    December Residential Highlights

    The year 2007 ended with acontinued decrease in the number otransactions, but sales prices carriedon with a slow, but steady rise.

    The number o closed sales wasdown 29.4% and pending sales alsodeclined 32.5% when comparingDecember 2007 with December 2006.New listings also dropped or thethird straight month, down 3.1%. Atthe months rate o sales, the 12,786active residential listings would lastapproximately 8.5 months.

    Month-over-month, the averagesale price increased 8.3% whencomparing the month o December2007 with that o December 2006 and

    price appreciated 7.2% ($290,000 v.$270,500).

    Fourth Quarter Summary

    Comparing the ourth quarter o2007 with that o 2006, new listingsdeclined 43.7% (5,924 v. 10,525).Closed sales and pending sales alsodropped 24.5% (5,298 v. 7,021) and26.9% (4,766 v. 6,522), respectively.

    December Residential HighlightsTotal market activity slowed in Clark County, with the number o new

    listings down 16.9% when comparing December 2007 with the same timein 2006. Closed sales and pending sales also decreased 34.6% and 37.2%,respectively.

    2007 SummaryA comparison o 2007 with 2006 shows that there was a 1% decline in

    new listings. Closed sales ell 18.1%. While pending sales also decreased17.7%.

    On the other hand, the average sale price climbed 1.7% ($305,500 v.$300,500) and the median price rose 0.9% ($262,300 v. $260,000). Total

    2007 SummaryWhen comparing 2007 with 2006, statistics show that new listings were up 1.4%. On the other hand,

    pending sales decreased 16.4% while closed sales also dipped 15.1%.

    The average sale price increased 4.2% ($261,900 v. $251,300), while the median sale price jumped 12.7%($225,400 v. 200,000). The total sales volume in the Mid-Columbia region in 2007 amounted to $219.7

    million.
