BARTS SQUARE

I stepped out of the City into that remarkable square– in that winding patchwork of buildings

and cobbles I saw all that I loved of London.

I HAD LONG HELD A PARTICUL AR FONDNESS FOR WANDERING THE L ANES

AND COURTS TUCKED BET WEEN AND BEHIND HISTORIC SMITHFIELD.

MY WANDERINGS ALWAYS HAD A DESTINATION, THOUGH I SELDOM KNEW WHERE IT WOULD BE UNTIL I FOUND IT.

TODAY I HAD FOUND BARTS SQUARE, AND I WAS CAPTIVATED.

MARKETPL ACE AND FAIRGROUND, THIS NEIGHBOURHOOD HAS BEEN AT THE CENTRE OF LIFE IN LONDON FOR ALMOST A MILLENNIUM.

The history of Barts Square is as winding, complex and intricate as its streets. The neighbourhood grew up around its historic institutions, of which the oldest that survives is St Bart’s Hospital. Founded alongside the priory in 1123, the hospital is still caring for Londoners almost a millennium later.

Smithfield is an ancient marketplace, and the thriving market here has been serving the city almost as long as the hospital.

Bartholomew Fair provides another exciting chapter in the area’s storied past. Originating in the twelfth century as an annual market for cloth merchants, by the seventeenth century the fair had developed a well-earned reputation as one of the most dynamic and exciting events on London’s social calendar.

Barts Square’s rich heritage lives alongside and amongst the modern city, in monuments, buildings and stories. Even the local road names – Cowcross Street, Cloth Fair, Giltspur Street and many more – are everyday reminders of a bygone age.

In some ways, nothing has changed around Barts Square. Smithfield Market is still at the heart of life here, and continues to serve the city as it has done for centuries.

But things are changing, and Barts Square is at the forefront of that change, placing beautifully crafted contemporary residences amidst Smithfield’s wealth of history.

Barts Square will revitalise a characterful collection of buildings in Smithfield. Working with a keen awareness of the historic street layout and rich heritage of the area’s buildings, the development will create contemporary new spaces for work and play.

Much of the construction will take place on Bartholomew Close and Little Britain, a popular and historic thoroughfare linking the financial district with Smithfield and Clerkenwell.

Buildings of historic or architectural character will be used wherever possible. New buildings in the scheme will be expertly crafted, in some cases maintaining existing facades, and will focus on materials and finishes that will contribute to the architectural character and quality of the local streetscape.

Barts Square will be a thriving new community, respecting and enhancing the unique character of the area, and breathing new life into the historic heart of London.

The Askew Building sits at the northern edge of Barts Square, within the Smithfield Conservation Area. Many of its apartments enjoy views over the cobbles to the Grade I listed St Bartholomew the Great, one of the oldest and finest churches in London.

The Askew Building takes its aesthetic lead from Smithfield’s historic warehouses. Its fine linear architecture creates a sense of authenticity and continuity with the existing streetscape, its glass and glazed brick facade finished with traditional warehouse fenestration, wooden shutters and glazed terracotta panels.

Historic awareness is at the heart of Barts Square. Abernethy House maintains part of an original redbrick facade on Bartholomew Close, and all new construction on the site is modelled on the traditional building that once stood here. The result is a vibrant new space that retains an air of historical and architectural integrity.

Abernethy House’s facade is constructed from warm, textured brick, and a sense of craft and detail permeates throughout the building – glazed tile flourishes accentuate

the natural timber used in finishing the apartments, and each individual balcony will be inlaid with ceramic tile artwork. A setback industrial roof maintains the traditional warehouse aesthetic of the area, whilst creating light-flooded spaces at roof level.

The apartments here are open, minimal and light, each one designed to be as beautiful as its setting overlooking the historic thoroughfare of Middlesex Passage.

The streetscape around Barts Square offers an inviting patchwork of brick, stone and glass, an authentic historical streetscape that begs to be explored and appreciated. That is the sense at the heart of Dominion House, a building whose face on to Bartholomew Close is an intriguing mix of retained brick facades, arched windows and crisp contemporary architecture.

HOGARTH HOUSE

Its facade on to Bartholomew Close is a striking mixture of original brick and masonry work, beautiful traditional fenestration and inviting passageways through the building. Through these walkways is Middlesex Passage, a historic thoroughfare which originated as part of the Priory precinct, once leading from the Prior’s lodgings to the kitchen gardens.

The modern Middlesex Passage is a beautifully restful garden courtyard, and a walkway linking the many open spaces of Bartholomew Close.

Hogarth House’s traditional yellow London stock brick provides a warm and characterful backdrop to this historic walkway, while many of its beautifully designed apartments enjoy enclosed, peaceful views over the passage. Inside, the apartments are light, crisp and contemporary, while finishes in natural materials including oak and brass ensure that these residences are as full of character, craft and stories as their setting.

THE COLLECTION

Above parapet level, the brick and stone facades of Barts Square give way to the architectural language of the warehouses, weaver lofts and stables that once stood where Abernethy House and Dominion House do today. The three bedroom penthouses here feature full height glazing, and crafted finishes in their bespoke timber joinery and steel framework. Private terraces offer residents views over the restful interior of Middlesex Passage, St Paul’s Cathedral and London beyond. These are beautifully light, spacious residences, with a distinctive sense of craft and an understated luxury.

The approach to the public realm is one of measured intervention, in which existing spaces are not replaced, but refined and improved. Considered, sensitive landscaping will ensure the creation of a series of beautifully finished and richly contrasting spaces. Existing street layouts, character facades and established trees will be maintained and enhanced wherever possible.

Using as many of the handsome existing facades as possible, all apartments and penthouses will meet or exceed standards for minimising energy use. As well creating a number of new, publicly accessible green spaces, a number of the development’s buildings will feature green areas, including roofs and terraces designed to increase local biodiversity, and regulate heat flow to the buildings.

LONDON’S OLDEST NEIGHBOURHOODS.

Due to open in 2018, the new Farringdon Crossrail station will provide a link between London Underground, Thameslink and Crossrail services, the only station in London offering access to all three networks. Farringdon will also be the only station with direct links to all four of London’s airports, making Barts Square one of the best connected addresses in London. This will give the already thriving Farringdon area unprecedented connections to the rest of London and beyond.

This new central hub will make the City and Canary Wharf accessible to passengers from all over the country. With them will come new energy, new opportunities and new investment. Traditional industries like the jewellers of Hatton Garden and butchers of Smithfield Market will be re-energised, and exciting new businesses will spring up alongside them.

The eastern ticket hall will be less than 200 metres from Barts Square. With all this, and the planned regeneration of several of Smithfield’s market buildings, the future is looking very, very bright.
