Dear neighbours,
It’s been a while since Hulme Community Garden Centre first thought of doing something with the
Nia carpark, and I certainly heard of many op0ons in the last 20 years, but as you can see, we’re now in and busy planning the crea0on of yet another magical place. Juggling all the planning details
along side working with our volunteers and running sessions, plus the demands of a busy garden centre
and nursery, has meant that we have seen our summer go by terribly fast. We are now in the process of li_ing the tarmac and have found a
home to recycle it. One of our ethoses is to recycle everything and use everything which is recycled,
and there’s nothing that we would put in land fill. If you take a look at our website
www.hulmegardencentre.org.uk you will be able to see all the planning details, plans and ideas that
took place from our consulta0on day last year un0l today.
We are embarking upon a series of interes0ng projects. One is building a cob house lead by a
graduate from the Centre for Alterna0ve Technology, another is a Live Project with Sheffield
University Architectural department, where 12 students will stay on site for 2 weeks to build a new
nursery area and display tables. Another is our Sustainability Week 15th/21st Sept which will see a
series of free workshops and sessions, from the day long workshop “Love Your Soil”, to a discussion “Is
GM Food our Future?
Apple and Pumpkin Day 2012 is on the 27th October and will offer a ma0nee from Mikron Theatre Company ‘Losing the Plot’ and you are all welcome to pop in and enjoy all that we can offer you. We are terribly excited with the new site and what it will bring to us all. Last year we met with 1732 volunteers and the extension will offer so many more opportuni0es to even more volunteers. We are also involved in The Big Dig, a na0onal event where hundreds of gardens are opening their doors to volunteers – ours is on the 15th Sept. We have, for the last 2 years, taken cutngs of many hedge plants to start plan0ng a live and colourful hedge all around the new fence. We’ve also started plan0ng the extension of the woodland into a forest garden with edible plants and interes0ng new trees, which will welcome a new Woodland School for youngsters in the new year. You are all welcome to take part in this exci0ng new venture and don’t hesitate to get in touch if you want to volunteer. We will soon get in touch with you all to ask you to get involved in the crea0on of an orchard, 28 fruit trees, planted on the new site behind HfC. We thank you for all for your support over the years, but mostly the last year where you have all kept an eagle eye on the gardens. Thank you very much indeed. x Helene

The old intercoms on the Birley Street doors are not working properly.
We are working on a solu0on.
The newish Intercom on the rear Vehicle gate is a different system and it calls your phone or
mobile. You can speak to the caller and press # on your
phone to let them in.
The phone number of the Back gate is 01612328466. Store this in your phone so you know when the intercom is calling you. The rear Vehicle gate intercom numbers will be updated shortly. Please check that the rear Vehicle gate intercom rings your phone. It was last updated about a year ago so if you have moved in or changed phone numbers in that 0me you probably need to update. A historical tour of Hulme, taking you the decades of the area's turbulent past. Hulme was perceived as a land of dismal grey plas0c-‐concrete crescents where the sun never shone, no one paid their rent and social problems were rife. The council obliterated the back-‐to-‐back terraced houses and the workshops, such as the one where Rolls Royce began, in the 1960s to build a dystopian wasteland. Yet despite its problems the place cul0vated its own iden0ty -‐ with its micro-‐climate of quirky bands and oddball characters. Apologies: Janice Bell 1. Regenera3on Officer Hulme,
Manchester City Council.
Kath Keane thanked the commiwee for invi0ng her to share informa0on about issues arising from the MMU development. We have been invited to send a representa0ve to a ceremony on Monday 10th at the site, Lee and Janine have agreed to awend. Security on the site. We commented that the site is massive and Kath agreed, she reported that site managers for contractors McAlpine and GB Building Solu0ons have promised adequate ligh0ng, CCTV and a post for Security Officer. Also police
have been asked to provide addi0onal patrols. They should provide parking inside the site for all contractors to reduce conges0on and parking. Site will be open 7.30am to 6.30pm but heavy loud work will be delayed in the first hour. The site will be kept clean and safe. No fly 0pping or graffi0, instead, art work and projects with local school children are planned. MMU have promised 60 local jobs, a Community Engagement Officer and a post for a local resident. Sue Power is looking for ideas for projects and use of facili0es on the ground floor of MMU buildings, for Hulme residents. We asked about resident parking permits, bays for Blue Badge holders, secure ligh0ng for the pedestrian footpath, security and removal of 'dead ends', providing traps for children or anyone being chased or threatened. Kath could not confirm the height of the buildings, she will report back and also look into the increase in rodent ac0vity, dust. noise and traffic conges0on. She will explore the idea
of one way traffic around HfC and the problem of blocked vision exi0ng George Parr Street on to Old Birley St, Kath suggest that McAlpine, MMU and Manchester City Council would appreciate some 0me at a General Mee0ng to talk to HfC residents. 2. Mosscare Report. Surinder provided a report that shows an increase in rent arrears for August, up to 9.4% of income. The top ten arrears have increased by £783.18, this month to £12,120.82. We are wai0ng for a court date for one tenant issued an NTQ last month, the tenant may have already moved out; but this will need to be confirmed. All other arrears are reducing by agreed payment plans. One tenant is confirmed as working away from Manchester, membership group is following up this tenant. Surinder also provided a list of tenants issued an NTQ, this ini0ates removal from co op membership, the total is just 4 tenants out of 72. Three tenants are allocated by the local authority and do not need to be members.
3. Finance Mee0ng on 12th September in mee0ng room 4. Maintenance We have an issue with sacks of garbage being le_ in George Parr Street, including food waste. A lewer will be sent by Lee via Rob to all Work for Change members. A tenant has made a Safe Guarding request. We have agreed to act in changing the lock, as requested, and getng quotes for electric hea0ng.
5. ICA have requested the use of the mee0ng room on 20th September at a fee of £20 for day0me use. 6. H4C Aims & Objec3ves
The idea of the Homes For Change Co op is to create an asset that will be owned and controlled by the community not by people remote from the area who do not necessarily act in its interests. As with the old ‘Co-‐op’ it is by crea3ng mutually
controlled assets for future genera3ons that ordinary people can create something over genera3ons of such size as to be able to compete on equal terms
with the big players.
