South HamsThe beautiful estuary town of Salcombe is located in the heart of the South Devon region known as the South Hams, which is known for having an uncommonly temperate climate, verdant unspoilt countryside, hidden combs and a spectacular coastline. Arguably one of the most sought after waterfront locations in the UK, Salcombe is the perfect setting for this fantastic waterfront home.

S Once a thriving fishing village, Salcombe still retains much of its original charm and character. The property sits in the heart of the town, with its many restaurants, local pubs and boutique shops. More extensive shopping and amenities are available in Kingsbridge (6 miles).

s The Salcombe Estuary has numerous sandy beaches, coves and sheltered anchorages, all of which make it an excellent base for dingy sailing, water sports, boating and long walks along the beautiful coastline. Salcombe is also a famous yachting centre and provides a perfect cruising base from which to explore France, The Channel Islands and the beautiful harbours and creeks of the West Country.

M The A38 Devon Expressway is about 16 miles to the north, providing dual carriageway access to the M5 Motorway at Exeter. There are good Intercity rail services from Totnes to London Paddington and a growing number of UK and international flights from Exeter airport. Brittany Ferries operate services to France, Spain and the Channel Islands from their terminal at Plymouth.

The custom HouseThe Custom House is a true Salcombe landmark, sitting adjacent to the Lifeboat Station in the very heart of the town. Constructed in the mid-19th century, the three-storey property is detached and Grade II listed, with stunning uninterrupted views over the main Salcombe anchorage over The Bag and towards East Portlemouth.

The house has been owned by the same family for 19 years and boasts a fine history as the former customs and excise house for the town. It has some lovely features such as the bespoke period staircase and would make a wonderful weekend home. It has been refurbished over recent years to a good standard throughout, including a newly overhauled roof and new dormer windows.

The main rooms take advantage of the exceptional position and have southerly aspects, including the kitchen / breakfast room, master bedroom and first floor sitting room. The kitchen / breakfast room looks straight out to the estuary, with large windows letting in plenty of light. It has a fitted dresser, base and wall mounted units, Aga and recessed food preparation area. The main bedroom is also on the ground floor with an en-suite bathroom, whilst a back door leads in from a rear courtyard to a utility room. A cloakroom lies off the hallway, with a bespoke, hand-made handrail on the stairs leading to the upper floors.

The sitting room on the first floor is a great room, with stripped pine floor boards and a large log burner with French windows leading onto a wide balcony stretching the width of the room, overlooking the estuary. The views are unparalleled. There are two further bedrooms on this floor, one with a balcony, and a separate wet room. There are two further bedrooms and a bathroom on the second floor.

The house is currently let out for much of the year and would make an excellent investment property, generating up to £4,000 per week during peak season. Many of the clients are repeat customers. From a rental perspective, the house is ideally set up for one or two families but is also the perfect retreat for smaller groups looking to enjoy the spectacular location at quieter times of the year.

The ownership of the property extends to the edge of the quay, where there is private parking for two vehicles or boat trailers, with access just off Union Street. The property has a private mooring for a tender of up to 8ft.
