Fall in love with period splendour at The
Cottage, No 62 Filkins Lane. A rural retreat
tucked away on a spacious, sheltered corner
plot, only a walk away from town.
Pull up on the driveway, with plentiful parking
on road for visitors and guests. From the
pavement at the front, a pedestrian gate leads
up a path through the spacious, tree-lined
garden to the anthracite-grey composite front
door, sheltered by a bespoke, handmade
galvanized iron canopy above.
A handsome home; the anthracite grey fixtures
of the windows (replaced in 2019 with modern
double glazing) harmonise with the front and rear
doors and even with the colour schemes within.
Welcome to The Cottage, a home where
olde-world warmth is counterbalanced by
contemporary conveniences.
“It’s a home that makes me smile. We’re surrounded by trees and wildlife, it feels really peaceful and rural.”

Spacious and light, decorated in contemporary
pale grey, newly painted spindles and bannisters
embellish the staircase which rises up ahead.
Beneath the staircase is a storage cupboard
with space for a hoover and other cleaning
essentials.
Hang your coat up, noting the wall-mounted
Nest thermostat (a new Worcester combi-boiler
was fitted in December 2018) and make your way
through into the sitting room, on the left.
Bleached-oak effect flooring extends from the
entrance hallway through to the light-filled
living room. Issuing warmth and cheer, the
Parkray Aspect log-burning stove is a true focal
point, inset on a slate hearth and within the
chimney breast.
Almost perfectly square, the proportions
of this room are ideal for all your sofas and
furnishings, with space in the centre for a large
coffee table. Cosy yet spacious, this is the
ultimate relaxation room.
Across the entrance hall, follow your nose
to discover what’s cooking in the stylish and
contemporary dining-kitchen.

Batik-inspired floor tiles in grey and white line the
floor, continuing the theme with the anthracite
grey units topped in solid oak worktops.
A plethora of units provides plentiful storage
for all your culinary essentials, with integrated
appliances including a washing machine, Neff
induction hob, extractor fan, hide and slide oven
featuring pyrolytic self-cleaning technology.
Completing the scene of epicurean excellence
is a wine chiller. Plenty of space for the dining
table in here too, perfect for birthday dinners
and Sunday roasts.
Issuing warmth and welcome, a modern
designer vertical radiator stands between two
large windows, framing views over the garden
and trees to the front; watch the birds as they
enjoy breakfast on the feeders.
Tucked to one side, the kitchen worktop continues
forming a handy breakfast bar for casual dining,
overlooking the courtyard to the rear.
“It’s a sociable space but very practical; there’s loads of room for people to move around without bumping into each other!”

Returning to the entrance hall, freshen up in the
handy guest WC, as you step through to the left
into the rear of the downstairs.
Tucked peacefully away on the left is the study,
an ideal work-from-home office with views out
to the garden.
Lovely and light, there is ample space for a desk
and filing cabinets. With easy access to the WC
next door and the kitchen across the hallway,
enjoy separate work space without being
disconnected from the facilities of The Cottage.
Another bonus room awaits; an accessible
guest bedroom, so privately tucked away you
wouldn’t know it was there. Totally secluded,
this carpeted bedroom is ideal for an older
teenager looking for their own personal space
(with easy access to the study for homework).
With views out to the side garden, this
bedroom is a peaceful and pleasant retreat.
When slumber calls, take the stairs up to the
first floor, where three further sumptuous
bedrooms await.
Discover the master bedroom to the right,
light and spacious yet incredibly cosy. Divinely
decorated in dove grey tones, cosy carpet
extends underfoot.
Windows frame views out into the trees, which
provide a privacy screen whilst allowing light to
flow through due to their positioning.
Storage is in ample supply with space for large
double wardrobes and two chests of drawers,
in addition to a king size bed. Freshen up in
the ensuite, where a large, fully tiled shower
is to hand. Storage and the wash basin can be
found within the built-in vanity unit which also
includes the WC.
SOAK & SLEEP
10/11
Overlooking the leafy front garden, bedroom
two is a cosy double, decorated in muted grey
and with views of the trees. Ideal for a teenager,
this bedroom also has its own study area, nestled
behind a semi-partition wall, perfect for a desk
and chair or dressing table.
Completing the quartet of bedrooms at The
Cottage is a single bedroom with a big surprise.
Open the door to reveal an enormous storage
space within the eaves, ripe for conversion into a
grand master suite or games room…or anything
you might imagine.
On hand for refreshment and relaxation is
the family bathroom, where you can enjoy
an indulgent soak in the bath, with shower
attachment overhead. Large marbled tiles
surround the bath, with a wash basin set atop a
vanity unit, with WC to the side.
Returning downstairs, step outside and explore the
garden. Take your morning coffee at the bistro table
beneath the large conifer to the front, hidden from
view whilst soaking up the morning sun.
Then, in the afternoon onwards, make your way
beneath the stone archway into the sun-trap
courtyard to the rear where you can bask until
evening. Sheltered by the house, this tucked away
haven is a real retreat and perfect for barbecues
and entertaining friends.
The perfect balance of picturesque elements; lawn,
paved spaces, gravelled pathways and planting,
there is something for everyone in this garden.
Stash your patio furniture in the wooden shed
in the winter. Fitted with interior electric sockets
(and an external one for the lawnmower), you can
even plug the tumble dryer and extra freezer in
here. There is also a handy wood store for logs.

Balance is at the centre of what makes The
Cottage so unique; the balance of period charm
with contemporary comforts, and the balance
of its secluded spot on the cusp of so much the
local area has to offer.
Within walking distance of Chester city centre,
there is also a bus stop at the end of the road
for when you’re laden with new purchases from
the boutique shops tucked along Chester’s
cobbled streets.
For all your shopping essentials, Aldi is in
walking distance of the front door (while Co-op
is in striding distance).
Walk along the canal, calling in at the Cheshire
Cat for a spot of refreshment, or pay a visit to
The Mount. There are walks and pubs aplenty to
discover in the locale.
Fresh air and exercise beckon at Caldy Valley
Nature Reserve, with wetland, woodland and
meadows to explore. Ideal for dog owners and
those with children.
Families are perfectly placed; The Cottage is
a minute’s walk around the corner from Cherry
Grove Primary School, also within walking
distance of Boughton Heath Academy and in
the catchment area for both Christleton High
School and Bishops High School.
For a versatile family home, ideal for those with
younger or older children, or even dependent
family members, The Cottage is a home filled
with warmth and character; a homely cottage
hidden in the centre of suburbia.
