Pre-Check List for Single Family Residential (Code 10-6A)
______1. Read Code 10-6A thoroughly to acquaint yourself with the requirements.______2. Ensure no Conditional Uses needed (see Code 10-6A-3 for all conditional uses)! Some Example of Conditional Uses! a. Bed & Breakfast! b. Guesthouses! c. Home Business! d. Public School! e. Recreation Vehicles! f. Towers! g. Windmills! f. Professional Dog Kennels (none allowed in any zone)
______3. Residential Dwelling is on 1.06 acre lot or proof that it is grandfathered. (Applicant is required to provide proof. See Date Chart in Permit)
______4. Residential Dwelling must have access to an established roadway.______5. Building lot must have 214 feet of frontage______6. Setbacks for Residential Dwelling Structure are in compliance. (see Code 10-6A-6)______7. Setbacks for Accessory Structures are in compliance. (see Code 10-6A-6)______8. All structures are set back 10 feet from irrigation lines.______9. 2% grade drainage for a radius of twenty five feet (25') from each structure and shall be designed to
eliminate any flooding or pollution of adjacent properties.______10. If dwelling is within 300 feet of a sewer line it must be hooked up to the sewer.______11. No structure may be more than 45 feet tall.______12. If any structure is built within the Historic Main Street District (500 South to 500 North on Main St and
half a block east and west) you must meet with the Historic Main Street Committee before meeting with Planning & Zoning.
