THE HOLLIES
Bodenham HR1 3JT
The rural village of Bodenham is some 7 miles distant from the Cathedral
City of Hereford and divided into two disnct halves, which lie roughly
half a mile apart. The Hollies lies in a conservaon area and close to the
centre of what is known as ‘old’ Bodenham and is close to the charming
village church. Also within walking distance is a highly regarded primary
school, some wonderful nearby walks, as well as Bodenham lake which
is a nature reserve. There are facilies within the main part of the
village in the form of a GP surgery, shop and post office, the Englands
Gate public house and restaurant, a village hall, a 9-hole golf course and
much more. More extensive facilies are at the market town of
Leominster to the north and at the City of Hereford to the south.
The Hollies, originally called Cross Farm in the 17th century, is a lovely
period house which was once a gentleman’s residence. It has been
updated and greatly improved by the present owners and care has been
taken to retain much of the original character. It now offers three large
double bedrooms as well as fourth child’s room on the first floor with
two good recepon rooms, a large and well fi5ed kitchen and separate
dining room on the ground floor, as well as a study. There is excellent
outside space with large gardens that surround the property, extensive
parking, an oak framed double car port and double garage as well as an
original dairy, which is currently used as a studio and gym, but has
permission to create a one bedroom self-contained annexe if required.
Approached from the village lane the property has its own driveway and
extensive parking to the side of the house, and access to the garages. A
pathway leads to the front door where there is a covered entrance
porch and a deligh7ul recepon hall, with a staircase off to the first
floor. The hallway has oak flooring and a decorave archway and a door
leading through to the rear hall. There is a large snug, or second
recepon room, with fireplace and fi5ed Clearview wood burner, oak
flooring, large windows to the front and recessed shelving. The si8ng
room is a deligh7ul space with plenty of light and again oak flooring and
a stone fireplace with fi5ed Clearview wood burner. There are exposed
ceiling mbers and a large walk-in bay to one side as well as windows to
the front. A door leads through to a lovely kitchen/breakfast room
which is very well appointed. There are granite working surfaces, a
fi5ed Range Master gas cooker, led floor, an extensive range of
cupboards with two built in fridges, a freezer and dishwasher. Windows
are on two sides, and overlook the gardens, which make it a light and
A well-proporoned and charming detached house, in a sought a<er locaon in the centre of this popular rural
village, and set in large established gardens.

airy room. The kitchen flows through to a rear hallway and through to a
lovely dining room, again with exposed ceiling mbers and a led floor,
this is supported by an excellent ulity room, a separate cloakroom and
spacious study. On the first floor the main bedroom has a lovely dual

shower room with a large double cubicle. There are two further double
bedrooms and a fourth child’s bedroom with storage cupboard. These
rooms are supported by the family bathroom.
To one side of the house is the former Dairy, which has planning
permission to create a one bedroom self contained annexe if required
(P160241/FH) and is currently used as a gym/studio 19< 9 x 10<. A door
leads through to an unconverted workshop 18< 7 x 11<. A short
distance away is a mber-frame garage block with two open car ports
17< 9 x 15< 6 and two separate garages 17< 9 x 15< 6 with an adjoining
woodstore. The gardens further enhance this lovely house, and are to
the front, side and rear, and in the main are laid to lawn with a large
pao area, various herbaceous borders and some mature trees. They are
well enclosed on all sides and offer an excellent degree of privacy.
