why you’ll like itImmaculate and newly decorated both inside and out, this exceptional family home has plenty of curb appeal. It stands on a peaceful residential road; wending its waybetween Preston Road and Surrenden, and while it connects the two, it is rarely used except for access. From the road it is hard to believe this elegant home was built onlyten years ago as it bears the classic architectural styling of its historic neighbours. Wide bow, leaded light windows, a gabled roof and pretty hung tiles adorn the facade, andyou approach down a short driveway, past a well-tended front garden, to your door which is accessed on the left hand side.

This home is immediately warm and welcoming in entry, and it is clear only the finest quality materials have been used in its creation. Villeroy and Boch flooring and freshbuttermilk walls greet you, and the spiralling staircase gracefully curves up to the first floor.

First on the right however, is the generous Paula Rosa kitchen; an impressive room with glistening granite worktops sitting in happy contrast to the cream Shaker style units.Curves are a clear feature of this house, as the wide bow window creates the perfect spot for a circular kitchen table and chairs and allows the room to be filled with naturallight. The AEG integrated appliances include a double oven and microwave which have been placed in a tower for easy access; a fridge freezer and a dishwasher and theFranke sink has been seamlessly cut in. This is a fine kitchen for the keen cook as there is plenty of storage in the ‘soft-close’ cupboards and ample preparation space too.

Passing a ground floor cloakroom and the sizable utility room (also Paula Rosa and with side door access for muddy boots and paws), oak double doors open to thebeautifully presented and spacious living room. It is wonderfully homely in here with plush wool carpets underfoot, and an attractive gas fire to warm you as the weathercools. Facing south, it is equally delightful in summer as the rear wall feels almost entirely glazed leading on to the ‘garden room’ which frames gorgeous garden views. Thiscould be used for formal dining, or as a second reception space for relaxing and socialising, and it is warm and insulated for use all year round.

Spilling out to the garden, it is wonderfully tranquil as you are not overlooked at all. The lawn is lush and green, and raised beds have been made from reclaimed sleepers. There is plenty of space out here to dine al fresco and for children to safely play, and hidden beneath the flowerbeds is a WW2 bunker which is currently in use as a storagespace, but it is large, dry room with enough height to stand, so the potential is there to utilise it as a work space, den or recording studio perhaps? Certainly food forthought.

Returning to the house, you take the stairs to the first floor, passing another bow window, and onto the landing from which each of the bedrooms and bathrooms reside. The master bedroom mirrors the kitchen below it in size, shape and orientation, so it has a peaceful outlook across the valley to the west. The current owners have a superking-size bed and yet the floor space is not compromised, plus a wall of built in wardrobes maximise this further. The Villeroy and Boch en suite is well appointed andmodern with a tall shower cubicle and stylish tiling. The chic family bathroom follows suit but with a shower over the bath and they have both been fitted with Hansgrohetaps for a final touch of quality.

Bedrooms two to four are again fine size doubles with leafy views, and the fine decor and polished finish continues up here with designer wall coverings and 100% wool, quality carpets.

This is a characterful and harmonious home with a generous and open layout, ideal for both entertaining in style and family life, and with such excellent transport links too, itis sure to appeal to many.

what the owner says“We have lived here since the house was built, and we have made many happy memorieshere. It is the perfect house for entertaining in;both in winter and during summer as theground floor flows really well, and it isincredibly quiet and private too. Thecommuter links have been a blessing, andyou are perfectly positioned between the cityand the countryside, so you you can enjoyboth in equal measure.”
