The City of South El Monte is a viable commercial and industrial base, with over 2,400 businesses within 2.8 square miles. To meet its current needs and in search of other opportunities, the City is focusing on its growth potential in retail and commercial development.

Located approximately 12 miles east of downtown Los Angeles and within the heart of the San Gabriel Valley, South El Monte is geographically attractive for new developments and retail opportunities. With two interstate freeways and a major state route, South El Monte is accessible to major business and educational centers. Based on the 2010 U.S. census, there are over 531,000 people with an average household income of $55,633 within a five mile radius of the City.

To prepare the next generation for renewable energy and advanced technology, the school districts serving the City of South El Monte and the more than 9,000 students, incorporate technology and State of California recognized award-winning programs to ensure student success in an actively developing city. New housing development and planned additional housing to meet growing demand for new and emerging young, educated and skilled households.

With the elimination of all redevelopment agencies in the State of California, the City of South El Monte has moved into a proactive development approach. City officials and staff are continuously seeking opportunities to partner with developers and retail operators to maximize the potential of infill development sites that are identified within this booklet.

28 ACRET.O.D. SITEThe site is located adjacent to State Route-60 on Santa Anita Avenue. A portion of the site is slated for a potential transit station of the Eastside Gold Line Extension Phase II light rail project. The balance of the 28-acre site is primed for Transit Oriented Development with commercial, retail, office, and/or hotel uses. It has been estimated that the light rail project could potentially provide approximately nineteen thousand daily riders that would use the light rail system and station.

In close proximity to the site is the regional recreational area known as Whittier Narrows. There are approximately 1.6 million yearly visitors to Whittier Narrows, accessible via Santa Anita Avenue.

ROSEMEAD COMMERCIAL CORRIDORA segment of the Rosemead Boulevard known as the Rosemead Commercial Corridor is primed for infill developments. With over 50,000 vehicle trips per day connecting the 60 and the 10 Freeway, city officials see the Corridor has the potential for large scale commercial and/or mixed use developments such as retail commercial, restaurants, entertainment and hotels.

POPULATION IN THESAN GABRIEL VALLEY There were 1.53 million people residing within the 31 incorporated cities of the San Gabriel Valley in 2015. There were also approximately 257,000 additional persons living in the unincorporated regions of the valley.

Overall, population in the San Gabriel Valley has changed little over the last 15 years. Since 2000, the population has increased by 3.0% in the incorporated cities, compared with 6.8% in Los Angeles County and 14.9% in California.

From 2005 to 2010, population in the valley declined on a year-to-year basis. In the years following the recession, population growth resumed, slowly at first but eventually reaching an annual growth rate of 0.7% in 2015, on par with the growth rate for Los Angeles County.

The fastest growing cities in the valley over the past five years were Azusa (6.6%), La Verne (6.4%), San Dimas (4.0%), Claremont (3.9%), Bradbury (3.7%), Walnut (3.7%), South El Monte (3.6%) and Irwindale (3.6%). Much larger Pasadena also experienced relatively strong population growth, increasing by 3.2%. Only one city posted a decline in population over the five-year period, the City of Industry (-2.4%). The remaining cities experienced moderate growth ranging from 1.7% to 3.0%.
