V1 - TELE01Z02HO S ydney’s northwest is on the fast track to becoming a masterplanned community hot spot, with the arrival of The Gables Box Hill by developer Celestino. Hot on the heels of The Ponds masterplanned community, which set the benchmark in multi-residential mixed with retail design, The Gables Box Hill is set to mimic its success. Celestino (formerly EJC Corporate Services), has lodged development applications for the first 300 land lots. The Gables Box Hill, a $4 billion project covers 330ha and when complete will comprise more than 4000 dwellings. A proposed lake is central to the development, as is a 5.5ha town centre, which will be surrounded by high-density living. The first release offers 170 lots of land ranging in size from 450sq m to more than 600sq m, with prices starting at $540,000. These lots are positioned around a new neighbourhood park and riparian corridor, which will provide habitat for aquatic widlife. Some of the lots are elevated and offer views overlooking the project. Matthew Scard, development director for The Gables Box Hill, says the masterplanned community will become an important part of the Hills District, with an estimated 13,000 residents to eventually call it home. “Celestino has spent many years designing a community that will be well connected and environmentally sustainable,” he says. Bringing the community together When complete, the developer says the new community will comprise more than 4000 residences, open spaces, a school, new roads and associated infrastructure. “This a major project for the Hills district and a huge opportunity for 13,000 people to live in an architecturally-designed masterplanned community,” says Matthew. “There’s an opportunity for all buyer types, with freestanding homes to duplex and apartments to be built on the site. That’s pretty exciting.” The apartments will be built around the town centre and potentially above the retail area as well, subject to market demand. “At this stage we are selling standard blocks,” says Matthew. “We wanted this development to have a lot of open space like The Ponds and a town centre with a residential offering around it. “We also have a whole lot of provisions in place for environmental conservation to protect the flora and fauna.” North West Link The project is a 10-minute commute from Rouse Hill Town Centre, the future Rouse Hill train station on the North West Rail Link and Schofields train station. Sydney’s CBD is approximately a 45-minute drive from The Gables outside of peak hour. The Gables covers a substantial 330ha parcel of land, bounded by Maguires Rd to the north, Old Pitt Town Rd to the south, Janpieter Rd to the east and Boundary Rd to the west. The Gables’ name acknowledges the European history of the site which was originally a dairy farm. This dairy was divided into two parts due to its size, named Blue Gables and Red Gables. Celestino is owned by the Baiada family, the name behind the brands Steggles and Lilydale. The company currently holds more than 20,000 residential land lots plus a mix of industrial, retail, commercial and high- density sites in NSW and Queensland.
