“No longer can one simply list a property. One must do so in such a way that the property looks more attractive

and click-worthy than thousands of others.

The right technology can help agents do exactly this. One such way is using photo enhancing and floor plan

app, PropertyBOX."

The magic of beautiful photography

The team at Rightmoverecently revealed that when two agents listed the same

property, the agent who took significantly more care in taking

and editing their photos got

300% more leads.

Choosing the right photo editing software

Even if you master photo editing, it still takes precious time. At KeyAGENT, we help agents focus on what they’re really good at – selling and letting homes. That’s why we created PropertyBOX: so if you haven’t been able to work with a KeyAGENT professional photographer, you can still have beautifully edited photos without having to learn complicated software like Photoshop and Lightroom.

The go-to solutions for editing your photos are Photoshop and Lightroom. They’re great tools, as there’s almost nothing you won’t be able to do if you develop a professional-level knowledge of the interfaces. Obviously, it can be tricky –particularly when you’re trying to add in a blue sky or remove an object like a bin or car.

Adobe has recently changed its charging structure, and business licences start at £25 per application per month.

Corrected exposure to make the room or external look bright and airy, including adjustment of shadows and highlights

Converging verticals – no more slanted lines

Colour correction (think greener grass)

Blue skies

Any graininess removed

When putting your photos through PropertyBOX, you’ll get:

Choose the best featured photosThis agent has used two tactics: one of an impressive terrace, and one with an eye-catching block of colour. Research what house hunters will see when searching, and choose the photos that will stand out the most.

Remember: kitchens are the most expensive rooms to renovate, so a beautiful kitchen can be a huge selling point

12

Make your summary description Work for youYou have 300 characters, so make it punchy, as every word counts. Be straight to the point, don’t repeat any information the house hunter already knows and consider a clever use of capitals.

How to get more detailed views on RightmoveDifferentiate your property– and your brand

Take a look at what Rightmove has to offer for homes in a similar area and budget to yours. Once you’ve established what they’ve all got in common – positive and negative – use this as a way to decide how to differentiate your listing. It might be that a Premium Listing is right for this property; or there could be other ways of standing out.

Options like virtual staging & adding in a virtual dusk are coming to PropertyBOX soon, giving agents a huge opportunity to stand out from the competition.
