CONCEPT DESIGN(Please also refer to our separate pack of drawings)

In anticipation of a Design & Build contract, our design aims for straightforward constructibility and cost-effectiveness, but not at the expense of quality, robustness, and unique aesthetic identity and appeal.The plan aims for maximum flexibility, to allow for independent / out-of-hours use of the various spaces.The majority of the building is laid out over the ground floor level, with the retail shopfront prominent on the waterfront. To the north side of the building is a public paved area, linking the waterfront with the Peace Park. To the south side is a 3m wide strip for servicing, utility and jet-ski access and storage. The north elevation of the building, with the main public entrance doors, is angled to address the Peace Park, and to integrate the future Phase 2 area into the plan.The entrance doors provide a large opening to the covered, sheltered outdoor space, which links all the spaces of the building. This space serves as a multifunctional, flexible area for outdoor coaching, changing, showering and drying wetsuits.Doors in the southern wall of the covered outdoor space lead to the male and female changing rooms, a board storage / locker room, the office and the treatment room. The office and treatment room are linked by a connecting door. All spaces, apart from the changing rooms, have access to the covered rear service yard / jet-ski parking area.At the west end of the covered outdoor space is the tourism kiosk, and a lobby to the stairs and platform lift to the upper floor multipurpose space. The lobby also gives access to the retail unit.On the upper level, the conference / meeting / gymnasium occupies a simple large rectangular space with a dramatic vaulted ceiling and picture windows framing the views of the ocean to the west, and Knocknarea to the east. A fireplace in the north wall adds a focal point of comfort and warmth. To the sides of the fireplace are the kitchenette, toilet and storage rooms.
