIES - ALBANY MALL & ALBANY LAKES CASE STUDIES - HIGHBROOK PARK (Office Park)

Albany park in North shore is a great example of commercial retail/ recreational park. Albany mall has many acess to the shopping mall and is in a great location. It is very close to the motorway and surrounded by very dense residential area.

Auckland council has developed a recreational area next to the shopping mall and it provides great view and tracks buthaving park next to the mall without much connection, not much people use it. All the parking lots are on mall’s side and the park does not offer any open space for recreational activi-ties.

From ecological perspective it provides some birds place to relax and stay and provides food and planting was very nicely done.

Highbrook park is another great example to look at. as it is located around the coast and rivers and streams it shares lot of similari-ties to my location. Highbrook park provides great openspace recreational area and again is situated very close to the motorway.

It also has lot of big natural patches around the park and seems the design also took this into consideration as well as storm water management system.

LAND SUITABILITY MAP MASTER PLAN / CONCLUSION

The mall in size of 120,000m^2 in total (70,000m^2 left and 50,000m^2 on right.)is an elevated mega mall for retail and commercial use. The mall will provide very spacious parking lots on the base level and two buildings that are connected through the tunnel that will let shoppers look through out the glass window.

Having nice vegetations around the motorway as well as nice waterfeature between the build-ings will provide the shoppers and park users a nice relaxing experience.

The mall will have cycling tracks along the river and water ponds so that it contributes to local residents.

It is right next to the motorway making the shoping experience much more efficient and having more than 300stores will provide anything in need at one go.

Also, the mall will provide around 3000 people jobs which again will help the development of the area.

By having long heavy planting will improve connection of the patches and ecology.

Having all the previous strategic ideas put togather I have generated the plan on the left. To minimize the change in existing topography and in preservation of the stream, I have chosen highest points as the footprints of the malls.

Keeping the topography as it is now will help water collected towards the stream and will allow better function of the site

Planting along the motorways,roads and stream was a good choice as it enhanc-es aesthetics, function.
