This guide provides information to help you select the accommodation that is right for

you. Students are able to select from a wide range of accommodation options in

Yogyakarta which provides a supportive and sociable start to study in-country experience.

These options are outlined in the following guide. Please note that prices are always

subject to change and you will need to call or drop by to check availability. What is

certain, however, is that finding good, affordable accommodation in Yogyakarta is a

simple matter. Student buddy (pendamping) and ACICIS staff are always on hand to

assist with the job of finding and settling you into your new accommodation for the

duration of the program.

Kos is the most common place for students to stay during their studies.

It is spelt a myriad of ways, but it simply means ‘boarding house’. Kos

living is relatively straightforward—you find one that you like and just

pay by the month. It is that easy—just knock on the door and see if

there are some vacancies. If you like the room, you can move in imme-

diately. Sometimes they are constructed as boarding houses with nu-

merous uniform sized rooms. Other times they have been built as add-

ons to an original dwelling. Sometimes they are advertised with a sign

out the front that says ‘Terima Kos’, but most of the time you have to

know what you are looking for—lots of bikes parked in the front area

and piles of sandals at the door. The best bet is to simply ask someone

in the street if there are any kos in the neighborhood. Once you know

what you are looking for they are everywhere. There are thousands of

kos Yogyakarta. Kos may either male or female specific or mixed.

The most important thing to remember is that kos living comes with a

set of rules. Your kos is not your private residence/apartment to do

with what you will. Most will have a Ibu or Bapak kos who are great for

a chat and advice. Some will just have a manager. When you move into

a kos you are moving into a small community of people that is governed

by particular rules that you have to adjust to. You might find it odd that

it is ok to play loud pop music at 3am but that you can’t have a guest

KOS

Yogyakarta is a students city in Indonesia and has a highly mobile stu-

dent population. Thousands of students flow in and out of the city every

year even every semester. This city overs several types of students ac-

commodations to support domestic or international students:

C) Homestays

D) Apartments and Hotels

Other examples of rules in a kos is

many female kos will have what is

known as jam malam or a curfew.

This rule stems from the practice

of parents sending their children

to the city to study and wanting to

ensure that they are in a con-

trolled environment. After jam

malam the gates are locked.

Sometimes you will be given a key

for the gate to get around this.

Just ask whether this is possible.

Drinking is prohibited and girl-

friends/boyfriends ARE NOT

PERMITTED to stay the night at

your kos. When a kos owner ad-

vertises that two to a room is pos-

sible, they mean two girls or two

boys. Mixed couples are not al-

lowed to share a kos room unless

you are married. You will most

likely be asked to present a mar-

riage certificate. The prohibition

on couples cohabitating is not

simply due to the owner’s conserv-

atism, it is a legal matter enforcea-

ble by local by-laws.

You should always be upfront and

honest when discussing the rules

before moving in. Working out

how they are enforced is then a

matter of observation and experi-

ence. But please don’t assume that

as a foreigner these rules do not

apply to you. Owners may not say

anything directly, but they will not

approve.

In terms of facilities, the basic kos

is a room, desk and chair, bed, and

wardrobe of varying quality. Then

the extras-A/C, TV, ensuite (in the

cheaper kos the bathrooms are

shared), WiFi, TV cable, free laun-

dry etc. Bed linen may be included

in expensive kos, but in most cases

you have to buy your own. Usually

there will be common guest room,

TV room, and a kitchen. Doors

should have a decent lock. Always

lock your room (doors and win-

dows) in a kos, even when just

popping out for a couple of

minutes. People will not think you

are paranoid—everyone does it.

Koses are also sometimes adver-

tised as a wisma, which is often

half-way between a kos and motel.

KOS:

Call the phone number provided/come to the location and ask for an available room.

Think about proximity to your university and how you plan to get around.

Get a map /GPS to find the location or ask someone nearby.

Make sure you see the room and the toilet works.

Check the facilities. We suggest choose the kos with at least provide you a bed, a table, and basic wardrobe.

Ask the price. Be careful on mafia tax: make sure it covers electricity, wa-ter, etc. If not, you will end up pay too much.

Ask for the rules. Is there any curfew? Will get a key? Can you invite guests? Can you cook?

Check if there is any oth-er things you should know.

Ask people in the neigh-borhood about the envi-ronment. Is it safe?

Walk around the neigh-borhood and see if there is a mosque nearby, if yes, please don’t be sur-prised with the call pray-er (adzan) or announce-ment from the mosque.

THINGS WORTH NOTING ABOUT KONTRAKANS:

A) Owners are very reluctant to

rent a house for less than 12

months. Most will refuse, or

ask for a sum which is 75-80%

of a 12 month lease for a six

month period.

B) Payment is in full, and up

front. Inspect homes very

carefully with owners so that

you know what you are getting

in for. If things need fixing,

make sure they are done before

you hand money over. There is

no rent board or tribunal to

complain to when the roof

leaks or the pump in the well

breaks. It is often difficult to

get owners to do any

maintenance, as they tend to be

absentee landlords in other

cities.

C) A rental home is not a license

for unmarried couples to live

together. A marriage certificate

may be requested by the

owners from inquiring couples.

RENTAL / SHARED HOUSES (KONTRAKAN)

Rental houses are another option for students. Kontrakans they are known are not as easy to find, nor are there as many of them. There are only some listings. Those listed in this guide are simply those that have been used in the past or recommendation from students buddies (Pendampings). There is no guarantee that they are still available. Generally the only way to find rentals is to hit the road. Ask people, look for signs on houses (dikontrakkan) which will have a phone number next to the sign. Check the local newspapers as well.

Living in a home stay will offer you the experience of seeing Indonesian

life-styleson a daily basis. For semester students, the homestays listed

here are most-likely too expensive as an accommodation option. How-

ever, for short course participants, this option is both affordable and

enriching. The families have experience in hosting foreigners so they

understand know your needs and are also able to share stories and dis-

cussions in both Indonesian and English. They will treat the guest as

part of their family. Breakfast and dinner are included in the price.

They also will sit around during breakfast and dinner. Sometimes the

‘ibu’ will cook the dinner herself.

HOMESTAYS

HOTELS & APARTMENTS There are a lot of hotels newly built in Jogja from one to four starts ho-

tels, and few apartments for high life style experience in Jogja. Living in

a hotel or apartment might exclude you from local communities and

friends who mostly live in houses or koses. However, at one point or an-

other you may need a hotel. Perhaps you need a couple of extra days

before you can move into your dream kos. Or maybe your boyfriend/

girlfriend is coming over for the week and they are not allowed to stay in

your kos. We have included a list of hotels in this guide in the final chap-

ter.

The length of addresses in Yogyakarta is a consequence of population

density. Lots of people means lots of administrative divisions. Depending

on whom you ask, you might live in Caturtunggal or Depok. In fact you live

in both. We will give you example of ACICIS office address. Starting from

the largest division, this is where ACICIS office is:

Provinsi : Daerah Istimewa Yogyakarta (DIY). This is your province.

Kota/Kabupaten : DIY consists of 1 kota (Yogya) and 4 kabupaten

(Sleman, Bantul, Kulon Progo, and Gunung Kidul). ACICIS office is located

in kabupaten Sleman.

Kecamatan : Every kota/kabupaten consist of several kecamatan. ACICIS

is placed in kecamatan Depok.

Kelurahan : Yes, every kecamatan has several kelurahan and ACICIS is in

kelurahan Catur Tunggal.

RW and RT : In every kelurahan there are RWs and RW consists of

several RTs. RW and RT are not always shown in the address, but it’s better

to write it if you know the information.

Jalan (Jl.) or Gang (Gg) : It literally means street or alley then followed

by number. Often your address will have two numbers . ACICIS office is in

The ‘Pogungs’ are located to

the northwest of UGM. It is a

relatively affluent middle class

suburb with plenty of big

mansions and gaudy boarding

houses. Pogung Baru is organised

into a series of ‘Bloks’ on a grid

pattern so it is easy to navigate

around the area. For the most part

the houses here are not located on

busy streets. The area is saturated

w i t h b o a r d i n g h o u s e

accommodation. Pogung Kidul and

Rejo have more community feel

with many working class families

living there.

The attractions of the Pogung Baru

area are the large choice of quality

boarding houses and close

proximity to the northern part of

Jl. Kaliurang with it many

restaurants and warungs. The

area is close enough to uni to walk

(twenty minutes to half an hour

depending on what blok). Unlike

dense inner-city kampungs,

Pogung Baru is also quite open

with many tree lined streets.

THE ‘POGUNGS’

THE ‘KARANGS’

The ‘Karangs’, are located on the

northern boundary of UGM and take

up the space between the Mataram

canal and the Northern Ring Road.

A maze of streets and lanes

crosshatch the area and kos

accommodation is plentiful. The

Karangs are popular with students

on account of the proximity of the

area to UGM and the good range of

services (laundries, warungs,

internet cafes, coffee shops) close to

hand.

To the west is the main arterial

road Jl. Kaliurang and to the east

the complimentary Jl. Gejayan.

Both of these streets are packed

with great student eating options.

The distance to university differs

according to where in the Karangs

you are.

THE ‘PANDEGAS’ The Pandega area is simply the

northern extension of the Pogungs

on the west, and the northern part

of the Karangs on the east. It is

bordered by the northern ring

road. It differs slightly from the

others in the sense that it is not

such a high-density kos area. The

kos are a bit fewer and farther

apart, and there are more private

residences. But in all other

respects the differences are not

that great. Still within bicycle

distance for the trip to campus, but

it is getting a bit far to walk.

SAGAN, TERBAN

& SAMIRONO These areas are very strategic as they

sit between campus and downtown.

To UGM it is a ten minute walk at

most while you can walk downtown

in twenty minutes. Sagan is

composed of two parts. To the south

is a leafy and affluent area that has

many fine dining establishments and

free standing homes. The northern

part is a dense urban kampung

crisscrossed by narrow laneways that

twist all over the place. Most of our

students have lived in the latter area

where a number of kos can be found.

These are old communities with

many families having lived there for

generations. There are a lot of

families (i.e. kids running around in

the streets), cheap warungs, laundry

services, etc.

SENDOWO &

BLIMBINGSARI

Sendowo and Blimbingsari border the

western part of UGM that is known as

Sekip. So they are quite close to

campus. There are quite a few kos in

this area, but you have to look a bit

harder to find them as they are not

well sign-posted. As you move

towards the river the area becomes

progressively more crowded and

narrow. If you are looking for a luxury

kos, this is not the place to look. Most

options will be low to middle range

rooms. There will plenty of

opportunities for interaction in the

neighbourhood.

This area is best suited for students who would like to walk to Sanata Dharma University and bicycle ride to

Universitas Islam Indonesia, but it is also no more than a ten minute bicycle ride from UGM. There is a great

range of restaurants, coffee shops, and food stalls in this area and it is only It is 10-15 minutes from the city

centre by taxi, and about a 1km walk from a major mall (Plaza Ambarrukmo or ‘Amplaz’).Due to the

concentration of language schools in this area this is also the main area for homestay-style accommodation. The

main corridors are largely overtaken with commercial businesses, so you will need to explore the side streets and

back alleys to find kos options
