LOCATION OVERVIEW

STRATEGICALLY POSITIONED ADJACENT TO COLLIN CREEK MALL – Collin Creek Mall, a 1.3

million square foot super regional mall, is primed for a major redevelopment. Because of Collin Creek Mall’s

excellent location in conjunction with the significant growth occurring in the Plano/Richardson area, its highly

desired 7.7 acres could be redeveloped to support multifamily, additional retail and hotel. The redevelopment

of the mall will bolster the position of Collin Creek Shopping Center.

ATTRACTIVE BASIS – The offering represents an opportunity to acquire a stabilized in-fill asset at a

substantial discount to replacement cost. The attractive acquisition basis dictates replaceable rental rates,

thereby decreasing leasing and rollover risk.

UNENCUMBERED BY EXISTING FINANCING – Collin Creek Shopping Center is being offered on a

free and clear basis, which allows potential investors to capitalize on today’s historically low interest rate

environment thus generating accretive levered returns.

CONTRACTUAL AND OPTIONAL RENT INCREASES – Contractual rent steps, fixed rate options, and

vacancy absorption generate over $500k in NOI growth during the next 5 years. The Property features 13

tenants totaling 393,836 square feet, or 81% of the total GLA, with fixed-rate renewal options.

PROXIMITY TO CITYLINE – CityLine is a dynamic 185-acre, mixed-use project that is currently under

construction less than one mile south of the Property. Upon completion, the development will be one of

the premier live-work-play environments in the Southwestern United States. CityLine’s master plan calls for

over 6,000,000 square feet of office, over 300,000 square feet of retail space, an Aloft hotel, over 4,000

residential units, multiple parks, and a daytime population of over 16,000 people.

PROLIFIC CORPORATE RELOCATIONS AND ASSOCIATED JOBS – Plano / Richardson’s

strengthening economy can be attributed to a substantial list of recent leases in the market, including large

corporate relocation announcements totaling approximately 26,000 jobs.

Before working with a real estate broker, you should know that the duties of a broker depend on whom the broker represents. If you are a prospective seller or landlord (owner) or a prospective buyer or tenant (buyer), you should know that the broker who lists the property for sale or lease is the owner’s agent. A broker who acts as a subagent represents the owner in cooperation with the listing broker. A broker who acts as a buyer’s agent represents the buyer. A broker may act as an intermediary between the parties if the parties consent in writing. A broker can assist you in locating a property, preparing a contract or lease, or obtaining financing without representing you. A broker is obligated by law to treat you honestly.

I F T H E B R O K E R R E P R E S E NT S T H E OW N E R :The broker becomes the owner’s agent by entering into anagreement with the owner, usually through a written -listing agreement, or by agreeing to act as a subagent byaccepting an offer of subagency from the listing broker. A subagent may work in a different real estate office. Alisting broker or subagent can assist the buyer but doesnot represent the buyer and must place the interests ofthe owner first. The buyer should not tell the owner’sagent anything the buyer would not want the owner toknow because an owner’s agent must disclose to theowner any material information known to the agent.

I F T H E B R O K E R R E P R E S E NT S T H E B U Y E R :The broker becomes the buyer’s agent by entering into anagreement to represent the buyer, usually through awritten buyer representation agreement. A buyer’s agentcan assist the owner but does not represent the ownerand must place the interests of the buyer first. The ownershould not tell a buyer’s agent anything the owner would not want the buyer to know because a buyer’s agent must disclose to the buyer any material information known to the agent.

I F T H E B R O K E R AC T S AS A N I NT E R M E D I A RY:A broker may act as an intermediary between the partiesif the broker complies with The Texas Real Estate License

Act. The broker must obtain the written consent of eachparty to the transaction to act as an intermediary. Thewritten consent must state who will pay the broker and, inconspicuous bold or underlined print, set forth the broker’sobligations as an intermediary. The broker is required totreat each party honestly and fairly and to comply withThe Texas Real Estate License Act. A broker who actsas an intermediary in a transaction: (1) shall treat all parties honestly; (2) may not disclose that the owner will accept a price less than the asking price unless authorized in writing to do so by the owner; (3) may not disclose that the buyer will pay a price greater than the price submitted in a written offer unless authorized in writing to do so by the buyer; and (4) may not disclose any confidential information or any information that a party specifically instructs the broker in writing not to disclose unless authorized in writing to disclose the information or required to do so by The Texas Real Estate License Act or a court order or if the information materially relates to the condition of the property.

With the parties’ consent, a broker acting as an intermediary between the parties may appoint a person who is licensed under The Texas Real Estate License Act and associated with the broker to communicate with and carry out instructions of one party and another person who is licensed under that Act and associated with the broker to communicate with and carry out instructions of the other party.

I F YO U C H O O S E TO H AV E A B R O K E R R E P R E S E NT YO U,

you should enter into a written agreement with the brokerthat clearly establishes the broker’s obligations and yourobligations. The agreement should state how and by whom the broker will be paid. You have the right to choose the type of representation, if any, you wish to receive. Your payment of a fee to a broker does not necessarily establish that the broker represents you. If you have any questions regarding the duties and responsibilities of the broker, you should resolve those questions before proceeding.
