We also have sewer and drain lines from kitchens and washrooms that have to be cleaned due to misuse. These lines drain water from your bathtub, bathroom basin, toilet and kitchen sink to the main sewer line and into the citys sewer system. We have been finding a lot of items in your drain lines that do not belong there. The following list are examples of things that we have found that should not be put down the drain or toilet. Please put them in the garbage where they belong. This list is far from complete so when in doubt, please do not flush or drop it down the toilet or drain. Grease, fats and oils of any kind Food scraps Cigarette butts Dental floss, tooth brushes Childrens toys Dead animals Condoms Rags and Paper towels/tissues Chemicals or paint Sanitary napkins, tampons/tampon applicators Disposable diapers & diaper wipes Human hair Cotton swabs & balls Cosmetics & makeup and their containers Pills & medication All of these items can clog your drain and you can be assessed with a drain cleaning charge if they do. Chemicals, pills and hazardous waste should be taken to special depots. They are hazardous to the environment. Tenant Referral Bonus We are offering you a reward for referring your friends and family to live in one of our properties. Just have your friend or family member write your name, address and phone number in the "Comments section" on page 2 of their application form and that you referred them. Once they move into their own suite, on a one year lease, we will give you a cash reward of $100. Your odds of win- ning our cash rewards are much, much better than winning Lotto 649. You don't have to buy a ticket and all you have to do is live with us and have a friend or family member move into their own suite. What a sweet reward.

These lines drain water from your bathtub, bathroom basin, toilet and kitchen sink to the main sewer line and into the city’s sewer system. We have been finding a lot of items in your drain lines that do not belong there.

Maintenance is a Team Effort

Our dedicated team of maintenance professionals are very good at making repairs. The issue is that they need to know what repairs need to be done before they can fix things. We want to keep your home and your building in good repair. Be sure to report anything needing repairs to us on a timely basis. You can tell your resident manager or contact our office with repair requests 24 hours a day: • You can e-mail repair requests to

[email protected] or to [email protected] at any time of day or night.

• You can visit our website at www.kayfour.ca and click on the words “maintenance request” in the bottom left corner which will open up a repair request form that gets delivered electronically to our office.

• You can call our office Monday to Friday from 8:30 am to 4:30 pm. Your property manager or our receptionist will be happy to take your information.

• We have an after hours telephone answering machine. You can leave messages at any time of day or night at 204-339-0461.

Please remember that it is not only a good idea to request maintenance to enhance your comfort and safety, but it also is your duty under the Residential Tenancies Act. Failing to report small repairs on a timely basis can lead to bigger problems and you being billed for damages for more expensive repairs.

Overcrowding and Illegal Occupants

All people living in a suite that are over 18 years of age must be listed on your lease as a tenant and all people under 18 years of age must be listed as occupants. If someone has moved in with you, you must notify the office immediately. This is a legal requirement that we and you must follow. Kay Four Properties follows Canadian National Occupancy Standards, which means that a one-bedroom suite can have a maximum of 3 residents / occupants and a two-bedroom suite can have a maximum of 5 residents / occupants. If at any time you have more people living in your suite than these maximums, or people who we have not been informed of or approved for tenancy, you are in violation of your lease. Some exceptions may be made for temporary visitors. If you are expecting a guest for a length of time, please contact your property manager in advance to avoid any potential lease violations.
