Annual Notice of Assessment will be in the mail the third week of November for payment January 1, 2019!
Please be on the look out for an envelope that states “Important Invoice Enclosed” on the outside of it. Please do not throw this away! It is important! The invoice is the Annual Assessment for the DRC. Assessments: Section 4.22 for DRC no. 1 and Section 5.1 for DRC no. 2 of the Declaration establishes an obligation upon each Owner of property to pay assessments to the DRC.
Section 4.23 for DRC no. 1 and Section 5.2 for DRC no. 2 of the Declaration: Assessments are used for the purpose of: “promoting the health, safety, and welfare of the Owners, to protect and enhance the value of the Lots in the Property, and to provide the funds necessary to enforce the terms and conditions of the Covenants.”
Did you relocate this year? Perhaps you moved and have a tenant residing in your home, or a property manager checking your mail. Did the DRC receive your change of address? It is the owner’s responsibility to pay the annual assessment, as noted in the Covenants and Restrictions for each DRC.

D49 November 2018 NewsD49 Teachers Score “Extra Yard” Recognition from AFAThree teachers in District 49 all have something in common. Parents and colleagues would say these teachers deserve recognition for going above and beyond in their classrooms. Once again, the Air Force Academy’s “Extra Yard for Teachers” campaign made that possible.
Carrie Clay, special education teacher at Falcon Middle School; Jon Cody, fourth grade teacher at Meridian Ranch Elementary School; and Mark Koenig, third grade teacher at Remington Elementary School each received a surprise visit Sept. 21 from the AFA’s mascot and athletics department representative to notify them they are among only 10 local teachers to earn this honor.
Samantha Abbott, a fellow teacher at FMS, nominated Clay. “Carrie is an exceptional special education teacher who always puts the needs of her students first,” Abbott remarked. “Her enthusiasm and excitement over a single day of success is infectious, and her positive nature toward students and colleagues is always inspiring.”
The “Extra Yard for Teachers” campaign is part of a $10,000 grant from the College Football Playoff Foundation. Air Force Academy Athletics received 900 nominations from across the Pikes Peak Region.
Shavonne Lewis, an MRES parent, nominated Jon Cody. “Mr. Cody has taught my son, Andrew, the essence of hard work in simple terms,” commented Lewis. “He tells his students, ‘Do you want to be a shark, or do you want to be a guppy? Sharks hunt for the skills they need. Guppies just follow the pack.’”
D49’s third honoree, Mark Koenig, also earned a parent nomination. “For the first time, my son has been able to believe in himself,” shared Melissa Pieffer, mother of third-grader, Rex Pieffer. “Our experience with Mr. Koenig has changed my child’s whole outlook on education and school. He has absolutely changed my son’s future … every kid should be so lucky to have a teacher like him.”
The teachers will be honored during halftime at the Sept. 29 AFA football game and will each receive a $1,000 grant for their classroom.

Manager’s Message for November 2018Meridian Ranch Recreation Center to change Operators in 2019Effective January 1, 2019 the Meridian Ranch Recreation Center will transition from contract operation by the YMCA Pikes Peak Region to operation by the Meridian Ranch Metropolitan District, the facility owner. Fitness, recreation, and sports programs will continue uninterrupted through the transition. The Recreation Center is available to residents of Meridian Ranch and their guests.The Meridian Ranch Metropolitan District is a quasi-government agency that provides for water, sewer, parks, open space and trails, parkways, street lights, storm drains, and recreation services to the Meridian Ranch community. The District owns the Meridian Ranch Recreation Center. The mission of the District’s parks, recreation, and open space programs is to provide healthy lifestyle opportunities for residents of Meridian Ranch, a recreation and golf-oriented master planned community. For many years, the District partnered with the YMCA for operation of the Recreation Center through a management and operations services agreement.As the District has grown along with the growth in the Meridian Ranch community, it developed the capability to provide services directly to its resident customers instead of through contractors. This “in-sourcing” of services resulted in cost savings and increased responsiveness to customers.The YMCA provided a crucial public service to Meridian Ranch with its operation of the Recreation Center. The District and the community at large are appreciative of the YMCA’s years of service. The YMCA has informed us that after the District begins operating the Rec Center in January, YMCA employees will be provided similar jobs at other YMCA facilities in the Pikes Peak region. It is anticipated that no YMCA employees will lose their jobs because of the transition. The District will publicly announce job openings very soon for all positions at the Rec center and will hire the most qualified candidates. The District is implementing a transition plan with the intent of providing uninterrupted recreation, fitness, and sports services during the transition.
Other HappeningsDog Park update: The County’s park planners provided us with an update on the future dog park at Falcon Regional Park. By November, the fencing, parking lot, and trail construction should be well under way. During December, all site improvements should be completed.
Of course, this is subject to weather conditions and successful contract bidding.District Budget/Fee Setting Process: The Meridian Service Metro District is considering budgets and fees for 2019. The District Board of Directors must balance the desires of residents who want limited or no fee increases with the requests of other residents for additional services and improvements to public landscaping and facilities. Opportunities for the public to watch the process and to provide input will occur at the Board of Directors meeting on Wednesday, November 7 at 10:00 a.m., at an informal Budget Workshop on Thursday, November 15, 7:00 – 9:00 p.m., and again at a formal public hearing during the Board of Directors meeting on Wednesday, December 5 at 10:00 a.m. All meetings are held at the Meridian Ranch Recreation Center on Londonderry Drive. Watch the District’s website www.meridianranchmetro.org for proposed 2019 budgets and proposed fee increases.Falcon Marketplace: Falcon Marketplace is the planned development on the 36 acres of vacant land at the northwest corner of Woodmen & Meridian. It is anticipated that King Soopers Marketplace will be a major tenant there. Falcon Fire Protection DistrictFall Safety TipsThe hectic holiday season will be upon us soon, so now is a good time to make sure your home is safe.
Furnaces
• If you haven’t done so already, clean or replace the furnace filter.
• Clean around the furnace and remove any clutter that has accumulated.
• Have your furnace serviced regularly by a qualified technician.
Fireplaces and Wood Stoves
• Have fireplaces, wood stoves, and chimneys cleaned and inspected at least once a year.
• Maintain at least three feet between fireplaces or wood stoves and combustible items (including logs, kindling wood, paper, rugs, clothing, and furniture).
• Never leave fires unattended.
• Make sure ashes are completely cold before disposing of them. Never store ashes in cardboard or plastic containers.
Cooking
Unattended cooking is a leading contributing factor in cooking fires and fire deaths in the U.S. Stay in the kitchen when cooking on the stovetop and keep an eye on the food.
• Stay in the kitchen while frying, boiling, grilling, or broiling food.
• When simmering, baking, or roasting food, check it regularly. Remain in the home, and use a timer as a reminder when you leave the room.
• Keep anything that can catch fire (oven mitts, wooden utensils, food packaging, towels, or curtains) away from the stovetop.
Smoke and Carbon Monoxide Alarms
• Test all smoke and carbon monoxide alarms to make sure they are working properly.
• Change batteries at least once a year.
• Replace smoke alarms older than 10 years, and carbon monoxide alarms after 7 years.

Fall is the time to prepare for winter—cold and wet conditions not only make you miserable, but they can damage your home. Some winterizing can wait, some can’t. Make a list of what needs to be done and tackle the time-sensitive tasks first. Here’s a simple checklist from the association to help you get a jump on winter.
Indoor Winterizing• Examine doors and replace weather-stripping as needed.
• Examine window caulking and reseal where needed.
• Examine and repair vents where needed.
• Clean chimneys and flues.
• Remove items near heat vents.
• Place nonskid runners or door mats outside to help keep water, sand and salt out of the house.
Outdoor Winterizing• Cut back tree branches and shrubs that hide signs or block light.
• Examine outdoor handrails and tighten if needed.
• Turn off electrical breakers for outdoor equipment.
• Close hose bibs.
• Clean out gutters and downspouts.
• Clear yard drains.
• Spray outdoor locks and hinges with lubricant.
• Stake driveway and walkway edges that may be difficult to find under deep snow.
