LOCATIONThe Priory is situated in the attractive Cotswolds market town of Tetbury in south-east Gloucestershire, a thriving market town with a number of independent shops and businesses. Tetbury is located approximately 25 miles north of Bath, 28 miles north east of Bristol and 100 miles west of London.

Other surrounding towns of note include Cirencester (approx. 11 miles to the north-east), Stroud (approx. 11 miles to the northwest), Swindon (approx. 21 miles to the south-east) and Chippenham (approx. 15 miles to the south).

Direct mainline railway links to London are available at Kemble station 7.8 miles to the north east of the property. Tetbury is on the A433, with easy access to the M4 and M5 motorways.

DESCRIPTIONThe property, used as a care home until recently, comprises an 18th Century Grade II Listed former priory. Accommodation extends to approximately 18,159 sq ft, arranged over three storeys plus basement. Internally, the building has been stripped and cleared of its former care use, but retains many original features including high ceilings, sash windows, cornicing and fireplaces.

The property is constructed of Cotswold stone with solid masonry walls beneath multi-pitched slate and tiled roofs. Outside are attractive formal gardens to the rear and a parking area to the front of the building. The property has two entrances, a grand pillar-gated entrance with access via the Chipping, and via a shared courtyard to the rear.

PLANNINGPlanning and listed building consent has been granted by Cotswold District Council under Planning (ref 17/05083/FUL) and Listed Building Consent (ref 17/05084/LBC) has been granted by for ‘Internal and external alterations and change of use to provide 9 no. residential dwellings’. The proposed development will convert the front range of The Priory into a single dwelling, and the west wing of the building into seven apartments and a maisonette. The apartments will have lift access and comprise of six two bedroom apartments and a one bedroom apartment.

The existing glass conservatory will be removed and replaced with a single storey extension that will provide covered parking spaces for both the house and apartments. An opening will be formed in the boundary wall to the south of the site, which will allow access and parking to the apartment from the Chipping. The existing tarmac covered car park to the south east of The Priory will be converted into a formal garden for the house and car parking. New steps will be formed to give access for all the apartment to the formal gardens.

REDEVELOPMENT OPTIONSThe property is Grade II Listed and located within both the Tetbury Conservation Area and Cotswold AONB. Its former use was a care home (C2 Residential Institutions).

The property has potential for redevelopment for a variety of alternative uses or alternative residential schemes, both of which would be contingent on procuring the necessary consents.
