Well, spring is finally here and brings an end to our peak season. While this winter brought Kihei much needed rain, it did not dampen our owners and guests Aloha Spirit. In January, your Associaon hosted several “Aloha Friday” gatherings at the Lower Pool which were a big hit. Each of these potluck style events included over 60 owners and guests sharing laughs, stories, songs, pupus, and drinks. New friends and lasng memories were created! Your new Board of Directors, unanimously adopted two new proposals that will impact Kihei Akahi owners for many years to come. The first important issue was the adopon of a new Assistance Animal Policy. As Kihei Akahi has always had a no-pets policy in place, we had never properly addressed the issue of occupants with Assistance Animals. This became very evident this past winter. With the assistance of Desnaon Maui, our managing agent, we developed and adopted a comprehensive policy outlining the rules and regulaons that owners and guests must adhere to if a Service or Assistance Animal is to remain on the property. Kihei Akahi is proud to value the special needs of our members so they can enjoy the beauful grounds of Kihei Akahi while protecng our desire to be a friendly, no-pets vacaon desnaon. This new policy will be incorporated in a new revision of our House Rules, which will be adopted and distributed to all owners aſter our April Board Meeng. The second significant issue your Board addressed was one dealing with the effecveness of how our property is currently managed. It was unanimously agreed that the current concept of the Co-Managers style of management was not the most efficient. Aſter several meengs with our management staff, we adopted a Management Reorganizaon that idenfies changes to personnel dues and responsibilies. Three new posions have been created: Site Manager, Office Administrator, and Maintenance Supervisor. It has been recommended that Dave Haynes, Gerry Presley, and Jusn Him be appointed to those posions, respecvely. In addion, it was determined that for the present me, there is not a compelling need for any employee to live on property. These changes will be implemented on or before May 1st, 2014. This will provide the Associaon an opportunity to undertake long overdue renovaons to Unit B101. Aſter that, the Associaon will make a decision as to the best short to mid-term use of this valuable asset of the Associaon. We hope to connue our posive working relaonship with our employees, and sincerely believe the management of Kihei Akahi will become more efficient and producve for many years to come. I want to personally thank several Past Presidents I spoke with these past several months for their insight and advice they so graciously shared. You all know who you are! Also, thanks to our Commiee chairpersons and their volunteers for the fabulous work on our landscaping, building and grounds, communicaons, and staff development. ANNUAL GENERAL MEETING 2014Ending a successful year at Kihei Akahi, the AnnualOwners’meetingmorethanmetthe51%quorumrequirementwith48unitownerspresentandanother109representedbyproxy.Themeetingwasheldcloseby,atSt.Theresa’sChurch on South Kihei Road, within their spaciousmeetinghallwithtablessetupforattendeesandcontinentalbreakfastsetupbyDestinationMauiInc.,ourmanagingagent.Themeetingwascalledtoorderat9:00a.m.HSTbyJeanneErdahl,thepresidingofficer.Boardmembers,staffandmanagement,andspecialguests Dave Tomlinson and Chauncy Brown –intheircapacityasrepresentativesofthephoto-voltaic panel project – were introduced. Officerandcommitteereportsfollowed,and

althoughDirectorsTylerBrillandMargaretMarccociawereunabletobephysicallypresentatthemeeting,theywereabletopresenttheirreportsandgoodwishesonthebigscreeninrealtimeviaavideoconferencingconnection.SpecialguestDaveTomlinson,representingtheinvestorgroupunderwritingthePVinstallation,gaveabriefbuteducationalpresentation,accompaniedbygraphs,showinghowthesolarelectricsystemwouldfunction.

Shortly before the break, candidates forthetwoopenBoardpositionswereintroduced and formally nominated, nominationswereclosed,andJoanRemkus and Della Halvorson were electedbyacclamation.

At the break, a music and slide presentationcompiledbyVice-President Steve Werth (who also actedastechsupportforthemeetingas a whole) reviewed and enhanced memories of the events of the preceding year and included some original concept drawings of Kihei Akahi!Afterviewingtheslideshow,one of our original owners told Steve that he remembers what an incredible viewtherewasfromthesecondfloorofD-BuildingbeforetheMauiBanyanwas built.

Theowners’QandAsegmentattheendofthemeetingisoftenthefriskiestpartoftheannualmeeting,withownersofferingsuggestions,complaints,andkudosequallytotheincomingBoard.Subjectsthataroseinvolvedthehospitalityinternetservice,provisionofhandcartsforguestuse(seearticlebelow,)bikestorage,waterleakproblemsandnotleast,“Whatarethosedogsdoingonourproperty?!”(See the President’s message, above, for details on Assistance Animal Policy.) Lively discussion followed each ownercommentandgavethoseattendinganopportunitytobeheardbyotherowners.

Asalastduty,thedateforthe2015Owners’MeetingwassetforSaturday,January17,2015.ThePastPresidenturgesallownerstosavethedateandplantobepresentnextwinterfor:“TheContinuingSagaofKiheiAkahi!”DraftminutesfromtheAGMarenowonthewebsiteifyouweren’tabletoattendthemeeting.

Water Alarms – a No Brainer for Water Leak Problems?Oneofthesubjectsaddressedbyourresidentmanager,DaveHaynes,attheAGM,istheincreasingfrequencyofwaterdamageinandbetweenunitsatKiheiAkahi,asubjectalsofeaturedinapreviousnewsletter.DuringtheownerQandA,ownerJeanniePezzoli(C-314)suggestedthatplacementofwateralarmsinstrategiclocationsinourunitsmighthelpalleviatethisgrowingproblem.AquicksearchofAmazonrevealedmanyoptions,atcostsoffromabout$10eachinsetsofthreeforbattery-poweredmodels,to$50-$80foramodelwhichactuallyincludes a telephone dialer in case of water leakage. (Alarms are also available locally at many of the major hardware/home centers.)

Considering the cost of the average leak event – from a few thousand to many thousands ofdollarseach–tosaynothingoftheaggravationofrepairingthedamageinyourownandpossibly many of your neighbors’ units - it seems foolish not to place such alarms around our units. Here is Jeannie’s true story of a recent event in her unit:

RememberattheAnnualMeetingwhenIgaveasalespitchaboutplacingportable,battery-operatedwateralarmsinallthe“watery”placesinyourapartments,becauseitsearlyalertaboutawaterleaksaveslotsmoney?

Just by way of proving it to myself, last week I received a call from my Kihei Akahi renter, who said there was a loud screech coming from the kitchen sink. When I asked her to check the water alarm in the cabinet under the sink, she found onescreaming,andthecabinetinteriorandcontentswerealittlewet.

Aftermuchado,wefiguredouttheproblem.Theconnectortothespraynozzlewasloose,emittingwaterthatdrippeddown the hose and hid in the cabinet below.

Thefixwasquiteeasy--justamanualtighteningontheconnector.Wedidn’tevenhavetohirea$300plumber.

But, suppose the water alarm wasn’t installed, and the dripping wasn’t discovered for many moons, the cabinet and all its contentswouldhavebecomewater-loggedandwrecked,costingalotmorethana$300plumber.

That$15wateralarmhaspaidforitselfalready!Matteroffact,the$300-savedhaspaidforall7ofthealarms--kitchen&bathroom sinks, dishwasher, frig, washer-dryer, toilet, and tub – hidden in all the watery places.

Yes,it’sonemorethingweneedtoremembertoreplacebatteriesfor,butconsiderthateffortascomparedtodealingwithamajoroverflowevent!

And as Long as You’re at the Hardware Store...Think about looking for a handcart to keep in your unit for your own or guest use.

AtseveralpastAnnualMeetings,owners have asked the Board to look into supplying handcarts at the elevators to make unloading from thoseCostcotripsabiteasier.Afterseriousconsideration,theBoardrecommendsthatanyonewantinga handcart should purchase one for themselves to keep in their unit.

Basically, there is no storage space near any of the elevators, and no locking system seemed feasible to keep complex-owned carts from disappearing.Nottomentionreplacement of handcarts loaded beyond capacity by careless users. Hereareacoupleofoptionscurrentlyin use by owners, the one on the right is available at Costco.

Let’s Give a Hand to…

the South Maui Volunteers, those hardworking folks whom we seeeveryMondayatourKamaoleParks.SeeBobRichardson’sdescriptionbelowaboutsomeoftheworktheydothatbenefitsus all.

“Our group of volunteers works each Monday morning at one of our beach parks in Kihei on a variety of projects. Primarily we work to strengthen our coastal sand dunes through active management. Mother Nature will build the protective dunes but our end of the bargain is to try and protect the dunes from foot traffic and misuse. In that regard we install and maintain coastal pathways and build wooden dune walkovers where appropriate. We also install and maintain post and rope fencing and install county dune restoration signage that alerts the public about dune areas. We also work with the South Parks Dept. on projects like buying, installing, and maintaining park benches at various locations.

You may notice that all of our volunteers wear bright vests with our group name on them. This is not to advertise our group, but to assure the Parks Dept. and the public that it is our group that is doing the work. All of our work is pre-approved by the Parks Dept. and by UH Sea Grant and Maui County.

We also provide pick-up tools and bags for a variety of volunteers that walk our parks and streets picking up rubbish. These folks all work independently, some 7 days/ week, and we try and support their efforts.

We are funded primarily by donations from the public. For large projects like wooden dune walkovers we receive grants from Hawaii Tourism Authority or from donations from condo associations and other island businesses. The major donors and condo associations typically make donations in the $500- $2,500 range. All of our income is handled by Tri-Isle RC&D and we operate under their 501c3 status. They provide donors with tax receipts and thank-you notes.

If residents or tourists want to join us on a workday, they are always welcome. We work from 7:30- 9:30 on most Monday mornings. We have a website: <www.SouthMauiVolunteers.com> that is updated weekly with the location for the next workday. Additionally, if you want to work with us on a more regular basis we send out a notice each Wednesday with highlights from the previous week and a note about the upcoming week’s work. We also send group and individual pictures with that note.

Condo associations and condo owners have typically been the life blood of our volunteer base, and they make up the bulk of our ‘core’ group. “

Pleasenotethatlastsentence(boldfaceisouraddition)andconsider joining this wonderful group one day on your next Mauistay.Youmaygethookedandmakeitaregularpractice.It’s a great way to make new friends and improve our beaches atthesametime.Ifworkingisnotanoption,donationsarehappily accepted and judiciously used.

• The$50permonthlongtermparkingpolicyhasbeeneliminated.Existingparticipantsinthisprogramwillneedtomakealternate arrangements for their vehicles if they are not going to be stored in their assigned parking space. The policy change willrequireownerswhowishtohaveanon-islandcartoeitherfindanoff-sitestoragelocationortokeeptheircarintheirdeededparking.Guestswillberequiredtopaytheestablishedfeeforutilizingavisitorspace.
