MINUTES OF ENCLAVE BOARD MEETING

MARCH 1, 2015

Present: Pat Vogel, Charles Ackerman, Juliana Kopec, Mike Conron, Andrea Holt, Phyllis

Mitchell, Linda Gugliemelli, Lisa Shank. Absent: Diane Fadely

The meeting was called to order by the President at 6:35. There was a quorum present.

1. OPEN FORUM:

i. A resident reported that there was a missing manhole cover on Buckingham. The OSM said

that it was being addressed.

ii. A resident inquired if there was any way to use less salt during storms. The OSM reported that the workmen inadvertently used the street salt on the sidewalks and steps. She will

address this with the snow contractor.

iii. A resident reported that she observed a truck repeatedly plowing one section of the road.

The snow contractor will be contacted about this concern.

2. APPROVAL OF THE MINUTES: A motion was made and seconded to approve the minutes

of January 12 as written. The vote was all in favor.

3. PRESIDENT’S REPORT: The President reported that she felt the snow removal contractor did an admirable job in a difficult situation. We are only slightly over budget for snow removal costs. The waffle brunch was very enjoyable although it was not as well attended as last year’s affair. She recognized the efforts of the many residents who made the affair successful.

4. TREASURER’S REPORT: The 2015 budget was $29,000 over budget. Repair and replacement reserve is $431,000. Unallocated equity began at $72,000 and ended at $41,000. The auditors recommend that we have 10-20% of income in this category. We are presently at 8%. We had $55,000 cash at year end with invested funds of $430,000 which fully funds our repair and replacement reserve. The Repair and Replacement Reserve will be reviewed in 2016. For the first month of 2016, we had a surplus but this was reduced by high expenditures

in February. Money was transferred to cover this shortage.

5. COMMITTEE REPORTS:

i. The Social Committee was pleased with the brunch participation. They are actively

soliciting new members to spread the work load.

ii. The Clubhouse Committee meetings are on hold now that the major renovations have

been completed. The kitchen pendant lighting issue is being addressed.

iii. Andrea Holt will be the Board liaison to the Social Committee. Diane Fadely will be the

Board liaison to the Architectural review Board.

6. ITEMS NEEDING BOARD VOTE:

i. The shredding event for the community is tentatively scheduled for Saturday May 14. The

Board voted to continue sponsoring this popular service.

7. INFORMATIONAL ITEMS: i. The RFPs have gone out for the reserve study. We hope to have the proposals submitted by

the end of March with the goal of getting the study completed by September.

ii. The kitchen renovation has been completed. There is a hairline crack in the granite counter

which will be repaired or replaced.

iii. New chair storage carts have been purchased which will be easier to handle. The old units

will be donated.

iv. The fence on Westminster was damaged during the snow. The contractor has accepted responsibility for this. The Board is soliciting opinions on the future of the fence from nearby residents. Using Westminster for snow disposition creates a problem for the access of emergency vehicles. A possible solution is shortening the central island to allow for

more access from Buckingham. The Fire Department is being consulted for their input.

v. The Fitness Center roof leak was determined to be caused by ice damming which has been

corrected.

vi. We have received several proposals to repair the tray ceiling in the great room. There is no

danger of it falling.

8. OPEN FORUM:

i. A resident reported that the street surface near the tennis court is showing large cracks.

ii. The President made a request of those present to remind neighbors and friends to use the

sidewalks when walking around for their safety.

iii. A resident reported that there is a raised sidewalk outside 2500 Kensington which presents a

tripping hazard.

iv. A resident requested that the drainage issue at the entrance be brought to the landscaping contractor’s attention in the spring. The OSM reported that the heavy aeration which was done to help alleviate the problem was not successful. Other approaches are being

considered.

The meeting was adjourned at 7:50.

presentation.

The power point presentation is approximately 45 minutes in length followed by a Q&A session. A paper copy of the presentation will also be provided. I look forward to presenting and thanks for having me.

SIMPLY MADE, SIMPLY GREAT

Ottolenghi Eggplant Tart

(serves ~8) Yotan Ottolenghi is a brilliant chef. An Israeli, he’s based in London and has published a number of fabulous cookbooks, among them two that are predominantly vegetarian. Now, I’ve always liked a bit of meat, but this recipe changed my mind. Thanks to Yotan, I can do no-meat dinners! The

tart can be served warm or at room temperature. It makes a lovely luncheon dish. Or, consider it

as a special side dish for an Easter or Passover lamb dinner.

Ingredients

Directions

1. Heat the oven to 425F. Line a 9” cake tin with baking paper and brush with oil. 2. Mix the grated zucchini with half a teaspoon of salt and put in a colander over a bowl or in the

sink for 20 minutes. Transfer the salted zucchini to a clean tea towel and squeeze out as much liquid as possible. Put the zucchini (about 3/4C) in a bowl; set aside.

3. In a large bowl, mix the eggplant slices with 2 T oil, ¼ t salt, and a grind of pepper. Spread out on two oven trays lined with parchment and roast for 30 minutes, until golden-brown. Set aside to cool, then arrange the eggplant in a spiral in the base of the cake tin, so the slices overlap and cover the base.

4. Turn down the oven to 350F . Heat 2T oil in a medium frying pan on a medium-high heat, then fry the onion for 7 minutes, or until soft and starting to turn golden-brown. Add the garlic and herbs, fry for a minute, until the herbs are aromatic and the garlic is starting to brown, then add to the zucchini. Add the pine nuts, yoghurt, lemon zest, parmesan, egg yolks, breadcrumbs, a ¼ t salt and plenty of pepper, then mix to combine.

5 In a separate bowl, whisk the egg whites to soft peaks, then gently fold them into the zucchini mix until just combined, then spoon on top of the eggplant in the cake tin. Bake 45 minutes, until the cake is golden-brown, then set aside to cool down a bit.

6. Release the cake from its tin and invert on to a plate, so the eggplant is sitting on top. Remove the baking paper, cut into individual portions and serve warm or at room temperature.

I served it with some fresh French bread and a large green salad. A glass of wine is also a nice addition. It’s even better the SECOND day. But do remember to bring it to room temperature if you’ve put it in the fridge. And, in the words of the immortal Julia, Bon Appétit! – Teddi

Salt and freshly ground black pepper ¼ C pine nuts, toasted

2 eggplants cut into ½” rounds 1 ¼ C Greek yoghurt

1/4C olive oil, plus 2 tsp for brushing Finely grated zest of 1 lemon

1 large onion, peeled and finely chopped ¼ C parmesan, finely grated

1 large garlic clove, peeled and crushed 2 eggs, separated

1 tsp marjoram leaves, roughly chopped ¼ C fresh white breadcrumbs
