One beautiful spring afternoon in 2014, two friends decided to become real estate
agents. They had attended the same high school, the same college and gotten about
the same grades. Both had about the same net worth and they lived in the same city.
They both passed the real estate exam on the same day and went to work for two
separate offices of the same major brokerage franchise.
Working in different offices they drifted apart and didn’t keep in very close touch about
how their real estate careers were going. Then, in the first week of January 2017, they
met up for coffee to catch up and talk about how the previous year had gone. The
content of that conversation was astounding!
In 2016, one of these agents (the Traditional Agent) worked 60 hours a week and was

In 2016, as Traditional Agents
competed for listings—farmed their
favorite neighborhoods, called FSBOs
and expired listings, sat at open
houses and drove primary homebuyers
around looking for just the right kitchen
and garden, the real estate investor
market went underserved. As a result,
real estate investors continued to close
residential property transactions—and
a lot of them—without agents involved.
According to the 2016 NAR Investment
and Vacation Home Buyers Survey, a
full 19% of all residential property sales
last year (nearly 1 in 5) were
purchased exclusively for investment
purposes!
The Survey documents that investment property purchases represented over 1 million
transactions totaling over $100 Billion in closed sales. That comes out to over $3 Billion
in annual commissions (estimated at 3%) for the
buyer side alone!
The NAR Survey also reports that only 55% of
investment properties were purchased through
an agent or broker. In fact, only 16% of
investors found the home they purchased
through a real estate agent. This means there
were billions of commission dollars left on the

challenges with mortgage financing. Therefore, dealing with investors can result in a
much higher close ratio and get your sales closed much faster.
The second advantage to working with real estate investors is their likelihood of giving
you repeat business. According to The Invaluable Investor Study published by Personal
Real Estate Investor Magazine and Real Trends with polling assistance from Harris
Interactive, primary homeowners only buy property once every 7 years on average. So,
in the best case scenario, if the homeowner lists the property with the same agent who
sold them the house, that means Traditional Agents have the potential to get repeat
business only once every 7 years on
average. The Study notes, by
contrast, that real estate investors
buy an average of two properties
per year, a potential for an
average of 14 sales per client
over that same 7 year period for
those agents who choose to cultivate
a clientele of active real estate
investors and serve them well.
Traditional Agents scramble around competing with all the other agents to secure
listings, haggling with sellers that don’t want to lower their price, and submitting short
sale offers that take months and often don’t get accepted or fall through. When
