Situation• The Mill House sits in a beautiful and secluded position,
with its own private valley, waterfall and stream,
surrounded by wooded countryside and in grounds
that are an oasis of beauty and tranquillity. Bayton is a
small village between Cleobury Mortimer, Tenbury Wells
and Abberley. This historic village has numerous period
properties, a primary school, church and village hall. All
local amenities are available in Cleobury Mortimer and
Tenbury Wells while Kidderminster and Worcester offer
further opportunities for shopping and leisure. To the west
is the market town of Ludlow, famed for its many festivals
and fine restaurants.
• The Georgian market town of Bewdley offers excellent
amenities including shopping, restaurants and schools,
in a wonderful position beside the River Severn. It is also
home to one of the stations for the Severn Valley Steam
Railway.
• Worcester is to the south and has all that can be expected
of a city, including excellent private schooling, Premiership
rugby, County cricket within the setting of Worcester
Cathedral and horseracing on the banks of the River
Severn.
• There is excellent schooling from both the private and
state sectors in the area, including Abberley Hall Prep
School in Abberley, Winterfold School in Chaddesley
Corbett and Moffatts in Kinlet.
• There is excellent access to the M5 and M42, making
Birmingham and its conurbation commutable. Regular
trains run from Kidderminster, Droitwich and Worcester
with connections to Birmingham and London.
• The nearby quiet lanes, footpaths and bridleways provide
access to glorious surrounding countryside, including the
6,500 acre Wyre Forest, which offers many recreational
opportunities and there is regular racing at Ludlow,
Worcester and Hereford. There are also a number of golf
courses in the vicinity.
For sale freehold • The Mill House is a stunning Grade II listed period house in a
peaceful location, wonderfully secluded and enclosed within
beautiful grounds and woodland. The house is believed to have
been built on the site of a former miller’s house. It is a late 16th
century house with 19th century remodelling and mid-20th
century alterations. The current owners have further improved
the property, making it ideal for modern living and particularly
for the larger or growing family. Throughout the oldest part of
the house is an array of original beams and timbers, giving huge
character to this excellent home, which offers very flexible living
accommodation in beautiful surroundings.
• At the heart of the house is a fabulous, light and spacious dual
aspect open plan kitchen/family room fitted with a good range
of Smallbone units with granite worktops over, a four oven Aga,
integral double electric oven, steamer, ceramic hob, dishwasher
and an American style fridge freezer. The family room offers
plentiful space for dining and relaxing and has a wood burner
set in a brick inglenook fireplace. This fantastic room features
two sets of bi-fold doors leading out to the stone paved terrace
with views over the garden and woodland.
• The dual aspect dining room has many exposed beams and
a wood burner set in a large fireplace. And leads through to
the Drawing room, another dual aspect room having an oak
mantelpiece above an open fire and French doors with fine
views across the valley to the waterfall. The doors lead to a
small balcony with steps down to the garden.
• The library leads into the sitting room, off which is the
cloakroom, and a spiral staircase leading down to the lower
ground floor which houses a spacious office with its separate
outside access and a shower/steam room.
• On the first floor are three bedrooms (two with en suite
bathrooms) and a family bathroom with a splendid roll top bath.
• A flight of stairs leads from the top of the front stairs to the attic
where there are two further bedrooms and a shower room as
well as useful landing space.
• From the kitchen a second staircase leads to an additional
double bedroom and bathroom, ideal for guests.
• The annexe is located above the triple garage and is detached
from the main house. It is a short distance from the house and
provides excellent additional accommodation for dependent
family or guests. The accommodation is beautifully presented
and features exposed beams and trusses throughout, and
includes: Sitting room with open plan kitchen fitted with an
electric oven, fridge and sink, double bedroom and bathroom.
• Below is a triple garage with workshop and integral store as
well as a loggia with built in wood fired pizza oven. This space
could easily be incorporated into the annexe and would then
provide a spacious 2 or 3 bedroom dwelling, subject to the
necessary consents.
Gardens & Grounds
• The terrace outside the kitchen/family room is south facing and
has a lawn dropping down to a ha-ha which drops again to a
dramatic meadow bordered with rhododendrons and filled with
many types of spring bulbs, wild flowers and, of course, the
glorious daffodils which surround the property.
• Nestled at the bottom of the garden is a stream and at the
corner of this secret valley, a small waterfall.
• A door from the library leads down to the croquet lawn which is
flanked by a well-stocked herbaceous border.
• Below the croquet lawn, separated by a yew hedge, is the
swimming pool. This is hidden away from the house and has
wonderful views over the woods. There is a pool house with
changing rooms, shower room and a boiler/plant room.
• To the front of the property double wooden gates lead onto a
very generous gravelled parking area which gives access to the
triple garage and stable block.
• The Paddocks are accessible from the lane and stables. They
are predominantly level and have a water supply. There is a
large timber framed, thermostatically controlled, greenhouse
with UV lighting, a potting shed and leads to a further stable
with paddock access.
