CRAFTING HOME IN THE HUDSON VALLEY

Central to the vision behind Threshold Houses is the study of what makes a place home.

A sense of connection. A space of sanctuary. A gathering place of community.

In the crafting of simple and uncommonly good houses, we offer spaces that are designed and built to be the essence of home.

When we imagine what home is to us we think about sunshine on a wood floor, friends gathered around a table, and a cozy family evening on a wintery night.

We also think about the landscapes we are part of, and help steward. When we think about responsible participation in natural and social ecosystems, it seems obvious that any home built would be done so with the utmost care and thoughtfulness. This is why Threshold Homes are Certified Passive Houses, constructed using our low carbon building system, and finished with durable and natural materials.

The Threshold portfolio of Passive Houses draws these connections, and offers crafted, beautiful, simple, and profoundly good homes.

We designed these spaces for our friends, our families, and our community. We would be honored to build one for you and yours.


INSPIRATION

Inspiration for Threshold’s designs comes from simple, beautiful and functional architecture — homes that are built with craftsmanship and care, where every square foot is fully utilized.

Our plans focuses on what we see as the fundamentals of a well designed home: flexible open rooms, the adaptability of the spaces, and the timelessness of design.

The portfolio finds its roots in the farmhouses of Scandinavia, which we believe strike a delicate balance between the benefits of standardization and the freedom of progressive design. Too much standardization is bad, as it leads to things like the repetition of suburban developments, detested by anyone with a design pulse. But we hold that the opposite end of the spectrum can also be harmful. Without design discipline, and the careful curation of options, homeowners often end up with a project that is over designed, over stylized, and over budget. We posture that good design, at its core, is simple and elegant. 1

Threshold Houses are meant to be timely and timeless. They are designed to last for generations, with minimal upkeep, their lines are both deeply familiar and modern in form, and they are staggeringly energy efficient. They are, in short, the houses we need — and they are the houses we want.

SPECIFICATIONS — HIGHLIGHTS AND UPGRADES


EXCELLENCE AND CRAFT AS THE BASELINE At Threshold, we put tremendous thought into the materials we use in our buildings. The following provides an overview of materials, systems, and finishes that we use to construct our homes, with some possible upgrades highlighted.

The base spec’s on all of our models are meant to offer a premium and durable home that feels handcrafted. We encourage our clients to bring their personal touches to the process by making selections from our upgrade lists, or choosing a unique finish or detail they have always wanted. Custom add-ons like built-ins, a locally milled white-washed shiplap wall in the master bedroom, or hand painted Spanish tile in a bathroom can help make a space feel truly custom, and realize your vision of home


FOUNDATION

Standard foundation is our monolithically EPS foam insulated slab on grade system. This system allows us to adjust the thickness of the EPS depending on the individual home’s energy needs. This system has a significant lower carbon footprint compared to other typical foundations, and provides simply executed exceptional energy performance

WALLS — PREFABRICATED PANELS

Walls are constructed using Threshold’s prefabricated panelized wall system. The system is based in wood, both for structural and thermal elements. This low carbon approach to construction has an exceptional hydro-thermal profile, and dramatically reduces the cost of creating a Passive House envelope.

ROOF (STRUCTURE & HYDRO-THERMAL)

Depending on the model, the building’s roof is constructed using either prefabricated roof panels, or prefabricated trusses. We use solid state air barriers and all of our roofs are fully vented to maximize their hydro-thermal performance and longevity.

PANEL CONSTRUCTION

The wall and roof panels are assembled in Threshold’s factory in Kingston, and are delivered to the site and and set by our team. Windows are set and flashed in the factory, air barriers are detailed, and dense packed cellulose insulation is installed.


ROOF — FINISH

All of our homes come standard with a standing seam metal roof. Metal roofs are architecturally valuable, have multi-generational life spans (75-150+ year life), and recyclable when they need to be retired

WINDOWS AND EXTERIOR DOORS

Standard on our houses are ultra-high performance European triple pane, uPVC windows and exterior doors.

Operable windows are tilt-turn, with multi-point locking hardware.

EXTERIOR FACADE AND FINISHES

Locally milled pine shiplap, installed vertically or horizontally, smooth or combed faced, is standard on all our homes.

Windows and door are trimmed in pine to complement the siding.

CONTINUED… Roof to wall transitions are clad in gaged metal to match to roof.

All exterior wood is finished with water based solid stain

All our buildings are fully rain screened to ensure proper flashing details and long-term durability of the siding.

POSSIBLE UPGRADES

Windows can be upgraded to wood frames, thermally broken metal, and metal clad wood.

Siding can be upgraded to acid aged Siberian larch, or oil finished cedar

Pine siding finish can be upgraded to Shou Soughi Bahn (charred finish)


FLOORS AND STAIRS

First story floors are cast in place burnished and sealed concrete, second story floor are 1x6 pine.

Standard second story bathroom floors are Marmoleum

Standard stair treads are stain grade pine, with painted pine kicks

INTERIOR WALLS AND CEILINGS

Standard wall and ceilings are painted gypsum board.

INTERIOR TRIM

Windows are cleanly cased in contemporary Scandinavian pine trim.

Baseboard and interior door casing is painted pine 1x3

POSSIBLE UPGRADES

Accent Walls or entire rooms can be clad in shiplap — painted, oiled, or white washed

Ceilings can be up upgraded to painted or oiled wood

Exposed post and beam timber details can be added to the interior

POSSIBLE UPGRADES

Floors can be upgraded to local red oak, walnut, or reclaimed heart pine.

Bathroom Floors can be upgraded to tile

Custom stairs, can be wood, steel or glass

POSSIBLE UPGRADES

Baseboard trim can be upgraded to reveal bead.

Window jambs and trim can be upgraded to red oak or black walnut — or switched to a more ornate casing style.
