WELCOME TO OUR SUMMER NEWSLETTER

Just as the British weather is busy changing from sun to rain to wind to snow, the Elite team has been busy designing and installing some fantastic projects across the UK.

The vibe for composite decking has well truly kicked in now, with customers understanding the value for money our product range brings to projects, both domestic and commercial. Due to the Complete Solution we offer including a glass balustrade system and decking, we are making our mark across new build homes and renovation projects across the country, transforming gardens, balconies and rooftops into stunning outdoor living spaces set to last.

Our website has been undergoing some transformation with more information now available from technical advice, to video tutorials, help and advice, case studies to browse through and plenty of inspiration from our regular blog posts.

Our outdoor living accessories range has also taken off as the summer period is starting, and new stock of our portable wood-fired pizza ovens is coming in regularly.

Its a very good year so far for Elite, thanks to the amazing support of our customers. Its a pleasure to help bring so many construction dreams to life.

QWICKBUILD STRUCTURE IS CHANGING THE WAY EXTERIOR SPACES ARE DESIGNED AND CONSTRUCTED

Exclusive to us in the UK & Europe, Qwickbuild is a lightweight construction frame manufactured from marine grade aluminium utilised to create a variety of exterior flooring solutions. A corrosion resistant structure, it is changing the way we build outdoor living spaces for the better, especially in the decking market where end users are looking for added value for money by extending the life span of their deck solution.

This innovative construction frame can be installed over a vast variety of surfaces: from soil, grass, concrete, tiles to rooftop decks and waterproof membrane balconies. The main design was initially conceived to accommodate our industry-leading composite decking boards range, Resortdeck and Ecodecking, providing UK end users not only with a decking board made to last, but also a sub-structure solution just as durable and moisture resistant.

However, the Qwickbuild structure has now developed even further, and can accommodate traditional hardwood timber decking for the real wood lovers, extending the life span of their decking area with a frame that will not rot and is guaranteed to remain stable and level. Adding to this, the frame can now also accommodate structural tiles, eliminating the need for any adhesives, grouting and sealers.

CASE STUDY: COMPOSITE DECKING ROOFTOP BALCONY

During the Spring season we were lucky enough to be part of this fantastic rooftop balcony project. The customer wanted to create a deck flooring solution on their large waterproof membrane roof extension. With a glass balustrade already assigned to the project, they were looking for a decking system to fit in the structure in place without causing any damage to the membrane. Qwickbuild was of course a perfect fit, light weight and moisture resistant, the kit frames were manufactured in our workshop and delivered to site as ready made lengths ready for our installation team to carry out the project.

Once on site, our team were able to work around the balustrade installation and carry out their work to our usual high standard for both quality and timescale. The decking was perfectly fitted around each roof light in place and around the decking lights around the border of the balcony.

On this particularly project, the customer had also invested in a particularly bespoke set of bi-folding doors, that open up by sliding into the decking. Our in-house design team took extra care in making sure every detail of this project was considered before manufacturing commenced, assuring the customer that we had taken into account every requirement of the project and knew exactly how to carry out the tasks within the timescale quoted. Without a straight forward corner within the whole rooftop balcony area, this project was both challenging and exciting for our team, really showcasing the capabilities of our product range and the endless design possibilities it can cater for.

The Resortdeck composite decking boards used on this project were easily slotted into place with the QwickClip fixing system, eliminating the need to screws the boards to the frame which takes out the risk of damaging the waterproof membrane during installation. With 75% less fasteners required should a traditional timber deck be used, you cant beat the comparison on such a large scale project. With the added value of moisture resistant, no fading, no scratching and minimal maintenance, it is safe to say the customer is very happy with the completion of the work and will be enjoying his outdoor living space for a very long time.

PLAYING THE PLANNING PERMISSION GAME

Planning Permission can be a long and tiring process, but if you prepare and do your research prior to submission, it can be dealt with a lot easier and see the results more quickly.

Deciding upon the type of house you would like to build and the main features you would like to include is a good start in preparing a good quality planning permission application. One thing to always remember is that planning permission is usually open to interpretation, which can differ from person to person, location to location, unlike building regulations which are set in stone.

Remain flexible in your approach to building the house of your dreams, with a few ready made plans of action should your first attempt meet rejection.

On average the application process can take 8 weeks to gain approval: it is helpful to remember this when seeking out professional help with your build, making sure nothing is booked or confirmed before planning application has been approved.

Make sure to do your research with the local planning office: you will usually find the information required and guidelines on their individual websites which can help with preparations prior to submission. It is very important to try and avoid a refusal on your application as this will remain on record. Try keeping track of your submission and deal with any potential issues as soon as they arise by withdrawing your application and re-submitting an amended version.

The local authority will carry out a consultation period once the application has been submitted. They are likely to consult neighbours with a written letter or a notice placed at the site. The town council may be approached, together with highway engineers to make sure site access is safe and the environment agency for flood risks or if trees risk being cut down or damaged. It is handy to communicate with this audience prior to them receiving the letter from the planning officer, so to try and gauge their opinions and solve any issues.

Neighbouring negative feedback doesn’t usually happen without a valid reason. Think about whether the new-build of renovation match the existing street scene, will it block any views, will it create any shaded areas in neighbours outdoor living space. Think about what you wouldn’t like around your home and put yourself in their shoes.

DECKING RAILING TIPS AND IDEAS

When thinking about adding a railing system to your decking area, don’t be afraid to mix materials up and get creative with what can be achieved as a decking railing solution.

Whether you have a traditional house design or a new modern feel to the property, a glass decking balustrade can blend in well with your existing outdoor living space. With a vast range of styles to choose from, including tinted or clear glass panels, you are sure to find a solution for your decking space.

Always think about your must-have checklist: what are the most important achievements from including a decking balustrade and what you use the space for. Once you are clear on these goals, you can start getting creative with the space at your disposal.
