Owners have high expectations for the maintenance and care of their home. Sunriver Resort employs a well-trained team of experienced maintenance engineers. This team performs regular preventative maintenance inspections to ensure your home remains in good repair. They also respond to guest needs should there be any issues during their stay. The “minor maintenance program” covers the labor cost for basic maintenance for a low flat monthly fee. Our housekeeping team knows that cleanliness is the first thing that our owners and guests will notice when they arrive. Our lead housekeepers provide the quality control to ensure that proper attention is given to the details. For consistency among our properties, we provide quality linens and towels, saving wear and tear on your machines, and making the cleaning process more efficient. WHAT SERVICES WILL YOU PROVIDE

FOR MY HOME? Our management services include marketing and promotion of rental occupancy, trained and motivated reservation staff, 24-hour front desk services, complete housekeeping, maintenance, hot tub service, and monthly accounting of rental income and related expenses.

ARE THERE ANY SPECIAL ADVANTAGES

FOR OWNERS? Our owners are able to enjoy the many benefits of being a member of the Sunriver Club. This includes access to Sage Springs Club & Spa, Crosswater and Caldera Links Golf Courses, discounts on resort-owned recreation, complimentary intra-resort transportation service, and exclusive access to The Cove. Owners also receive a 50% discount on golf at Meadows or Woodlands courses, Sage Spring Spa services, Sunriver Bike Barn rentals, Sunriver Marina Rentals, and food and beverage at most resort-owned outlets.

WHAT ARE THE MANAGEMENT FEES? We have a flat management fee of $39.00 per month. This standard fee helps offset some of the basic overhead and staff expenses for maintaining a year round management service. In addition, there is a 35% commission on rental revenue received from all guest occupancy of the unit. Owners pay 1.5% of rental revenue for credit card fees. The owner is also responsible for one-half of travel agent commissions, tour wholesale fees, and 7% for any booking from Sunriver Resort Group Sales.

WHAT ARE THE UP-FRONT FEES? We provide sheets and towels for all our homes. Owners will be charged for “one par” linens upon joining the rental program. A “one par” linen replacement fee will be charged annually after the first year. There is also a one-time fee for replacement of the front door lock to one of our Resort lock systems, as well as the installation of a smart home thermostat.

DO YOU PROVIDE MAINTENANCE? Our team of trained maintenance engineers responds to a variety of guest and owner service calls. For a flat monthly fee, the Minor Maintenance Program covers the cost of maintenance labor for things like light bulb replacement, toilet plunging, guest information calls, and spring/fall home checks. Specific information on cost and coverage is available from our Property Management team.

HOW LONG IS THE RENTAL

CONTRACT TERM? The initial contract term is for one year, with automatic renewals on a year-to-year basis. The agreement may be terminated with at least 60 days notice. Owners are required to honor existing guest reservations after termination if the booking can’t be relocated to other accommodations.

WHAT IS YOUR ACCOUNTING CYCLE? Each month, we will provide owners with an accounting of income and expenses. Statements are sent by mail 15 days after the end of the month.

WHAT ARE THE FEES FOR OWNER AND

FAMILY OCCUPANCY? There are no rental fees when you use your home. This applies to the actual property owner as well as their children, brothers, sisters, parents, grandparents and grandchildren. The owner will be responsible for the departure cleaning fee.

WHAT ABOUT MY FRIENDS OR

OTHER GUESTS? Occupancy by a friend or any guest that is not part of your immediate family as described above is subject to a departure cleaning fee and a nightly minimum rental charge. These guests are able to enjoy all the guest benefits offered by Sunriver Resort. Cleaning fees are established based on the number of bedrooms and size of the home. The nightly minimum rental charge will be approximately 25% of the rental rate for the period.

CAN YOU DESCRIBE YOUR RATING SYSTEM?Each year, our staff conducts a thorough and objective room-by-room analysis of the condition and quality of each home. This analysis provides a numerical score, which correlates with one of our three rating categories. This rating provides guests with assurance that their accommodation meets their expectations. Ratings are defined as follows:

LUXURY (5) Units in this category represent the top tier at the

resort. Consistent design theme with top-of-the line furnishings, kitchens and baths

are present in these units.

DELUXE (4) Units in this category will exhibit a well-planned

interior with updated design theme and quality kitchens and baths. Upgrades in all

aspects of the unit are present.

STANDARD (3) Units in this category offer a clean, comfortable

vacation experience. These properties will feature moderate furnishings, kitchens and baths without all the upgrades in the Deluxe and Luxury categories.

HOW DO YOU ESTABLISH NIGHTLY RATES

AND OTHER RENTAL POLICIES?Our revenue management team closely monitors market trends, and sets nightly rates accordingly. Our yield management techniques seek to maximize rental revenue based on demand. We also establish minimum length of stay and deposit/cancellation policies.

WILL MY HOME BE PART OF ANY SPECIAL

PROMOTIONAL PROGRAMS? We may offer special packages for your home to achieve more revenue. Examples include promotions such as one free night on a multi-night stay, ski packages, spa packages, etc. We may also use up to five nights per year on a complementary basis for promotional purposes, or to fulfill donation requests. These nights are typically used when it is expected that the home would otherwise be vacant.

CAN I DONATE NIGHTS IN MY HOME?Once per year, owners may make their unit available on a complimentary basis to a church, school group or other non-profit organization of owner’s choosing. The owner will be charged for the standard departure cleaning fee, and any other additional cleaning charges resulting from this occupancy.

We recognize the investment you have made in your vacation rental property. Consistent and professional maintenance is required to preserve your property’s value and to ensure a positive experience for our guests. Our Minor Maintenance Program covers the cost of labor for providing guest services to your home and for maintaining a wide range of items that need attention on a regular basis.

Our owners have the peace of mind of knowing that the basic maintenance of their home is being performed by our experienced staff of maintenance technicians. For larger or more specialized repairs that are not included in this program, we will coordinate with outside contractors to perform repairs or maintenance. This Minor Maintenance Program results in fewer trouble calls and provides a higher quality of service, enhancing the guest experience and improving your home’s rental appeal.

The monthly fee includes the cost of labor to repair the following items. All parts and supplies will be billed to the owner in addition to the monthly fee.

• Guest information calls (such as how to connect to the Internet, operate electronic equipment, proper use of fireplaces, appliances and other equipment).

• Initial investigation and arrangement of outside contractor for any guest-reported problem.

• Free loaner items (TV, Refrigerator, Microwave, DVD player) until repaired or replaced, up to a maximum of 15 days. ($5 per day charge thereafter).

• Inspect, tighten and/or lubricate window latches and door knobs, hinges and locks as needed.

• Adjust/reinstall closet, shower and sliding screen doors back on track; lube tracks, labor to replace hardware not included.

• Reinstall window screens after wind or guest removal.

• Removal of broken keys from locks (Best Locks only).

• Replace doorstops, bumpers and tips.

• Reattach/secure weather stripping.

• Replace stovetop drip pans and standard electric coil burners.

• Tighten or reinstall loose towel bars, shower rods, cabinet hardware and hinges (except when wall repair is required).

• Reattach/straighten dryer hose.

• Minor repairs to blinds and drapes. Restringing and other mechanical repairs will be coordinated with outside vendors.

• Minor BBQ repairs, such as tightening handles, replacing drip cups and replacing igniter batteries.

• Fall/Spring maintenance (includes installation/removal of foundation vent covers, removal/placing of deck furniture, testing smoke alarms, replacement of remote control batteries, confirmation of charge on fire extinguisher, thermostat/AC cycled, cleaning or replacement of furnace filter (cost of parts and materials not included).

GENERAL SERVICES:

Repairs for items not specifically stated in the document are not included. Monthly fee includes labor only. The cost of parts and materials will be billed separately

ADDITIONAL INFORMATIONRepairs for items that are not specifically included in the program will be outsourced to other contractors and billed to owner, or performed by our maintenance staff at standard hourly labor rates ($40.00 per hour). Parts and materials are not covered under this program and will be billed in addition to the monthly fee. Monthly fees, labor rates and services provided are subject to change. Owners will be provided with 30 days notice of any increase in fees or expenses on this program.

Maintaining the cleanliness of your home is one of the most important aspects of guest satisfaction. A thorough cleaning of your home is required to ensure that we can keep guests coming back, year after year.

We will schedule and perform this service annually during the off season (October through May). Your Property Manager is available to answer any questions you may have with regards to the program. Our professional housekeeping staff uses our comprehensive checklist to ensure nothing is overlooked.

• Clean interior and exterior of all cabinetry.

• Full interior cleaning of the refrigerator, including pulling it out to clean floor and coils behind.

• Clean the oven.

• Clean interior and exterior of all light fixtures.

• Move furniture to thoroughly clean floors.

• Clean all wood surfaces.

• Clean interior windows, tracks and blinds (certain windows may require an outside contractor at an additional cost).

• Clean inside and behind the washer and dryer, including the filter and dryer venting.

• Clean all walls, doors, trim and baseboards.

• Cobweb removal.

• Thorough cleaning of all plumbing fixtures.

• Vacuum mattresses and box springs.

• Mattress rotation or flip.

• Dust removal from furnishings and draperies.

• Clean/dust ceiling fans and silk plants.

• Clean floor and ceiling vent covers and light switches.

• Clean interior and exterior of the BBQ.

LAUNDRY AND DRY CLEANING: We will coordinate the laundering or dry cleaning of pillows, bedspreads, blankets, rugs, drapes and other fabric items in your home on an “as needed” basis. Depending on the type of fabric or material, some items may be laundered at our on-site central laundry facility and others may need to be professionally dry cleaned.

The expense for laundry and/or dry cleaning is in addition to the annual cleaning fees described above. The approximate cost for these cleaning services can be as little as $50 for a small home or condominium or up to $700 for larger homes with many items that need to be dry cleaned or laundered.

CARPET CARE:Professional carpet cleaning is a necessary aspect of healthy living. The cleanliness of the floors and carpets is also one of the first things a guest notices in a rental home. The housekeeping team will inspect the carpets in your home on a regular basis and determine if cleaning is needed. Carpet cleaning expenses are in addition to the annual cleaning fees.
